About Ashiana Amarah Sector 93 Gurgaon
Ashiana Amarah is five launches on one 22-acre plot in Sector 93, and this page used to describe only one of them, badly. The row was titled for Phase 4, carried the label New Launch and printed Rs 2.5 crore onwards. Phase 4 went on sale in 2024 and most of it was sold within nine months. Phase 5 followed in early 2025. And in July 2026 Ashiana received the occupation certificate for Phase 1, so the first towers on the site are now being handed over. The one thing Ashiana Amarah is not, in September 2026, is a new launch.
The price story is the most striking in New Gurgaon. Ashiana's own sales filings show the rate rising from about Rs 6,100 per sq ft in Phase 1 to about Rs 15,100 in Phase 5, two and a half times in under three years. Resale asks read on 26 September 2026 run from Rs 2.3 crore to Rs 4.2 crore, which on the super area works out at roughly Rs 14,200 to Rs 18,700 per sq ft, with the middle of the market close to Ashiana's own latest price of about Rs 15,000. One ask sits well below that band and is discussed below. The Sector 93 average is about Rs 10,650. Everything in this project is measured twice, once on carpet and once on super area, and most of what is wrong in the listings comes from mixing the two.

Carpet and super area: read this before any price
Ashiana markets Amarah on carpet area. The plans run from 1,000 sq ft of carpet for the smaller 3 BHK to 1,205 sq ft for the larger 3 BHK and 1,408 to 1,444 sq ft for the 4 BHK. The same flats have super areas of about 1,750, 2,080 and 2,194 to 2,256 sq ft. The ratio is 0.57 to 0.64, so a carpet rate is roughly 1.6 to 1.75 times the super-area rate for the same flat.
That is why one listing can print Rs 26,475 per sq ft and another about Rs 15,000 and both be describing an identical 3 BHK. Rs 26,475 on 1,000 sq ft of carpet is Rs 2.65 crore; Rs 2.65 crore on 1,750 sq ft of super area is Rs 15,100. Before comparing Amarah with anything else in Sector 93, where most listings quote super area, convert. This page quotes super area unless it says otherwise.
What Ashiana's own numbers say
Ashiana Housing is a listed company and reports the area and value it books at each launch. Divided out, those filings are the cleanest price history any project on this site has:

Two things follow. First, the Phase 1 buyer paid about Rs 1.08 crore for an average flat of 1,763 sq ft, and that flat now asks around Rs 2.5 crore or more. Second, the Phase 5 buyer paid about Rs 2.69 crore a flat, and the resale market has not yet moved past that. The steep part of the climb is behind the project. A resale buyer today is paying roughly what Ashiana itself charged eighteen months ago, and is buying into a sector whose flat prices rose about 4.9 per cent in the past year.
What the resale asks divide to
Resale supply is thin, around 33 flats on the deepest listing set, because most owners bought in 2023 to 2025 and have not yet taken possession. The published band is Rs 2.49 crore to Rs 4.21 crore. If the bottom of that band is the 1,750 sq ft plan and the top the 2,256 sq ft plan, the rates are Rs 14,200 and Rs 18,700 per sq ft. Project cards print Rs 2.70 crore to Rs 3.86 crore for fresh inventory, which is Rs 15,400 on the smallest plan and Rs 17,100 on the largest, and matches Ashiana's Phase 5 figure.
One ask falls outside all of that: a 3 BHK listed with 1,201 sq ft at Rs 2.3 crore. Read as the 1,205 sq ft carpet plan, whose super area is 2,080 sq ft, it is Rs 11,060 per sq ft, nearly a quarter below Ashiana's own Phase 4 rate. Either the seller is from Phase 1 and pricing to sell, or the listing is stale. It is a listing to ring about, not a price to plan on.
The five one-unit pages that now fold into this one
This site used to carry five separate pages for Ashiana Amarah resale flats, each printing a formula against one area. They now fold into this page. Two of the areas they named are not super areas at all: 1,408 sq ft is the 4 BHK's carpet, and "1,244 sq ft" is a typo, because the price printed beside it is 2,244 sq ft at Rs 13,000.

