About Office Space in Sector 29 Gurgaon for Rent and Sale
Office space in Sector 29 Gurgaon lets at about ₹71 to ₹100 per sq ft a month on the three listings that print both a size and a rent, read on 4 October 2026, and the larger ready offices for sale ask about ₹17,500 to ₹19,500 per sq ft. It is a small market. One portal counts 34-plus offices in Sector 29 Gurgaon for lease, and several of the offices filed under Sector 29 are in Signature Towers on NH-48, which this site covers on its own page. What the sector sells is position: Millennium City Centre Gurugram, the Yellow Line terminus that was called HUDA City Centre until 2023, stands inside it, and Leisure Valley's restaurant strip is next to the offices.
Rents on the listings, divided out
Of the commercial property for rent in Sector 29 Gurgaon, these are the offices that print both a size and a rent:
| Listing | Rent a month | Per sq ft a month |
|---|---|---|
| 3,500 sq ft furnished, road view, second floor | ₹2.5 lakh | About ₹71 |
| 2,700 sq ft carpet, ready to move, three months' deposit | ₹2.43 lakh | About ₹90 on carpet |
| 3,432 sq ft furnished, 23 workstations and 7 cabins, Signature Tower on NH-48, three months' deposit | ₹3.43 lakh | About ₹100 |
| A desk in a 2,00,000 sq ft coworking centre at the metro station | From ₹16,500 a desk | — |
Two more listings came back and are left out of the band because their own numbers do not hold together. A 200 sq ft office at ₹80,000 a month is ₹400 a sq ft, four times the dearest office above; 255 sq m, about 2,745 sq ft, at ₹60,000 is about ₹22, under a third of the cheapest. At least one of them probably carries a misprinted area. Ask any landlord quoting near either figure to confirm the carpet area in writing.
The gap between ₹71 and ₹100 is mostly furnishing and building. The ₹100 suite comes with its workstations and cabins built; the ₹90 office is quoted on carpet area, which always reads higher per sq ft than a rent on super area for the same cheque. Ask which area a quote uses before setting two of them side by side.
What the sale asks work out to
| Offer | Ask | Per sq ft |
|---|---|---|
| 230 sq ft office | ₹25 lakh | ₹10,870 |
| 1,312 sq ft ready office | ₹2.56 crore | ₹19,512 |
| 4,000 sq ft ready office | ₹7.6 crore | ₹19,000 |
| 4,600 sq ft ready office | ₹8.05 crore | ₹17,500 |
| 4,700 sq ft shop-cum-office (SCO) building | ₹11.5 crore | ₹24,468 |
At the rents above, the three larger offices buy a gross yield of about 4.4% to 6.9%: ₹71 × 12 ÷ ₹19,512 at the bottom, ₹100 × 12 ÷ ₹17,500 at the top. The SCO building is priced as a shop with offices above it, and a 330 sq yd SCO plot on a 60-metre road is advertised with rent of ₹20 lakh a month and no price at all. The 230 sq ft unit is a cabin, too small to set against these rents. None of the sale listings names its building, so commercial property for sale in Sector 29 Gurgaon has to be checked one deed at a time: the floor, the carpet area and the occupation certificate.
Signature Tower and Unitech Cyber Park, next door
Signature Towers, Unitech's two-tower office complex at South City I on NH-48, is filed under Sector 29 by one portal and under Sector 30 or Sector 41 by others; the seller's deed decides. Our Signature Towers page puts resale at about ₹16,000 to ₹17,000 per sq ft and rents at ₹80 to ₹125, most at ₹95 to ₹100, which is where the furnished ₹3.43 lakh suite above sits. Anyone offered office space in Gurgaon's Signature Tower at the ₹17,500 to ₹19,500 the unnamed Sector 29 asks print is being asked for more than the complex has traded at; that page's band is where to start negotiating.
Unitech Cyber Park in Sector 39 is the other large block within reach of the station. For office space in Unitech Cyber Park Gurgaon, our page on the building gives ₹75 to ₹90 a month bare and ₹100 to ₹110 furnished, and ₹14,000 to ₹16,000 per sq ft for a normally let office. It is about 3 km from Millennium City Centre today, and the first phase of the new Gurugram Metro will run past it.
