South Facing House Vastu: Is It Really Bad?

Where the fear of a south door comes from
Vastu assigns a guardian to each direction, the dikpalas. The south belongs to Yama. In Hindu tradition Yama rules death and the afterlife, and he is equally the god of dharma, the one who judges fairly. Over time, "the direction whose guardian is Yama" was compressed in everyday talk into "the direction of death", and that shorthand is what most buyers carry with them.
Vastu writers who defend the south side point to the tradition's own practice: temples dedicated to Hanuman, for instance, very often face south. Several consultants go further and say plainly that no classical text declares a south-facing house inauspicious. What the texts do discuss, from the Brihat Samhita onwards, is which door position on each side brings which result, and the south side has good positions like the others.

The outer ring of the Vastu Purusha Mandala has eight deities along the south side. Counted from the south-east corner towards the south-west, consultants list them as Anila, Pusha, Vitatha, Gruhakshata, Yama, Gandharva, Bhringaraj and Mriga.

Consultants rank Gruhakshata first, with Vitatha as the accepted second choice. One guide puts the rule more simply as "the door in the centre third of the south wall", and plans for 30x40 south-facing plots routinely specify the fourth pada. On a 30-foot south frontage each pada is 3.75 feet, so Vitatha and Gruhakshata together run from 7.5 to 15 feet measured from the south-east corner. A step further west and you are in the Yama position, which is why a few inches of door placement matter so much to people who follow the tradition.
The sun on a south wall, city by city
Leave vastu aside and the south face is not the hot one. In summer the sun rides high in the sky, so a south wall takes it at a steep angle, and a modest horizontal overhang or balcony slab above the windows shades it well. The punishing face in summer is the west, which takes the low afternoon sun head-on.
South India adds a twist. Places between the tropics see the noon sun pass directly overhead twice a year, and in between it sits in the northern sky. Chennai's zero-shadow days fall around 3 or 4 May and 6 or 7 August; Bengaluru's around 25 April and 18 August. Between those dates the midday sun is north of overhead, so at noon a south wall is in shade while a north wall is not.
Planning a south-facing plot
On a south-facing plot, the road and the main door are on the south, and the south-west corner (the corner vastu wants heaviest) sits at the front, to the left as you walk in. That is the part of the plan builders most often get wrong, because the front is where people want parking and a porch.
- Door: in Gruhakshata or Vitatha, in the middle of the south wall.
- South-west front corner: the master bedroom, with thick walls; keep it built-up rather than open parking.
- Kitchen: the south-east, the other front corner, with the cook facing east. The north-west, with the cook facing west, is the alternative.

Where many buyers follow vastu, south-facing units are the last to sell. Developer blogs writing about Hyderabad say many buyers there reject south-facing flats outright, which keeps them on offer at marginally better prices, and it adds the other half: your buyer pool is narrower when you exit. No published data fixes the size of the gap, and it varies by project and city.
Worked example: what the discount has to cover
Suppose a flat that would fetch Rs 80 lakh facing east is offered at 6% less, Rs 75.2 lakh, because it faces south. You save Rs 4.8 lakh on day one. Now suppose that when you sell, you again take 6% less than an east-facing unit, and the sale takes four months longer. If you still owe Rs 60 lakh on a 20-year loan at an assumed 8.5%, the EMI is about Rs 52,070, so four extra months cost about Rs 2.08 lakh in EMIs, before maintenance and property tax. The discount you enjoyed on the way in is the discount you give on the way out; what is left of the saving is roughly Rs 4.8 lakh less those holding costs. The lesson: the discount is only a gain if you hold for long, if you live in the home yourself, or if you sell into a market where facing matters less. Mumbai and Pune buyers are often said to care far less about facing than buyers in Hyderabad.
Who should buy a south-facing home, and who should pass
It suits you if you do not follow vastu and want the lower price; if you plan to live in it for many years; if the door sits in Gruhakshata or Vitatha; or if the flat's other merits (floor, view, layout, location) are clearly better than the east- or north-facing options.
Think twice if you may need to sell within a few years in a city where buyers filter by facing; if the door is in the Yama position or near a corner; or if the south-west corner is open parking or a cut-out balcony. Family comfort counts too: if an elder in the household will be uneasy in a south-facing home, the discount will not make up for it.