The 4 BHK rows show the formula's usual shape: a floor too low by about 45 lakh and a ceiling too high by about 80 lakh, a band so wide it tells a seller nothing. The last row is worse. It priced a carpet area as if it were the super area and told the owner of a 4 BHK that the flat was worth Rs 1.83 crore at the bottom, about Rs 1.5 crore under the market.
Registration: six numbers, and one that belongs to another project
Each phase has its own Haryana registration, which is the right way to do it and the reason a buyer has to know which phase a flat is in:
- Phase 1: RC/REP/HARERA/GGM/590/322/2022/65, dated 18 July 2022. Occupation certificate received July 2026.
- Phase 2: RC/REP/HARERA/GGM/685/417/2023/29.
- Phase 3 and 3A: registration 24 of 2024, dated 14 March 2024.
- Phase 4: registration 72 of 2024.
- Phase 5: RC/REP/HARERA/GGM/912/644/2025/15, dated 13 February 2025, with completion running to January 2030.
One listing prints RC/REP/HARERA/GGM/531/263/2022/06 for Amarah. That is the registration of M3M Capital in Sector 113. Nobody buying a flat should rely on a registration number copied off a portal; the allotment letter and the Haryana authority's own record are the only places to read it.
What Ashiana publishes
The developer's page sells Amarah as a kid-centric project: a learning hub with rooms for art, music, dance and reading run by in-house staff, play areas designed by age, and a clubhouse of about 27,000 sq ft with a pool, gym and courts. The plot is about 22 acres, with 6.7 acres given to open space, about 1,200 flats in 13 towers of stilt plus 14 floors, and 3 and 4 BHK plans only. Low towers on a large plot are the thing a family is paying for here; at 14 floors, the density is a fraction of the 30-storey schemes a few sectors east. Ashiana is best known for senior living and mid-market housing in Rajasthan, and Amarah is the project that took it upmarket in Gurugram. Ashiana Aaroham in Sector 80 is its newer scheme in the city.
The rent, and why it will not pay for the flat
Phase 1 has only just received its certificate, so Amarah has no rental history yet. The sector does: rents in Sector 93 run about Rs 15,000 to Rs 40,000 a month, set by older and smaller flats. Even at the top of that range, Rs 40,000 on a 1,750 sq ft 3 BHK worth Rs 2.65 crore is Rs 4.8 lakh a year, or 1.8 per cent gross. A 3 per cent yield on the same flat would need about Rs 66,000 a month, a rent nothing in the sector achieves today. Where it sits in Sector 93
Sector 93 is on the western edge of New Gurgaon, between the Dwarka Expressway and the Pataudi Road, with IMT Manesar to the south. It is a sector of plotted colonies, builder floors and a handful of group housing schemes, and its average of about Rs 10,650 per sq ft is pulled down by the older stock. Amarah at about Rs 15,000 therefore trades at a premium of roughly 40 per cent to its own sector. Who this suits, and who should look elsewhere
It suits a family with young children that wants a low-rise, low-density society and is willing to pay New Gurgaon's highest rate to get one, and a Phase 1 buyer's flat is the fastest way in now that the certificate has come through. It suits a buyer who reads Ashiana's own launch prices as the ceiling for what a resale is worth. It does not suit an investor counting on rent, a buyer who expects the jump from Rs 6,100 to Rs 15,100 to repeat, or anyone who needs a 2 BHK, because Amarah has none. Budget pages for the bands it sits in are Rs 2 to 3 crore and Rs 3 to 4 crore.
Before you pay anything
- The phase, and its registration from the allotment letter. Phase 1 has a certificate; Phase 5 is due in 2030.
- The area basis. Carpet or super, in writing, and the rate recomputed on super area.
- What the seller paid Ashiana, for any flat in Phases 2 to 5, so the premium is visible.
- The occupation certificate and conveyance status for a Phase 1 flat.
- Ashiana's current price for fresh inventory, because a resale above it is a resale to walk away from.

The old row priced one phase at its launch figure and called a five-phase project with a certificated first phase a new launch. Ashiana's own filings tell the real story: about Rs 6,100 per sq ft in October 2022, Rs 15,100 by early 2025, and a resale market that has settled around that last number. That makes Amarah a good project bought late. The case for it is the society: low towers, a large plot, a listed developer and a finished first phase. The case against is the price, 40 per cent above its sector with a yield under 2 per cent, and a buyer should pay no more than Ashiana's own current price.
