Which Floor Is Best to Buy in a High-Rise? Cost, Fire Safety, Heat and Resale
For most families in a high-rise, a middle floor is the best buy: high enough to escape ground-level dust, damp and much of the road noise, low enough to walk down in a power cut or fire, and cheaper than the top floors. Builders charge floor rise of roughly Rs 20 to Rs 100 per sq ft for every floor, so height gets expensive fast.

What floor rise really costs
Most developers price higher floors with a floor rise charge per sq ft for each floor above a base level. Sources we checked quote different ranges: Rs 20 to Rs 100, Rs 25 to Rs 75, and Rs 20 to Rs 50 per sq ft per floor. Premium towers with open views sit at the top end.
Worked example
Take a 1,200 sq ft flat with floor rise of Rs 50 per sq ft for every floor above the 4th. These figures are illustrative.
- 10th floor: 6 floors × Rs 50 = Rs 300 per sq ft × 1,200 = Rs 3,60,000 extra.
- 20th floor: 16 floors × Rs 50 = Rs 800 per sq ft × 1,200 = Rs 9,60,000 extra.
- If you borrow it: Rs 9.6 lakh at 7.25%, SBI's lowest home loan rate in September 2026, over 20 years is an EMI of about Rs 7,588. You would repay about Rs 18.2 lakh in all, Rs 8.6 lakh of it interest.

Fire safety: the ladder question
The National Building Code of India 2016 treats a building of 15 m or more as a high-rise (for housing, roughly four storeys or more). That triggers a fire lift, more than one staircase, wet risers, a fire NOC and refuge areas. The first refuge area must be at or above 24 m and then at every 15 m of height. The NBC is a model code, so each state adopts it through its own rules, and the definitions differ: Maharashtra's UDCPR, for instance, defines a high-rise as 24 m or more.
What happens above a fire ladder's reach depends on those internal systems. Indian fire services use hydraulic platforms from about 27 m to 104 m, and Chennai holds the 104 m national record. Many cities have far less. Recent reporting found Noida's best ladder reached 42 m while its towers rise 150 to 300 m, and Gurugram's only hydraulic platform, also 42 m, had been out of service since 2022. Kalyan-Dombivli's 55 m ladder was reported defunct while the city planned a 70 m one.
Assuming about 3 m a storey, a 42 m ladder reaches the 13th or 14th floor. Above that, your safety rests on sprinklers, pressurised stairs, working fire doors and a refuge floor. When you visit a tower, check that the fire doors close, the stairwells are clear, the refuge floor isn't locked or used as storage, and ask for the latest fire NOC.
Lifts and power backup
Maharashtra's bye-laws, for example, require one lift for a G+4 building and treat buildings above 15 m as multi-storey, with two staircases and a lift for G+7. Real towers carry several lifts, and the question is how many flats each serves. Ask how many lifts serve your core, whether one is a service or fire lift, what the backup power covers, and how long breakdowns take to fix. A 25th-floor flat with two lifts for 100 homes means waits at rush hour and a hard climb when both are down.
If your parents live with you, or may one day, a lower floor removes the problem entirely.
Heat, noise, light and damp

The roof absorbs sun all day and passes it into the flat below. Guides put top floors 3°C to 5°C hotter than middle floors in summer, and more in cities that regularly pass 40°C, such as Delhi, Chennai and Ahmedabad. Reflective roof coatings help. On a top floor, ask when the terrace was last waterproofed, and look for ceiling stains after the monsoon.
Noise
Height doesn't always mean quiet. A study of road traffic noise at different floors in a mid-sized Indian city found floors 3 to 6 were the noisiest. Another study found only about 3 to 5 decibels between the loudest and quietest floors. Where your flat faces matters as much as its height: a unit facing the main road on the 12th floor can be louder than one facing the garden on the 4th.
Light, air and damp

Resale and rent: what the evidence says
We found no reliable Indian dataset on floor premiums at resale. Developer and portal guides disagree. Some say premium floors in good projects resell for 5% to 12% more than lower floors in the same tower, especially where there's a lake or open view. Others say lower and middle floors appreciate as well or better, and that high floors attract fewer tenants and rarely earn back their premium in rent over ten years.
The reasonable reading is that a view you can prove, such as a lake, golf course or protected green, holds value. Height alone, facing another tower, doesn't.
