An east-facing house is one whose main door opens towards the east when you stand inside and look out. Traditional vastu ranks it among the most favoured facings, but the tradition cares less about the facing than about where on the east wall the door sits: of the eight door positions on that side, most vastu consultants approve only two, Jayanta and Indra (also called Mahendra), in the northern half.

First, check that the flat really faces east

Brochures use "east facing" loosely: the balcony, the tower's front, the view. Vastu practitioners use one test: stand just inside your own main door, face out towards the corridor or road, and read a phone compass held flat, away from the steel door frame. The direction you are looking at is the facing.

For a flat, that is your door, not the building's lobby. If the reading lands between two directions (say 50 or 60 degrees), you have a north-east or south-east facing home, which the tradition treats as its own case.

The eight door positions on an east wall

Vastu maps a plot onto the Vastu Purusha Mandala, a grid whose outer ring holds 32 deities, eight to a side, each side giving eight door positions (padas). The Brihat Samhita of Varahamihira (chapter 53, on house-building) is the classical text most often cited for the idea that each door position carries the results of its deity. Modern consultants read the east side from the north-east corner to the south-east corner like this:

These are traditional associations as consultants such as Anant Vastu publish them, not measured outcomes, and schools disagree at the edges. One widely read guide lists Agni, Jayanta, Indra, Surya and onward, dropping Parjanya and shifting every number by one; another calls the fifth pada the most auspicious on the east wall. So if a consultant tells you to "move the door to E3", ask which deity that is. The rule of thumb survives every version: the northern half of the east wall, a little away from the corner.

Measuring the padas on your own plan

Divide the full east frontage by eight. On a 40-foot frontage each pada is 5 feet wide, so Jayanta and Indra together run from 10 to 20 feet south of the north-east corner, room enough for a 3.5-foot door in either.

Room-by-room: the classic east-facing layout

East-facing vastu plans converge on one idea: the east and north stay light and open, the south and west carry the weight.

The front: an open east setback

On a plot the tradition wants the bigger open margin on the east, used for a garden or parking, with no staircase, tank or storeroom there. Some published 30x40 east-facing plans show a 6-foot east setback against under 2 feet on the west, precisely for this reason.

Kitchen in the south-east, close to the door

The south-east is the Agni (fire) corner, and on an east-facing plot it sits at the front, on the entrance side. That is the east plan's signature quirk: the kitchen often lands near the main door. The stove goes on the kitchen's south-east counter so the cook faces east, with the sink kept apart in the north-east of the kitchen.

Prayer space and living room towards the north-east

The north-east (Ishanya) corner is kept for a pooja room, study or an airy living room. A toilet or staircase here is the single thing most consultants object to hardest.

Master bedroom, stairs and toilets

The master bedroom goes to the south-west, the heaviest corner, with the bed's head to the south or east. Stairs belong in the south or west. Toilets go to the north-west or west. The wider logic of each room, independent of facing, is on our vastu tips for home page.

Why an east face also makes practical sense

Set the tradition aside and an east face still suits most Indian cities. The sun leaves the east wall by late morning, so east glass takes in far less heat than west glass, which catches the low sun in the hottest part of the day. That is why many architects like an east front even for clients with no interest in vastu.

What the market pays for an east face

East and north faces are the easiest to sell in markets where vastu is widely followed. A 99acres survey, reported by Punekar News, found 62% of homebuyers prefer vastu-compliant homes and 44% are willing to pay more. Developer and broker blogs go further: some put the resale premium for east-facing homes in Gurgaon at 3% to 5%, and say east-facing units in new launches go first. None of those claims come with transaction data behind them, so read them as sales talk, not as a price index.

Worked example: what a 4% "east premium" costs you

Say two otherwise identical 2 BHK flats are offered at Rs 90 lakh (west facing) and Rs 93.6 lakh (east facing), a 4% gap. The extra is Rs 3.6 lakh. If you fund it with a 20-year home loan at an assumed 8.5% a year, the monthly rate is 0.708% and the EMI on Rs 3.6 lakh works out to about Rs 3,124. Over 240 months you repay about Rs 7.5 lakh for that Rs 3.6 lakh. Whether that is worth it depends on whether you expect the next buyer to pay the same gap; if you do, the premium comes back at resale. A flat buyer's real choice is made at booking: which unit, which door. After that, adjustments are about furniture and use. Symbolic remedies sold for a door in a disfavoured pada (pyramids, strips, symbols) are beliefs; the building does not change.

When an east face is the wrong priority

Facing is one line in a long checklist and a poor reason to accept a worse flat. Watch for these:

  • A south-east door sold as "east facing". A door at the south end of the east wall is technically east facing and, by the same tradition the seller is invoking, one of its weakest positions.
  • A road hitting the plot. A street that runs straight into the plot (veedhi shoola) is read favourably from the east and north-east in most texts, unfavourably from the south-east. Check where it lands, not just that it comes from the east.

Frequently asked questions

Is an east-facing house good as per vastu?

In traditional vastu, yes: east is ruled by Indra and associated with the rising sun, and an east entrance is among the most recommended. The tradition qualifies it, though. A door in the Jayanta or Indra pada, in the northern half of the east wall, is favoured; a door towards the south-east corner is not. So an east face alone does not make a home compliant.

Where should the kitchen be in an east-facing house?

Vastu places it in the south-east corner, the Agni zone, with the stove on the south-east counter so the cook faces east. On an east-facing plot that corner is on the entrance side, so the kitchen often ends up near the front door. The north-west is the usual fallback when the south-east is not available.

Which pada is best for the main door of an east-facing house?

Most consultants name Jayanta and Indra (Mahendra), the third and fourth of eight positions counted from the north-east corner. Numbering varies between schools, so confirm by deity name. On a 40-foot frontage, those two padas cover the stretch from 10 to 20 feet measured from the north-east corner.

Do east-facing flats cost more?

Often a little, especially in cities where many buyers follow vastu, such as Hyderabad. Developer blogs cite 3% to 5% for resale in Gurgaon, but there is no published transaction data to confirm a fixed premium. Negotiate it like any other price difference and weigh it against floor, light and location.
