About Commercial Space for Rent in Sector 31 Gurgaon
Commercial space for rent in Sector 31 Gurgaon is two markets with very different prices. Shops in and around the HUDA market asked about ₹69 to ₹192 per sq ft a month on the listings read on 4 October 2026, from a 243 sq ft shop at ₹22,000 to a 2,670 sq ft shop at ₹3 lakh. Offices asked about ₹22 to ₹54: a 1,300 sq ft unfurnished office at ₹70,000 a month, a furnished 3,000 sq ft sixth-floor office at ₹85,000 and 2,500 sq ft at ₹55,000.
The gap is the reason the sector is searched. A dental practice, a coaching institute, a diagnostics lab or a furniture showroom needs a door on the street in a central sector, and it pays for that frontage; an office upstairs costs a fraction of it.

Shop for rent in Sector 31 Gurgaon, divided out
| Shop | Rent a month | Per sq ft a month |
|---|---|---|
| 243 sq ft | ₹22,000 | About ₹91 |
| 1,600 sq ft, unfurnished | ₹1.10 lakh | About ₹69 |
| 2,500 sq ft, unfurnished | ₹2.75 lakh | ₹110 |
| 2,670 sq ft, semi-furnished | ₹3 lakh | About ₹112 |
| 1,200 sq ft | ₹2.30 lakh | About ₹192 (printed as about ₹96) |
The working: ₹22,000 over 243 sq ft is ₹90.53, ₹1,10,000 over 1,600 sq ft ₹68.75, ₹2,75,000 over 2,500 sq ft ₹110 and ₹3,00,000 over 2,670 sq ft ₹112.36. The 1,200 sq ft listing prints ₹95.83 a foot beside a rent of ₹2.30 lakh; ₹95.83 is what ₹1.15 lakh would come to, and ₹2.30 lakh is ₹191.67. One of the two figures is wrong, so ask which is the rent before you visit.
Read across the rows and the large shops let at ₹69 to ₹112, the band that sets the sector, with small units dearer a foot, as they are in every Gurgaon market. Commercial properties for rent in Sector 31 Gurgaon are not many on any one portal, so treat five shops as a sample, not a market survey.
Office space for rent in Sector 31 Gurgaon
| Office | Rent a month | Per sq ft a month |
|---|---|---|
| 1,300 sq ft, unfurnished | ₹70,000 | About ₹54 |
| 3,000 sq ft, furnished, sixth floor | ₹85,000 | About ₹28 |
| 2,500 sq ft | ₹55,000 | ₹22 |
Furnished office space for rent in Sector 31 Gurgaon runs ₹35,000 to ₹65,000-plus a month on one portal. A fourth listing, 5,500 sq ft at ₹65,000-plus, works out at about ₹12 a foot, far below the other Sector 31 offices and the ₹45 and up asked next door in Sector 32, so it is left out of the band as a probable misprint. This page used to say fully furnished units of about 2,400 sq ft were listed here; none came back, and the 2,400 sq ft furnished office returned for that search was on Golf Course Road at ₹2.64 lakh a month.
These are floors in plot-built buildings, not office towers, and they price below their neighbours. Office space for rent in Sector 32 Gurgaon, across the road on NH-48, asks ₹45 to ₹85, most of it ₹45 to ₹65 (our Sector 32 page), and bare offices in DLF Star Tower let at ₹50 to ₹65, furnished ones at ₹90 to ₹122. One portal files Star Tower's listings under Sector 31; this site places it in Sector 30 (our Star Tower page). A small team that wants a cheap floor with a central address will find Sector 31 cheaper than both; one that wants a lobby and a facility manager will not find it here.
Commercial space for sale in Sector 31 Gurgaon
| Unit | Ask | Per sq ft |
|---|---|---|
| 243 sq ft carpet shop | ₹1.45 crore | ₹59,671 |
| 3,999 sq ft carpet shop | ₹6.5 crore | About ₹16,254 |
| 5,200 sq ft | ₹8.9 crore | ₹17,115 |
| 10,000 sq ft showroom | ₹17 crore | ₹17,000 |
A shop for sale in Sector 31 Gurgaon is either small and very dear a foot or large at about ₹16,254 to ₹17,115, and one portal averages the sector's asks at ₹22,700. What they return depends on which. At the ₹110 a foot the 2,500 sq ft shop asks to let, a large unit at ₹16,254 to ₹17,115 returns about 7.7% to 8.1% gross (₹1,320 a year over the price per foot); that is our arithmetic on two listings, not a quoted yield. A 243 sq ft shop is offered both to let at ₹22,000 and for sale at ₹1.45 crore; if it is one unit, its return is 1.8% (₹2.64 lakh a year over ₹1.45 crore), and the price is paying for something other than rent.
DLF Star Mall, which one dealer page files under Sector 31 and this site places in Sector 30, came back with a pre-leased 3,400 sq ft unit at ₹3 crore, about ₹8,824 a foot; our Star Mall page has a 3,183 sq ft shop at ₹4.25 crore, ₹13,352, and first-floor rent of ₹75 plus ₹16 maintenance. For a smaller ticket across the city, see commercial property under ₹50 lakh.
