Nashik Real Estate Market: Gangapur Road, Pathardi and the Kumbh Build-Up
Nashik is one of Maharashtra's cheaper large cities to buy a flat in. Portal asking prices run from about Rs 4,000 per sq ft at Pathardi Phata to Rs 5,300-5,600 on Gangapur Road, the city's most expensive address. You pay 6% stamp duty and a registration fee capped at Rs 30,000, on ready reckoner values that were frozen for 2026-27.

What kind of market Nashik is
Nashik is Maharashtra's third industrial centre after Mumbai and Pune. The Satpur and Ambad MIDC estates are the two largest by area, HAL's aircraft plant sits at Ozar about 16 km out, and the district lists Mahindra & Mahindra, Bosch, CEAT and Siemens among its employers. That gives the city a steady base of salaried buyers and tenants, and prices that tend to move slowly.

These are portal asking prices, and 99acres also publishes an average of registered transactions for some localities, shown where available. The two can differ by more than 20%, so treat the table as a ranking.

Nashik Road is the odd one: registered deals average above the asking price, which suggests older resale stock dominates the listings. Adgaon shows the widest spread, from about Rs 2,340 on one portal to Rs 4,350 in registry data.
Stamp duty, registration and the ready reckoner
Inside the Nashik Municipal Corporation, stamp duty totals 6% of the higher of the agreement value and the ready reckoner value. Sources describe the sixth percentage point differently (some call it a local body surcharge, some a metro cess), but they agree on the 6% total. A woman buying a home in her sole name gets a 1% concession, and the old rule that she lost it by selling to a man within 15 years has been removed. Worked example: a Rs 60 lakh flat on Gangapur Road
- Stamp duty at 6%: Rs 3,60,000.
- Registration: Rs 30,000 (the cap applies). Total Rs 3,90,000, or 6.5% of the price.
- A woman buying alone: 5% is Rs 3,00,000, plus Rs 30,000, so Rs 3,30,000. She saves Rs 60,000.
- A jointly owned flat with a man on the title pays the full Rs 3,90,000.
The ready reckoner
Maharashtra raised ready reckoner rates from 1 April 2025 by an average 3.89% across the state, and by 7.31% in Nashik city, one of the larger increases after Solapur's 10.17%. For 2026-27 the state kept rates unchanged. MahaRERA, flood lines and plots
Check any new project on the MahaRERA site before paying a booking amount: the registration, the committed completion date, the quarterly updates and any complaints. MahaRERA has sent show-cause notices to more than 10,700 lapsed projects across the state and names Nashik among the regions with the most after Mumbai and Pune. Nashik has a second check most cities do not: the Godavari flood lines. The state's water resources department marks a blue line (the 25-year flood) and a red line (the 100-year flood). Construction inside the blue line is prohibited and between the lines it is restricted. Nashik's lines were redrawn after the flood of 28 August 2008, when buildings 125-200 metres from the river stood in water for 10-15 hours. Ask for the plot's position on the flood-line map, especially near Panchavati, Gangapur Road's river side and the ghats. What the Kumbh does and does not do
The state has approved a Simhastha development plan reported at between Rs 22,425 crore and Rs 25,055 crore (sources differ) and approved a law creating a Kumbh Mela Authority. Roads, ghats, water and sewage works will outlast the festival. Pilgrim crowds will not. Land sellers around Trimbakeshwar and Panchavati are marketing plots on Kumbh demand, but a festival whose main bathing days fall across six weeks in 2027 is not a rental market. The rail line is the cautionary tale. It was approved as a 235-km, roughly Rs 16,000 crore corridor through Sinnar and Sangamner, then shifted because it ran too close to the Giant Metrewave Radio Telescope. Anyone who bought land near a proposed Sinnar station on that promise is now waiting on a committee.
Rent and yield
Portal data puts a typical 2BHK on Gangapur Road at about Rs 14,700 a month, with listings of 900-1,000 sq ft at Rs 16,000-17,000. Take a 1,000 sq ft flat at Rs 5,600 per sq ft: Rs 56 lakh.
- At Rs 14,700 a month (Rs 1,76,400 a year) the gross yield is about 3.2%.
- At Rs 17,000 a month (Rs 2,04,000) it is about 3.6%.
- Add 6% stamp duty and Rs 30,000 registration (Rs 3.66 lakh) and the outlay is Rs 59.66 lakh. The yields fall to about 3.0% and 3.4%.

Who Nashik suits, and who it does not
Nashik suits families moving from Mumbai or Pune who want more space for the money, people working in the MIDC estates or at HAL, and retirees drawn by the climate. Finished flats in established localities suit it better than land banking. It does not suit anyone buying on the Kumbh, on the rail line or on the metro.
