Mysuru Real Estate Market: Vijayanagar, Bogadi and Life After the Expressway
Mysuru is a plot market first. Land in established western layouts such as Vijayanagar quotes about Rs 9,000-14,000 per sq ft on portals, while flats in Hebbal and Bogadi sit near Rs 4,700-6,200. Registering a purchase costs about 7.6% of the higher of your price and the guideline value, since Karnataka doubled its registration fee to 2% in August 2025.

Why Mysuru trades like no other city its size
Most buyers in Mysuru want a site to build a house on, not a flat. Portal data shows it clearly: Vijayanagar has close to 200 plot listings on one portal and thin, erratic flat data, and 99acres shows the locality's land up 65% over three years while its flat average swings wildly. Flats are a newer product here, concentrated in Hebbal, Bogadi and the ring road.
That makes the paperwork more important than in a flat-led city. A plot's value rests on its layout approval, land conversion and khata. Square Yards puts the city-wide average near Rs 7,450 per sq ft, a figure pulled up by prime land. The one-year jumps on Bannur Road and in Vijayanagar land come from shifting listings, not a price index, so treat them as a sign of interest rather than a return you can expect.
Registration cost, guideline values and e-khata
Karnataka charges 5% stamp duty, a 10% cess on the duty and a 2% surcharge on the duty in urban areas. From 31 August 2025 the registration fee doubled from 1% to 2%, the first change since 2003. Worked example: a Rs 60 lakh flat in Bogadi
- Stamp duty at 5%: Rs 3,00,000.
- Cess at 10% of the duty: Rs 30,000. Urban surcharge at 2% of the duty: Rs 6,000.
- Registration at 2%: Rs 1,20,000.
- Total: Rs 4,56,000, or 7.6%. Before August 2025 the same deal cost Rs 3,96,000.
Guideline values
Karnataka last revised guideline values statewide in 2023. A revision was announced for 1 April 2026, with reported increases of roughly 10-30% depending on the area, but reports as late as May 2026 said it had not been gazetted, so the old values still applied. Khata and e-khata
The state has made e-khata compulsory, and the Mysuru City Corporation has run an e-khata drive across its nine zonal offices, with draft e-khatas published on the e-Aasthi portal. The MUDA scandal as a due-diligence lesson
The facts, in order. On 12 December 2021 MUDA allotted 14 sites to B M Parvathi, the Chief Minister's wife, under its 50:50 scheme, which gave landowners half the developed land in lieu of about 3.16 acres taken for a layout. In September 2024 a special court ordered a Lokayukta police probe. Parvathi returned all 14 sites on 3 October 2024. In December 2024 the Enforcement Directorate said it had found evidence of irregularities and alleged that MUDA had illegally allotted 1,095 sites in all. On 19 February 2025 the Lokayukta police moved to close the case against the Chief Minister and his family for lack of evidence, a closure the ED challenged. MUDA was dissolved on 23 May 2025 under the Mysuru Development Authority Act 2024, and MUDA had earlier decided to withdraw 50:50 sites once the probe was complete.
For a buyer, the point is not the politics. It is that an authority site can be questioned years after allotment. If you are buying a resale MUDA or MDA site, ask how it was first allotted (auction, general allotment or compensation), get the allotment letter and possession certificate, and check whether that layout's compensation sites are under review. A site allotted as compensation under 50:50 carries more risk until the review ends.
K-RERA and layout checks
Any project on more than 500 sq metres or with more than eight units must be registered with K-RERA, plotted layouts included, and the portal is free to search. For a plot, check the conversion order issued by the Deputy Commissioner for residential use, the layout sanction (MDA, or the town planning authority for panchayat layouts), the RTC from Bhoomi, a 30-year encumbrance certificate and the khata. The expressway's effect is best read in land prices, which rose sharply in the western layouts after 2023, while flat prices moved far less. Developers along the corridor credit it with large gains, but we found no registration data isolating the expressway from the wider market. The Peripheral Ring Road is at the report stage, so a plot sold on its alignment is a bet on a line that is not yet fixed.
Rent, yield and who should buy
2BHK flats in Vijayanagar rent for about Rs 12,000-20,000 a month. Take a 1,100 sq ft 2BHK at Rs 5,000 per sq ft, roughly the Hebbal-Bogadi flat band: Rs 55 lakh.
- At Rs 12,000 a month (Rs 1.44 lakh a year), the gross yield is about 2.6%.
- At Rs 20,000 a month (Rs 2.4 lakh), it is about 4.4%.
- Add 7.6% registration costs (Rs 4.18 lakh) and the outlay is Rs 59.18 lakh: about 2.4% and 4.1%.

Who Mysuru suits, and who it does not
Mysuru suits families who want to build their own house, retirees, and Bengaluru professionals on hybrid schedules who can live with a 75-90 minute drive. It suits patient land buyers in approved layouts. It does not suit anyone who needs rental income from a plot, anyone relying on the Peripheral Ring Road or the airport to lift a specific site, or anyone tempted by a cheap compensation site whose allotment history they cannot trace.