The Sector 31 market: shops, clinics and institutes
The HUDA market in Sector 31 is the sector's retail core, with eateries and boutiques, and the plot-built blocks around it take the uses an office tower cannot host:
- Clinics and diagnostics. Medanta is about 1.8 km away. No clinic space in Sector 31 came back priced; a furnished 200 sq ft clinic cabin in C Block, Sector 43 asks ₹20,000 a month, about ₹100 a foot, which is what a ground-floor shop here costs.
- Coaching and training institutes. They need floor area more than frontage, so the ₹22 to ₹54 office floors are their market, provided the plot allows educational use.
- Showrooms and service businesses. The large shops at ₹69 to ₹112 a foot, 1,600 to 2,670 sq ft, are showroom-sized, and a 10,000 sq ft showroom is for sale.
- Small offices. A 1,300 sq ft office at ₹70,000 a month or a furnished floor at ₹85,000, for a firm that values a central address over a corporate one.
Where it is, and the nearest metro
Sector 31 is an established sector on NH-48 in central Gurgaon, with Raheja Atlantis its best-known housing and DLF Star Mall and Star Tower across in Sector 30. The nearest station is Millennium City Centre on the Yellow Line, the station that was HUDA City Centre, about 2.2 km away by one distance guide's count; IFFCO Chowk station is about 3.1 km. This page used to name IFFCO Chowk as the nearest metro. The offices around Millennium City Centre are on our Sector 29 page.
The honest constraints
It is not a corporate address. No managed lobby, no facility management company, no tower specification. If a client has to be impressed on arrival, this is the wrong sector.
Parking is on the street and tight during market hours. For a clinic or institute with people arriving all day, walk the street at your busiest hour before you commit.
Permitted use varies plot by plot. A clinic on the next plot does not mean yours may run one. Get the approved use, the fire clearance and, for food, the landlord's position on ducting and gas, in writing before any fit-out; a medical or educational fit-out is expensive to strand.
Thin, uneven listings. Five shops and three offices priced, one with a per-foot figure that contradicts its rent and one probable misprint. Ask to see two or three comparable units before agreeing a rate.
Sector 31 against the alternatives
| Where | What | Rent per sq ft a month |
|---|---|---|
| Sector 31 | Shops; plot-built office floors | Shops about ₹69-192; offices about ₹22-54 |
| DLF Star Mall, Sector 30 | A first-floor mall shop | ₹75, plus ₹16 maintenance |
| Sector 14 HUDA market | Old-market shops | About ₹46-100 |
| Sadar Bazar | Busy-lane shops | About ₹180-317 |
| Sector 32 | NH-48 office floors | About ₹45-85; most ₹45-65 |
| Sector 29 | Offices near Millennium City Centre | About ₹71-100 |
| Sushant Lok | Small private rooms | ₹15,000-20,000 for 150 sq ft |
| The whole city, every belt | All Gurgaon office space | About ₹35-200 |
Sector 31's large shops let for about what Sector 14's HUDA market asks for its best units, and far below Sadar Bazar's busy lanes. For commercial space in Gurgaon on rent across every market, our shop rent guide sets the city side by side.
What a commercial lease here costs beyond the rent
Worked on the 2,500 sq ft shop at ₹2.75 lakh a month, with the 243 sq ft shop at ₹22,000 for contrast:
- GST at 18% on commercial rent: ₹49,500 a month on the large shop and ₹3,960 on the small one. A registered tenant using the shop for taxable supplies claims it back. Since 10 October 2024, where the landlord is unregistered and you are registered, you pay the 18% yourself under reverse charge; composition dealers were taken out of that from 16 January 2025.
- TDS at 10% under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026) once rent passes ₹50,000 a month: ₹27,500 a month on the large shop and nothing on the ₹22,000 one.
- Security deposit: three to six months' rent is the common range, six to twelve in some managed projects; on the large shop that is ₹8.25 lakh to ₹16.5 lakh.
- Escalation and lock-in: 15% every three years is the usual clause, which takes ₹2.75 lakh to ₹3,16,250 in year four; leasing guides put lock-ins on larger retail leases at three to five years inside nine-year terms written as 5+4 or 3+3+3.
- Moving in: brokerage, documentation, fit-out and the empty months before opening can together reach four to six months of rent on one leasing guide's count.
Stamp duty and the fee on a purchase
On the ₹1.45 crore shop, stamp duty inside municipal limits is ₹10.15 lakh for a man at 7%, ₹7.25 lakh for a woman at 5% and ₹8.70 lakh for joint buyers at 6%, charged on the higher of the price and the collector rate. The registration fee runs on a slab that reaches its ₹50,000 maximum from about ₹90 lakh, so every unit in the sale table pays the full ₹50,000. A finished unit sold with its completion certificate carries no GST; for one under construction, two guides give 18% with input tax credit since 22 September 2025 and an older one 12%, so the builder's invoice settles it. Our registration charges guide has the slab table.
Tell us the trade, the frontage you need and the budget, and we will come back with units where the approved use, the CAM rate, the escalation and the lock-in are on the table before you negotiate the rent.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Sector 31, NH-48, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.
Location Map
💬 Our View
Sector 31 sells frontage. Its large shops let at about Rs 69 to Rs 112 a foot and the office floors above and around them at Rs 22 to Rs 54, cheaper than Sector 32 or Star Tower. Take it for a clinic, an institute or a showroom that needs a central door on NH-48; take an office here only if a plain floor is enough. Confirm the plot's approved use in writing first, and check every listing's arithmetic: two of the eight priced here do not add up.
