Vadodara Real Estate Market: Gotri, Vasna-Bhayli and the Bullet Train Effect
Vadodara is still one of the cheapest big cities in western India to buy a flat in. Portal asking prices in the popular western belt (Gotri, Vasna-Bhayli, Sevasi) mostly sit between Rs 3,300 and Rs 4,000 per sq ft, with Alkapuri and Tandalja nearer Rs 4,000-4,700. Add 4.9% stamp duty and a 1% registration fee, charged on the higher of your price and the jantri value.

What drives Vadodara's market
Vadodara buys mostly for its own use. Demand comes from people who work in its industrial estates, the university and hospitals, and from families moving up within the city. In our reading it is less of an investor market than Ahmedabad or Surat, which keeps prices steadier but also caps how fast they rise. The newest employer with real weight is the Tata Advanced Systems and Airbus C295 final assembly line, inaugurated on 28 October 2024. It was scheduled to roll out its first aircraft in September 2026 and is to deliver 40 to the Indian Air Force by August 2031. It adds skilled jobs, but one plant does not reprice a city this size.

One developer-run blog puts new 2BHK flats in Gotri at Rs 4,500-5,500 per sq ft, well above the portal averages. New launches usually quote above the resale stock that dominates portal averages.
Stamp duty, registration and the jantri
Gujarat levies 4.9% stamp duty on a residential purchase, made up of a 3.5% basic rate and a 1.4% surcharge, plus a 1% registration fee. Both are charged on the higher of the deed value and the jantri (the state's Annual Statement of Rates). Worked example: a Rs 50 lakh flat in Gotri
- Stamp duty at 4.9%: Rs 2,45,000.
- Registration at 1%: Rs 50,000. Total Rs 2,95,000, or 5.9%.
- Bought by a woman in her sole name: Rs 2,45,000. The saving is Rs 50,000.
- If the jantri value for that unit were Rs 55 lakh, a male buyer would pay 5.9% of Rs 55 lakh: Rs 3,24,500, or Rs 29,500 more for nothing.
The jantri revision that has not happened yet
Gujarat's jantri ran on 2011 rates for 12 years until the state doubled them from 15 April 2023. It then published a draft Jantri-2024 on 20 November 2024 and took objections until 20 December 2024. More than 11,000 objections and suggestions came in, around 6,000 of them asking for lower rates. The new rates were meant to apply from 1 April 2025 but were put on hold, and the 2023 rates still apply as of this writing. When it lands, duty in some pockets will rise. GujRERA and VUDA checks
GujRERA has regulated Gujarat projects since May 2017, and its project search is public. Before paying a booking amount, check the registration number, approved plan, committed completion date and quarterly progress filings. Our RERA quarterly progress report note explains them. Ask for the carpet area in the agreement, since the advertised rate is usually on super built-up area.
Outside the municipal limits, the Vadodara Urban Development Authority (VUDA) plans growth through town planning (TP) schemes. Bhayli has final TP schemes (No. 2 and No. 4), while draft schemes 24A (Ankodia-Khanpur-Sevasi-Mahapura) and 24B (Bhayli-Raypura-Gokulpura) are still in the pipeline. VUDA is auctioning plots in Sevasi and Bhayli with a Rs 100 crore land-sale target for 2026-27. A plot in a draft scheme can still lose land to roads and reservations. The bullet-train station sits at the existing railway station, not in the western suburbs where most new projects are. For a Gotri or Bhayli flat it means a shorter trip to Mumbai once the full line opens, not a local price jump. Be wary of any brochure selling a "bullet train premium".
Rent and yield on real numbers
Current 2BHK rental listings in Gotri run from about Rs 11,000 to Rs 22,000 a month, with the portal typical near Rs 12,000. On Vasna-Bhayli Road, the portal typical is about Rs 14,000. Take a 2BHK of 1,100 sq ft super built-up in Gotri at Rs 3,800 per sq ft: Rs 41.8 lakh.
- At Rs 12,000 a month, rent is Rs 1.44 lakh a year: a gross yield of about 3.4%.
- At Rs 16,000 a month, rent is Rs 1.92 lakh: about 4.6%.
- Add 5.9% stamp duty and registration (about Rs 2.47 lakh) and the outlay is Rs 44.27 lakh. The same rents yield about 3.3% and 4.3%.

Risks before you buy in Vadodara
Flooding
On 26 August 2024 about 12.4 inches of rain fell on Vadodara, and the Vishwamitri rose to 10.8 metres, 2.7 metres above the danger level and higher than the 2005 flood. Sama-Savli Road, Fatehganj, Karelibaug, Akota, Old Padra Road and Vadsar were inundated, societies on Harni-Motnath Road saw water up to 5-7 feet, and over 22,000 people were moved to relief camps. Ask neighbours and the society how high the water came in 2019 and 2024, check whether the basement parking flooded, and avoid ground-floor units in the affected belts.
Who should buy, and who should not
Vadodara suits families who will live in the flat, buyers working in the city's industries or the new aerospace plant, and landlords content with a steady 3-4.5% gross yield. With Vasna-Bhayli and Sevasi slightly down on the year, it does not suit anyone expecting quick price growth, or anyone buying on the promise of the bullet train.