Millennium City Centre: the metro inside the sector
The station Gurgaon still calls HUDA City Centre was renamed Millennium City Centre Gurugram by the Delhi Metro in 2023, after the name changed three times in one day. It is the Yellow Line's terminus and it stands in Sector 29, so office space near HUDA City Centre metro station, as the portals still title it, is a walk from a train that runs straight into Delhi. That walk is the case for paying ₹71 to ₹100 here rather than ₹50 to ₹60 on Sohna Road.
More rail starts from the same platform. Gurugram's own metro begins at Millennium City Centre: 28.5 km and 27 stations to Cyber City at an estimated ₹5,452.72 crore. The first phase, 15.2 km and 14 stations to Sector 9 by way of Unitech Cyber Park, Subhash Chowk and Hero Honda Chowk, is under construction and scheduled for 2028; Haryana has cleared a ₹1,662 crore civil package for the second phase, Sector 9 to Cyber City. Our metro office guide and the HUDA City Centre office page cover the buildings on the station's other side.
Leisure Valley, the restaurant strip and a shut Kingdom of Dreams
Sector 29's market is Gurgaon's best-known run of restaurants and bars, with Leisure Valley park beside it. For a business that entertains clients or briefs agencies over lunch, that is worth paying for. The landmark this page used to list beside it is gone: Kingdom of Dreams was sealed by the Haryana Shahari Vikas Pradhikaran in 2022, after its lease was terminated over dues reported at about ₹100 crore to ₹107 crore, and a large fire went through the shut building on 13 March 2025. It stands closed.
The constraints
Evenings and weekends belong to the restaurants. A team that works late leaves into the busiest hours of the strip.
Parking is the hard part. Staff and visitors compete with diners for the same spaces. Get the allocated bays written into the lease and treat visitor parking as a real constraint, not a detail.
The stock is mixed. One sale offer is a whole SCO building and another an SCO plot let for ₹20 lakh a month, so some of what is on the market sits above shops rather than in a tower with its own car park and lift lobby. Check lift waiting times, power backup and the occupation certificate for the building you are shown.
Noise is part of the address. It comes from the same strip that makes a Sector 29 Gurgaon office worth its rent.
Sector 29 against the alternatives
| If you want | Go to | Rent per sq ft a month |
|---|---|---|
| The metro terminus and the restaurant strip | Sector 29 | About ₹71-100 |
| A tower floor beside the highway | Signature Towers, NH-48 | ₹80-125, most ₹95-100 |
| A large IT campus | Unitech Cyber Park, Sector 39 | ₹75-90 bare, ₹100-110 furnished |
| A tower off MG Road | Millennium Plaza, Sector 27 | ₹90-100, plus about ₹18 maintenance |
| The cheapest MG Road office found | MGF Plaza Mall | About ₹60 |
| The premium corridor | Golf Course Road | About ₹110-200 |
| Cheap and quiet | Vipul Trade Centre, Sector 48 | ₹50-60 |
| The whole city, every belt | All Gurgaon office space | About ₹35-200 |
For office space in Sector 48 Gurgaon, the Sohna Road alternative, Welldone Tech Park lets at ₹55 plus ₹20 maintenance and Vipul Trade Centre at ₹50 to ₹60, roughly two-thirds of Sector 29's rent, with no metro station today. The MG Road guide covers the towers further up the Yellow Line, and our Sector 48 page the rest of that belt.
What you pay beyond the rent
The per sq ft figure is not what leaves the account. On the 2,700 sq ft office at ₹2.43 lakh a month, budget for this:
- Security deposit: three months' rent on both Sector 29 listings that print one, ₹7.29 lakh on this office.
- CAM (common area maintenance): none of the Sector 29 listings prints it. Millennium Plaza charges about ₹18 and Welldone Tech Park ₹20, so ask for the current rate and last year's actual, not the budget.
- GST at 18% on commercial rent: ₹43,740 a month here, claimable as input tax credit if you are registered and use the space for taxable supplies. If the landlord is not registered and you are, you pay it yourself under reverse charge.
