With 3-foot setbacks all round, a figure commonly quoted for Bengaluru plots of this size, the footprint is 24 x 34 feet, or 816 sq ft. Now follow the vastu preference and widen the north margin to 6 feet while leaving the south at 3. The depth falls to 31 feet and the footprint to 744 sq ft. Apartments turn the tradition into a practical trade-off. A north-facing flat in Hyderabad, Chennai or Pune stays cooler through the summer afternoon because its front wall gets so little sun. Hyderabad developers say north- and east-facing flats attract more tenants and slightly higher rents for that reason, though no one publishes the gap.
The same geometry works against you further north. In a Delhi or Chandigarh winter a north-facing living room gets no direct sun at all, can feel cold and damp, and is poor for drying clothes or keeping sun-loving plants. - A door at the north-west end. The Roga and Naga positions sit there, and it is where builders often put the door to keep the plan compact. A "north-facing" flat with that door is exactly what the tradition warns about.
- A north-east corner used for toilets or stairs. Check the builder's plan, and the flats stacked above and below, before booking.
- A heavy north side. An overhead tank, lift core or tall boundary wall on the north undoes the open-north idea the facing was chosen for.
