Varuna's quarter: how the tradition reads the west
In vastu each direction has a guardian, and the west belongs to Varuna, the Vedic deity of water and cosmic order. Out of that come the tradition's west-side rooms: a dining area, a children's study, a store and the overhead water tank. None of these associations is a promise about the people who live there; they explain why vastu practitioners call a well-planned west house good, not bad.
There is one tension to know about. Many consultants say the west side should be the heavier, more closed side of the house, with fewer and smaller openings. A west-facing plot puts the main door and usually the road on that very side, which is why the tradition becomes so precise about where on the west wall the door may go.
Door positions on a west wall
The west edge of the Vastu Purusha Mandala holds eight deities, counted from the south-west corner to the north-west: Pitru, Dauvarika, Sugriva, Pushpadanta, Varuna, Asura, Shosha and Papayakshma. Consultants rate them as follows.
- Favoured: Sugriva (W3), described as good for traders and for children's education; Pushpadanta (W4), linked with financial growth; Varuna (W5), favoured but with a caution about over-ambition.
- Rejected: Pitru (W1), next to the south-west corner, which one guide calls among the worst entrances of all; Dauvarika (W2); and the three positions towards the north-west, Asura, Shosha and Papayakshma.
Schools disagree on details. Anant Vastu counts Sugriva as W3 and Pushpadanta as W4; another guide calls the fourth and fifth positions Sugriva and Pushpadanta; a third says Varuna, at the centre of the wall, is the best of all, while others rank Sugriva highest. The practical common ground is the stretch just south of the centre line. On a 40-foot west wall each position is 5 feet, so W3 to W5 run from 10 to 25 feet measured north from the south-west corner.
Laying out a west-facing home
Walking in through a west door you face east, so south is to your right and north to your left. That puts the south-west corner, the one vastu wants heaviest, at the front right.
Front right: the master bedroom
The master bedroom in the south-west is the constant of every facing. On a west-facing plot it takes the road-side corner, which also gives it a thick, heat-absorbing wall facing the afternoon sun. Many architects would put a bedroom there for comfort reasons anyway, as long as the windows are small or shaded.
Kitchen: south-east or north-west
The south-east, at the back right, is the first choice; the north-west, at the front left, is the accepted alternative. A north-west kitchen means the cook faces west, which consultants accept in that position.
Children's rooms, dining and study along the west
Children's bedrooms can go in the west, south or north-west, and the dining area and study on the west side, in keeping with the Varuna and Saturn associations. In markets where vastu is widely followed, west-facing homes attract fewer buyers. Hyderabad developers say plainly that they tend to sell for less and can take longer to resell, which dents long-term returns but can make them a sound buy for owner-occupiers. The heat adds a practical reason beyond belief.
Mumbai shows the other side. The city's premium seafront (Worli, Bandra Reclamation, Juhu, Marine Drive) looks west over the Arabian Sea, and the sea view is the most prized feature a flat there can have.

Portal listings put average asking prices in Bandra West at about Rs 64,000 per sq ft, and a developer's guide to the market says sea-facing flats there command 20% to 30% over non-sea-facing units in the same building. Take a 1,200 sq ft flat at that average: 1,200 x Rs 64,000 = Rs 7.68 crore. A 20% premium lifts it to about Rs 9.22 crore; 30% to about Rs 9.98 crore. That is Rs 1.5 crore to Rs 2.3 crore paid, in effect, for a west-facing view. When a west-facing flat is a poor fit
- Glass-heavy west fronts with no shade. A living room with floor-to-ceiling west glass and a shallow balcony will be hard to keep cool, whatever the vastu.
- Door at the ends of the wall. A west door near either corner is in a position the tradition rejects, and it is often where compact plans place it.
- A short holding period in a vastu-minded city. The discount you get may be the discount you give when you sell.