- TDS at 10% under section 393(1) of the Income-tax Act, 2025, which replaced section 194-I on 1 April 2026, once rent exceeds ₹50,000 for a month or part of a month: ₹24,300 a month on this office.
- Parking: ask whether bays come with the lease or are charged per bay, and get the number in writing.
- Electricity and power backup: metered separately; ask the per-unit rate for backup power before signing.
Buying: stamp duty, the fee and GST
On the 1,312 sq ft office at ₹2.56 crore, stamp duty inside municipal limits is ₹17.92 lakh for a man at 7%, ₹12.8 lakh for a woman at 5% and ₹15.36 lakh for joint buyers at 6%, charged on the higher of the price or the collector rate. The registration fee runs on a slab that reaches its ₹50,000 maximum from about ₹90 lakh, so this purchase pays the full ₹50,000. A finished office sold with its completion certificate carries no GST; for one still under construction, two guides give 18% with input tax credit since 22 September 2025 and an older one 12%, so the builder's invoice settles it. Our registration charges guide has the slab table.

FAQs
What does office space for rent in Sector 29 Gurgaon cost?
About ₹71 to ₹100 per sq ft a month on the three listings read on 4 October 2026: a furnished 3,500 sq ft office at ₹2.5 lakh, a 2,700 sq ft office at ₹2.43 lakh on carpet area, and a furnished 3,432 sq ft suite in Signature Tower on NH-48 at ₹3.43 lakh. Both listings that state a deposit ask three months' rent.
What does office space for sale in Sector 29 Gurgaon cost?
The larger ready offices ask about ₹17,500 to ₹19,500 per sq ft: 4,600 sq ft at ₹8.05 crore, 4,000 sq ft at ₹7.6 crore and 1,312 sq ft at ₹2.56 crore. A 230 sq ft unit asks ₹25 lakh and a 4,700 sq ft SCO building ₹11.5 crore, ₹24,468 a sq ft. At Sector 29 rents the offices yield about 4.4% to 6.9% gross.
Is Sector 29 Gurgaon near a metro station?
The station is in it. Millennium City Centre Gurugram, called HUDA City Centre until the Delhi Metro renamed it in 2023, is the Yellow Line terminus and stands in Sector 29. Gurugram's own metro will also start there; its first phase, to Sector 9, is under construction and scheduled for 2028.
Is Signature Tower in Sector 29 Gurgaon?
Listings disagree. One portal files Signature Towers under Sector 29, others under Sector 30 or Sector 41; the complex stands at South City I on NH-48, and the seller's deed decides. This site's page on it puts resale at ₹16,000 to ₹17,000 per sq ft and rents at ₹80 to ₹125, most at ₹95 to ₹100.
Is there coworking space in Sector 29 Gurgaon?
Yes. A coworking centre of about 2,00,000 sq ft at the Millennium City Centre metro station lists desks from ₹16,500 a month. That is above the ₹5,500 to ₹15,000 a seat this site's managed office guide found across Gurgaon, and it is the price of sitting on the station.
What is the main drawback of an office in Sector 29?
Parking and noise. The sector's market is the city's best-known restaurant and bar strip, so staff and visitors compete with diners for parking, and evenings and weekends are crowded. Get allocated bays written into the lease before you sign.
Is Sector 29 good for a back office?
Rarely. For office space in Sector 48 Gurgaon on Sohna Road, Vipul Trade Centre lets at ₹50 to ₹60 and Welldone Tech Park at ₹55 plus ₹20 maintenance, against ₹71 to ₹100 here. A back office that needs neither the metro nor the restaurants pays for neither there.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Sector 29, Leisure Valley, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Sector 29 sells two things together: the Yellow Line terminus, now called Millennium City Centre, and the city's best-known restaurant strip. The three priced offices let at Rs 71 to Rs 100 a month, below Golf Course Road and above Sohna Road, and the larger sale asks of Rs 17,500 to Rs 19,500 a sq ft yield 4.4 to 6.9%. Rent here if clients and Delhi staff come by metro; buy only after checking the ask against Signature Towers, which has traded at Rs 16,000 to Rs 17,000.
