About Ready to Move Office Space in Gurgaon
Ready to move office space in Gurgaon is a finished office you can lease and sit in within days, or buy without waiting for a building to go up. On the listings read in early October 2026, most ready offices in the city's established belts rent for ₹50 to ₹175 per sq ft a month, from a furnished 2,000 sq ft floor in Sector 49 at ₹1 lakh to a furnished 4,903 sq ft floor in Emaar Capital Tower on MG Road at ₹175. The smallest ready office found for sale costs ₹35 lakh.
For a buyer the other number is tax. A finished office sold after its completion certificate carries no GST. One still being built carries 18% since 22 September 2025 on the newer tax guides, or 12% on older ones, and the guides read for this page say the buyer cannot set it off as input tax credit. On a ₹1 crore office that is ₹12 lakh to ₹18 lakh, paid and kept.

The working on the listings read for this page: ₹1,00,000 over 2,000 sq ft is ₹50; ₹5,20,000 over 8,000 sq ft is ₹65; on Golf Course Road, ₹3,67,000 over 2,822 sq ft is ₹130, ₹1,50,000 over 1,500 sq ft is ₹100 and ₹4,75,000 over 5,000 sq ft is ₹95. Two of the three Golf Course Road listings sit under the ₹110 to ₹200 band this site's Golf Course Road guide gives for the corridor and the third near its foot; the listings named no towers, and the guide's band reflects the better ones. Emaar Capital Tower's ₹175 is a little above the ₹160 to ₹170 furnished rent the building's own page on this site found on 27 September. The other rows are each guide's own refreshed figure, with its own sources.
Office space for rent in Gurgaon that is ready to occupy is the normal case, not the exception: the Udyog Vihar guide alone counted about 260 offices listed to let there, almost all ready to move. The best office space for rent in Gurgaon for a team that must move this month is usually a furnished floor in a building already full of other tenants, because the lifts, the parking and the power backup have been tested by someone else. A small team that needs a room rather than a floor can start lower: the small-office guide found furnished rooms of 250 to 300 sq ft from about ₹10,000 a month.
Furnished, warm shell or bare shell: how fast you can move in
Fully furnished office space in Gurgaon, with workstations, cabins, cabling and air conditioning in place, lets you move in within days to weeks of signing. This site's furnished office guide puts the premium at roughly ₹10 to ₹30 per sq ft a month over bare shell in the same building, with Sohna Road the cheapest furnished belt at about ₹60.
A bare shell is cheaper to rent and slower to use. The bare shell guide gives about ₹1,800 to ₹3,500 per sq ft for a Grade A fit-out and three to four months of works after handover. On 5,000 sq ft at ₹2,500 a sq ft that is ₹1.25 crore before the first employee sits down, which is the real price of the lower rent.
Office space for sale in Gurgaon, ready to move
| Ready office | Size | Asking price | Per sq ft |
|---|---|---|---|
| Raheja Square, IMT Manesar | 342 sq ft | ₹35 lakh | ₹10,234 |
| Satya Hive, Sector 102 | 344 sq ft | ₹35 lakh | ₹10,174 |
| Sector 49 listing, semi-furnished | 760 sq ft | ₹41.6 lakh | ₹5,474 |
| Unitech Arcadia, South City 2 | 1,029 sq ft | ₹75 lakh | ₹7,289 |
| Sector 83, furnished | 562 sq ft | ₹80 lakh | ₹14,235 |
| M3M IFC, Sector 66 | 740 sq ft | ₹1.48 crore | ₹20,000 |
| Emaar Capital Tower, MG Road, let at ₹140 | 1,196 sq ft | ₹3.65 crore | ₹30,518 |
Office space for sale in Gurgaon that is ready to move starts at ₹35 lakh on this evidence. Ready office space in Gurgaon under 50 lakhs is scarce: the two ₹35 lakh units and the ₹41.6 lakh Sector 49 listing were the only ones found with a size attached. The Sector 49 listing works out under Unitech Arcadia's ₹5,963 floor and named no building, so ask whether 760 sq ft is carpet or super area before treating it as a bargain. Listings below ₹20 lakh came back without sizes, or at prices like ₹8.34 lakh for 834 sq ft, which is ₹1,000 a sq ft and reads as a monthly rent typed as a price.
Pre-leased office space in Gurgaon, a ready office sold with a tenant already paying rent, is priced on that rent. The 1,196 sq ft Emaar Capital Tower office let at ₹140 earns ₹20.09 lakh a year (1,196 × ₹140 × 12), 5.5% gross on ₹3.65 crore. M3M IFC at ₹20,000 a sq ft and the ₹95 rent the Sector 66 guide found there gives ₹1,140 a year on each sq ft, 5.7%. Read the lease before the yield: its remaining term, lock-in and escalation decide what you are buying.
