On the listings read on 30 September 2026 a 1 BHK serviced unit asks about Rs 63.75 lakh to Rs 1.57 crore, or roughly Rs 8,500 to Rs 13,000 per sq ft. Three of the four named projects are finished and one is still being built. One portal counts 109-plus serviced apartments for sale in the city, 74-plus of them 1 BHK.

Cosmos Express 99 has two areas for one price. Two listings ask Rs 85 lakh for a 1 BHK serviced apartment, one on 795 sq ft, which it prints as Rs 10,691 per sq ft, and one on 967 sq ft. Either they are two units, or one unit quoted on two measures, super area and something larger. The difference is about Rs 1,900 per sq ft. The builder-buyer agreement or the conveyance deed settles which area you are paying for. The project itself is a larger residential development by Cosmos Infra Engineering, registered as GGM/368/100/2019/62 on 14 October 2019, where 2 and 3 BHK flats are priced at about Rs 1.31 crore to Rs 1.97 crore.
Why they cost less per foot than a flat
One portal puts the average asking rate for a 1 BHK flat in Gurgaon at about Rs 29,900 per sq ft and for a studio at about Rs 22,500. The serviced units above ask Rs 8,500 to Rs 13,000, between 28 and 43 per cent of that 1 BHK average. That gap is the product. A serviced apartment is sold as an income asset run by an operator, several of them sit inside commercial projects rather than housing societies, and the buyer pool at resale is investors, not families. M3M Paragon 57, which holds the 57th Suites, is registered as one commercial project, and Baani City Center is a 3.656-acre commercial block with shops, a food court and 96 serviced apartments above. A buyer who compares the per-foot rate with a flat next door and sees a bargain is comparing two different things.
What the rent pays
There are two ways to earn from one of these, and they give very different answers.
- Let it as an ordinary furnished flat. At Cosmos Express 99, 2 to 4 BHK flats rent for about Rs 28,000 to Rs 37,000 a month. No 1 BHK rent was published, and a 1 BHK should rent for less than a 2 BHK, so Rs 28,000 is a ceiling. At that ceiling a Rs 85 lakh unit earns Rs 3,36,000 a year: 3.95 per cent gross, and the real figure is lower.
- Put it with an operator. No operator publishes a monthly rate. This site's serviced apartment rent guide, re-checked on 6 October 2026, found nightly booking rates of about Rs 2,606 to Rs 8,110 for serviced apartments near Cyber City, Golf Course Road and MG Road, which is about Rs 78,180 to Rs 2.43 lakh for thirty nights at those rates; that is what a guest pays, not what an owner receives. The useful sum runs the other way: to gross the Rs 3,36,000 a year the same Rs 85 lakh unit would earn let as a plain flat, it would need about 129 nights a year at the cheapest of those rates, before electricity, water, wifi, housekeeping, furnishing wear, GST, the operator's share and every empty night. None of those rates is for a unit in Sector 99, so they set a ceiling, not a forecast. The owner's net is whatever the operator's agreement leaves, which is why the agreement matters more than the brochure.
Broker blogs say well-run serviced studios make 5 to 6 per cent in actual income, and another says 5 to 8 per cent. Those are marketing figures. Ask the seller of a resale unit for twelve months of operator statements, and ask a developer who promises a return who pays it, from what, and for how long.
M3M 57th Suites: the one still being built
The 57th Suites are 1 BHK duplexes of about 1,210 sq ft with ceilings quoted at about 19 ft, across nine floors, with a club of about 32,000 sq ft, inside M3M Paragon 57 in Sector 57. Broker pages ask Rs 1.35 crore, "Rs 1.45 crore onwards" and Rs 1.5 crore to Rs 1.57 crore. Broker pages had given possession as December 2026 or 1 May 2026; M3M announced on 6 April 2026 that Paragon 57, the building the suites are in, had received its occupation certificate. Buying here means paying GST on an under-construction unit and waiting for the occupation certificate. The Paragon page explains the registration and the retail in the same project.
Studios are not the same thing
A search for serviced apartments in Gurgaon returns studios alongside them. One portal lists 306-plus studio or 1 RK units, and in Sector 69 studios of 200 to 250 sq ft at Rs 15 lakh to Rs 16 lakh: Rs 15,00,000 over 250 sq ft of carpet is Rs 6,000, and Rs 16,00,000 over 200 sq ft is Rs 8,000. Nothing in those listings says the units are run by an operator. A studio is a size; a serviced apartment is a way of running a unit. Check which one you are being sold. Operated serviced apartments also exist that are not for sale at all, such as the juSTa Residences at AIPL Joy Street in Sector 66, which are booked like a hotel.
Registration, taxes and the paperwork
Registration varies project by project. Cosmos Express 99 carries a Haryana registration from 2019. M3M 57th Suites falls under the M3M Paragon 57 registration. For Baani City Center the sources disagree on whether it is registered at all, as the Baani page sets out, and no number was found for Paras Square. A law firm's commentary notes that hybrid hospitality and residential models do not fit neatly into a statute written for sales, which is one more reason to see the certificate rather than a broker's line.
Stamp duty in Haryana runs 5 to 7 per cent depending on the buyer and the location, plus a registration fee. GST is charged only on a unit bought under construction: 5 per cent on ordinary housing, and on commercial property 18 per cent with input tax credit since 22 September 2025 on two guides against an older 12 per cent on another, which the builder's invoice settles. It is not charged on a finished unit with an occupation certificate. On a Rs 1.45 crore 57th Suites duplex the commercial rate would be Rs 26.1 lakh at 18 per cent or Rs 17.4 lakh at 12 per cent, which is a reason to price a finished resale unit against it.
Who should buy one, and who should rent instead
A serviced apartment suits an investor who wants a furnished unit in a finished building, will read the operator's agreement before the price, and accepts that resale will be to another investor. It suits a buyer who wants a pied-a-terre near Golf Course Extension Road or the Dwarka Expressway for Rs 64 lakh to Rs 1 crore. It does not suit a family looking for a home, which will get more for its money in an ordinary society; see flats under Rs 1 crore. It does not suit anyone who needs a guaranteed income or a straightforward home loan. Checks before a token
- Land use and registration: the licence and the certificate for the specific project, and whether the unit is commercial or residential.
- The area basis: carpet, super or something larger, and the price divided by the area on the agreement.
- The operator: who runs the building, the revenue share, who pays for furnishing and repairs, and how you can leave the arrangement.
- Actual income: twelve months of statements for a resale unit, not a projected yield.
- Occupation certificate: in hand for a finished unit; for 57th Suites, a realistic date and the GST on the balance.
- The loan: the lender's written view before the token, since several of these are commercial units.

There is no single launch here, and the old Rs 2.7 crore floor had nothing under it. What can be bought is a 1 BHK serviced unit for about Rs 63.75 lakh to Rs 1.57 crore, mostly finished. It is cheap per foot because it is an income asset in a thin resale market, and the income is only as good as the operator's agreement. Get the statements, the land use and the lender's view before the price.
