The band is the useful part. Rs 8,800 to Rs 13,600 is a 55% spread inside one sector, and the multistorey apartment sub-band — Rs 10,500 to Rs 11,000 — sits in a very narrow slice near the middle of it. In other words, ordinary tower flats here price tightly, and the extremes of the sector band come from other stock types.
That matters when you are handed a comparable. A Rs 13,600 quote and a Rs 8,800 quote are both "Sector 93", and neither is telling you what a normal 2 or 3 BHK costs. The Rs 90.45 lakh and Rs 1.21 crore configuration figures are the more reliable anchors.
And there is a second gap worth knowing about, because it is the one most likely to make this page look wrong to you. Ask a portal for the rate on a 2 BHK in Sector 93 and it comes back near Rs 12,338 per sq ft; ask for a 3 BHK and it comes back near Rs 13,122. Both are well above the sector's Rs 10,650 — by 16% and 23%. Nobody is lying. The configuration averages are dominated by the newer launches, which is what is actively being marketed, while the sector average carries the older and smaller stock alongside it. Use the configuration figures to budget and the sector rate to compare Sector 93 against Sector 92 or Sector 85.
At 4.9% over the year to September 2026, Sector 93 has moved better than most of the belt — Sector 83 managed about 1.8% over the same period — without the 17.2% jump Sector 85 recorded. Sector 85 is not the belt's fastest riser either; Sector 80 moved about 27% over the same year.
You will also meet a claim that Sectors 85 and 93 have grown up to 30% in the past year. Sector 85's own move reads at about 17.2%; for Sector 93 nothing in the rate series comes near 30%, and the source giving the figure is the same one that still prices this sector at Rs 4,500 to Rs 5,500. Every figure above is a sector average. The much lower "starting from" numbers that circulate for this belt are a different thing, and Sector 93's own old figure is dealt with below. For Sector 92 the low figure did not survive a re-check: this page used to say it started near Rs 5,500 per sq ft, but the 4 October 2026 review of Sector 92 found no ask near that. Its flats average about Rs 9,500, the lowest per-foot ask read was about Rs 7,209 on a Raheja Navodaya 2 BHK, and its affordable flats, the cheapest tickets there, cost Rs 10,108 to Rs 11,626 per sq ft of carpet.
Sector 93 sits in the belt's lower half: about 11% below the New Gurgaon average of about Rs 11,992, level with Sector 84 at Rs 10,150 to Rs 10,750, a little below Sector 90 at Rs 11,050 to Rs 11,150, and well above the value end at Sectors 92, 95A and 95.
A note on that belt figure, because it is easy to get wrong. New Gurgaon was at about Rs 10,957 per sq ft in March 2025 and about Rs 11,992 by December. A sector rate read today against the older belt number will make almost any sector look closer to its belt than it is. The comparison above uses the December figure.
A note on the older numbers. Sector 93 was for years quoted at Rs 4,500 to Rs 5,500 per sq ft, and that figure still circulates. At best it describes an entry price for the sector's cheapest stock. Sector 92 used to be quoted the same way, "from Rs 5,500" against a Rs 9,500 average, and when this site re-checked it in October 2026 the lowest ask found was about Rs 7,209 a foot. Against a current apartment band of Rs 10,500 to Rs 11,000, a Rs 5,000 quote is roughly half the money and cannot be describing the same home.
The named projects are what make this sector legible. Ashiana Amarah runs 3 and 4 BHK apartments on carpet areas of about 1,000 to 1,444 sq ft, priced from roughly Rs 2.5 crore to Rs 3.52 crore — well above the sector average, which is normal for branded senior-friendly stock and explains part of that Rs 13,600 top end. DLF Garden City, MRG The Balcony and Signature Global Orchard Avenue sit lower and closer to the sector's middle.

Ordinary tower flats here price tightly; the extremes belong to other stock. That makes it one of the easier New Gurgaon sectors to value, provided you ignore the decade-old Rs 5,000 quotes.
In short: Belt middle with real named supply and unusually tight apartment pricing. Ignore the old Rs 5,000 figures.
What a flat in Sector 93 actually costs to buy
Before the arithmetic, the context: at about Rs 10,650 per sq ft, Sector 93 is about 11% under the New Gurgaon average of Rs 11,992. The duty and the deposit below scale with that, which is most of what a lower rate actually buys you.
The price is not the cost. Worked on this sector's own rate:
- An entry flat, about 1,000 sq ft. At roughly Rs 10,600 per sq ft that is about Rs 1.06 crore. Stamp duty comes to Rs 7.5 lakh in a male buyer's name and Rs 5.3 lakh in a female buyer's, a difference of Rs 2.1 lakh on this one home, plus Rs 50,000 registration.
- A mid-sized flat, about 1,500 sq ft. At roughly Rs 10,600 per sq ft that is about Rs 1.6 crore. Stamp duty comes to Rs 11.2 lakh in a male buyer's name and Rs 8 lakh in a female buyer's, a difference of Rs 3.2 lakh on this one home, plus Rs 50,000 registration.
- What the rate becomes on carpet. That Rs 10,600 per sq ft is quoted on super area. At a 30% loading the 1,500 sq ft flat is about 1,154 sq ft of carpet, so you are really paying about Rs 13,800 per sq ft of floor you can stand on. Ask for the carpet figure in writing and run this division yourself before you compare two towers.
