About ATS Homekraft Sanctuary 105, Sector 105 Gurgaon: HRERA Numbers and the Landowner Dispute
ATS Homekraft Sanctuary 105 is a housing project in Sector 105, Gurugram, near the Daulatabad flyover on the Dwarka Expressway. The promoter in HRERA's records is 1000 Trees Housing Pvt Ltd, which sells under the ATS Homekraft name. The land is licensed under licence 127 of 2012.
A correction. An earlier version of this page called the project "newly launched" and gave no registration. It has three registered phases, and a dispute over the land that HRERA has told the promoter to disclose. Both are set out below.

The landowner dispute
At the hearing on 2 February 2026 on The Grove at Sanctuary, a landowner told HRERA that disputes with the promoter are pending in several places: an arbitration in Delhi, an appeal before the Real Estate Appellate Tribunal, a complaint before HRERA, a police complaint, and a request to DTCP to revoke the project's licence. He asked HRERA to refuse the new registration and to stay the earlier ones.
The promoter said the matter is before the arbitral tribunal and it will abide by the result. It pointed to a DTCP order of 4 July 2025 that called the collaboration agreement irrevocable.
HRERA approved the new phase subject to the outcome of the dispute. It told the promoter to disclose the pending litigation in its filing, its brochures and adverts, and on the registration certificate, and to report the final outcome within 15 days of any decision. It also recorded that the revised fire scheme approval and service plans for this phase were still pending, with four months given to file them.
