At Rs 3 to 4 crore the question stops being what you can afford and becomes which corridor you are betting on. Sixty-nine priced listings on this site sit in this band, and they divide almost evenly between two very different propositions: a large flat in a new Dwarka Expressway township, and a smaller one in the built-out sectors between 62 and 72 where the schools, hospitals and metro already exist. Both cost the same. Only one of them is finished.

Township scale: the thing this band is actually selling
Most of the Dwarka Expressway stock in this range sits inside large phased developments - twenty acres and up, released in blocks over six or eight years. Scale brings real advantages: a school site inside the boundary, retail that serves residents rather than passing traffic, and a maintenance organisation big enough to be professional. It also brings three things buyers underestimate.
- You will live on a construction site. If you buy in phase two of six, the phases after yours are built while you live there. That means dust, trucks and noise for years after your own handover.
- The amenities arrive with the last phase. The clubhouse and the landscaped central green in the brochure are frequently scheduled to complete at the end, not with your tower.
- Your resale competes with the developer. While later phases are still selling, the builder's own inventory is the comparison for any buyer looking at the project - and the builder can offer a payment plan you cannot.
None of this makes a township a bad buy. It makes the phase you buy into the single most important decision in this band: a late phase in an established township gives you finished amenities, working retail and neighbours, usually for a few hundred rupees per square foot more than the early one.
What "premium" means at Rs 3-4 crore
Every project in this band uses the word. Four things separate the ones that mean it:
- Lift-to-flat ratio. Two lifts serving four flats a floor is a different building from two lifts serving eight, and it is visible on the floor plate before anything is built.
- Tower spacing. Measure the distance between your tower and the next on the site plan. Under about 20 metres and the view from a mid-floor flat is somebody's kitchen.
- Parking ratio. One-and-a-half bays per flat in a project of 2,200 sq ft units means visitor parking on the road within two years of occupancy.
- Who runs the maintenance. A named facility-management contractor with other Gurugram buildings behind it, or the developer's own team, which usually means the residents' association inherits an unfunded corpus.
The corridor call, in plain terms
Buying on the Dwarka Expressway at this price is a bet that the corridor keeps repricing as retail, schools and offices arrive. The expressway itself is open, which is why the bet is far safer than it was three years ago, but the sector roads and the social infrastructure are not uniformly done, and the flats delivering in the next two years are numerous.
Buying in Sectors 62-72 at the same price is a bet on nothing at all: the infrastructure is built, the societies are occupied, and the discount you pay for that certainty is 300-500 sq ft of carpet area. For a household with school-age children the calculation usually ends there.
A third option worth naming: Sector 106 and the Sector 103-104 cluster sit between the two, with completed towers next to under-construction ones and a rate that reflects the mix.
Before you book
- Get the phase number and its registration certificate, and ask which phase the clubhouse and central green are scheduled with.
- Compare carpet area, not super area. Loading varies between 30 and 40 per cent in this band, which is 250-350 sq ft of real space.
- Ask the maintenance rate per sq ft the developer charges in its completed Gurugram projects, and multiply by your area.
- Check how many units complete in the same sector within two years of your handover. That number decides your resale price, not the brochure.
- Walk the site plan for tower spacing and parking before the sales pitch, not after.
Buyers who want the address rather than the space should look at what Rs 4-5 crore reaches on the Golf Course Extension corridor; buyers content with a smaller flat in the same corridors will find Rs 2-3 crore covers a great deal of New Gurgaon and the expressway.
What the price includes, and what arrives later
At this level the quoted figure usually covers the flat, one or two parking bays and a club membership, and excludes the things that land at registry: Haryana stamp duty and registration on the circle rate or transaction value, whichever is higher, and GST where the flat is still under construction. Together these move a Rs 3.5 crore purchase well past Rs 3.7 crore before anyone gets a key, and none of it is funded by the home loan.
Two costs arrive after possession and are worth planning for now. The first is the fit-out: flats in this band are handed over with basic flooring and fittings, and bringing one to the standard of the sample apartment costs several tens of lakhs. The second is the maintenance corpus - a one-time deposit collected at handover, often a year's charges - which is separate from the monthly bill and is not refundable when you sell.
Rental, if the flat will be let
A Rs 3.5 crore flat in this band rents for roughly Rs 75,000 to Rs 1.1 lakh a month depending on corridor and whether the society is complete, which is a gross yield around 2.5 to 3 per cent. Two practical points. Corporate tenants at this rent expect a finished flat - unfurnished lets sit empty longer - so the fit-out is part of the investment rather than an optional extra. And a flat in a township whose later phases are still under construction rents at a discount to one in a completed society two sectors away, for the same reason it sells at a discount: nobody wants to live beside a working site.
