Indore Real Estate Market 2026: Locality Prices, 10.5% Entry Cost and the Metro
Indore is still one of the cheaper large markets in India to buy into: portal asking prices for flats run from roughly Rs 3,500 per sq ft on the fringe to Rs 7,500-8,400 in the best-connected pockets such as Vijay Nagar and Nipania. The catch is the entry cost. Madhya Pradesh charges 10.5% in stamp duty and registration, on a guideline value that has been raised sharply.

Indore is a plot market first
Most city studies start with apartments. Indore should not. A large share of what trades here is land: colony plots, Indore Development Authority (IDA) scheme plots, and farmland on the edges that buyers hope will be pulled into the city. National reporting on the plot boom of the last three years has named Indore alongside Hyderabad and Chennai as one of the cities leading it.
A finished flat on the Bypass or in Vijay Nagar is a known product with a known rent. A plot on the Super Corridor or a proposed ring road is a bet on time that pays only if approvals, roads and water arrive. The IDA route
The authority still sells land directly. In August 2026 the IDA opened an online tender-cum-auction for 25 plots in Scheme No. 151 on the Super Corridor, with bids due by 11 September and the live e-auction scheduled for 5 to 9 October 2026. Authority plots come with a cleaner title chain than a private colony carved out of farmland, which is the main reason to prefer them even when the reserve price looks high. Where asking prices sit, locality by locality
These bands are portal asking prices, not registered sale prices, and the portals often disagree. Read them as a ranking of localities, not a quote for any building.

Nipania's range is so wide that the "average" means little: one portal puts flats at Rs 6,050-8,400, another nearer Rs 5,850. And the Super Corridor's reported one-year rise of about 9-10% moves with whatever happened to be listed that quarter. It says the corridor is getting attention, not that you will earn 10% a year.
The 10.5% entry cost and the guideline value
Madhya Pradesh levies 7.5% stamp duty (the headline rate already includes the local-body cess) and a 3% registration fee. Both are charged on the higher of the price in your deed and the collector guideline value for that location. Sources disagree on one point. Some calculators say a woman registering her first property pays 5% stamp duty instead of 7.5%; others say the state gives no gender concession on a sale deed at all. Do not bank on the concession until the sub-registrar or your lawyer confirms it for your deed.
Worked example: a Rs 60 lakh flat
Say you agree Rs 60 lakh for a 2BHK and the guideline value for that project is lower than your price. Stamp duty at 7.5% is Rs 4.5 lakh. Registration at 3% is Rs 1.8 lakh. That is Rs 6.3 lakh on day one, before brokerage, legal fees or interiors, and most lenders will not fund it.
Now say the guideline value for that project is Rs 66 lakh, because the latest revision pushed it above the market. You still pay 10.5%, but on Rs 66 lakh: Rs 6.93 lakh. The extra Rs 63,000 buys you nothing.
Why the guideline matters more here than elsewhere
Indore's guideline values had not moved much for about six years before April 2025. The revision that took effect then raised them by an average of about 26% across 3,226 locations, with 635 locations up between 51% and 190%, and one private colony on the Super Corridor in Bihadiya village up 273%. A further proposal covering roughly 2,600 colonies and adding 158 new locations was put out for public objections from 16 to 21 March 2026. The metro runs from 9 am to 7 pm at 15-minute intervals, which is a start rather than a commuter system. A flat near an open Super Corridor station has better odds than one near a proposed station, but a large "metro premium" pays in advance for a network still being built. The Ujjain-Pithampur metro is at the report stage, so anything priced off it is speculation.
Rent and yield on real numbers
Current 2BHK listings in Vijay Nagar run from about Rs 12,000 to Rs 22,000 a month, with a semi-furnished 1,000 sq ft flat at the top of that range. Take a 1,000 sq ft flat at the locality's average asking price of Rs 5,700 per sq ft, which is Rs 57 lakh.
- At Rs 16,000 a month, annual rent is Rs 1.92 lakh: a gross yield of 3.4%.
- At Rs 22,000 a month, annual rent is Rs 2.64 lakh: 4.6%.
- Add 10.5% stamp duty and registration (Rs 5.99 lakh) and your outlay is about Rs 63 lakh. The same rents now yield 3.0% and 4.2%.

Who Indore suits, and who should look elsewhere
It suits an end user who wants a finished flat in Vijay Nagar, Nipania or the Bypass belt at a price that would buy a much smaller home in Pune or Bengaluru. It suits a patient buyer of an authority plot with a clean title who can wait out a long infrastructure cycle.
It suits a short-term investor badly. With 10.5% gone on registration, a flat must rise by more than a tenth before you break even, and the data is too thin to promise that in two or three years. It suits badly anyone buying farmland on a ring-road alignment off a map: until the road is funded and land acquired, the price is a guess. And Indore's yields are ordinary.