This page deals with offices. Ready to move commercial property in Gurgaon also takes in shops, which are priced on frontage, floor and footfall rather than on an office rate, so a shop's price per sq ft says little about an office in the same building.
GST on ready to move commercial property, and the credit you cannot take
| What you buy | GST | Can the buyer claim it back? |
|---|---|---|
| A finished office, completion certificate issued | Nil; a sale of immovable property | Nothing to claim |
| An office still under construction | 18% since 22 September 2025 on newer guides; 12% on older ones | No, on the tax guides read |
GST on under construction commercial property is charged because the builder is supplying a construction service until the completion certificate is issued; after that the sale is a transfer of a finished building and falls outside GST. The rate is printed both ways: the newer guides give 18% from 22 September 2025, older ones 12%, so the builder's invoice settles which applies to a given sale.
This page used to say a GST-registered buyer could recover most of that tax as input tax credit. The tax guides read for this refresh say otherwise. Section 17(5)(d) of the CGST Act blocks credit on goods and services received to construct immovable property on one's own account, even when the building is used for business, and the Finance Act, 2025 rewrote that clause with effect from 1 July 2017, closing the opening the Supreme Court's Safari Retreats judgment had made for buildings put up to let. Where a rate table says "with input tax credit", it means the builder's credit on its own inputs. On a ₹1 crore office, 18% is ₹18 lakh and 12% is ₹12 lakh, and on this reading the buyer keeps that cost. Take your accountant's view on your own case before you sign.
Ready is not always dearer per sq ft
The old version of this page also said ready stock costs more per sq ft than a comparable office under construction. On this site's refreshed pages the opposite is common. Resale offices in Unitech Arcadia, Sector 49, ask ₹5,963 to ₹7,289 a sq ft, while Elan Mark in Sector 106, still being built, prices its floors at ₹21,750 to ₹50,000. The under-construction offices on the Dwarka Expressway sale guide run ₹8,500 to ₹17,500, which is above Sohna Road's ready resale and below MG Road's. At the top, ready towers cost the most: M3M IFC, with possession from December 2024, at about ₹20,000, and Emaar Capital Tower at ₹26,000 to ₹30,500. The building and its location set the price; whether it is finished mostly decides the tax and the wait.
What to check on a ready office before you sign
- The completion or occupation certificate itself. It is what keeps GST off a purchase and what shows the building is legally finished. See the document, not a broker's word.
- Title, on a purchase. The seller's conveyance deed and the chain behind it; on a lease, proof that the person signing owns the unit.
- Age of the lifts, chillers and DG sets. Their replacement reaches occupiers through maintenance.
- Last year's actual maintenance per sq ft, not the budget. Sohna Road towers in Sector 48 add about ₹20 a month; Emaar Capital Tower about ₹16.
- Parking, with the number of bays written into the lease.
- The condition of any existing fit-out, recorded in a schedule with photographs, so the deposit is not argued over at exit.
- Deposit, lock-in and escalation in writing. The ready listings read for this page rarely printed them; the let Emaar Capital Tower unit carries a nine-year lease with a three-year lock-in.
A month's bill on a ready office
Take the furnished 8,000 sq ft Udyog Vihar floor at ₹5.2 lakh a month. GST at 18% adds ₹93,600, for ₹6,13,600 before maintenance, power and parking, none of which the listing printed. A GST-registered tenant using the space for taxable supplies can usually set that GST off as input tax credit; if the landlord is unregistered and the tenant registered, reverse charge applies and the tenant pays it directly. The rent is above ₹50,000 a month, so a company tenant deducts TDS at 10%, ₹52,000 a month, under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026). An individual tenant not under audit deducts 2% under section 393(1) of the Income-tax Act, 2025 (Section 194-IB until 31 March 2026) and files Form 141. TDS is worked on the rent, not on the GST.
A ₹15,000 room in Sushant Lok stays under the ₹50,000 line, so no TDS falls due; GST at 18% adds ₹2,700 where the landlord is registered.
Stamp duty and the fee on a ready purchase
On the ₹35 lakh Raheja Square office, stamp duty at the municipal rates is ₹2.45 lakh for a man at 7%, ₹1.75 lakh for a woman at 5% and ₹2.10 lakh for joint buyers at 6%, charged on the higher of the price and the collector rate. The registration fee runs on a slab that reaches its ₹50,000 maximum only from about ₹90 lakh, so this office pays less and the ₹1.48 crore M3M IFC unit pays the full ₹50,000. No GST is added to either, because both buildings are finished. Our Gurgaon registration charges guide has the slab table.
Who ready to move suits
Teams that need to be working within weeks, and that would rather pay ₹10 to ₹30 a month more for a furnished floor than carry a fit-out for three or four months. Buyers who want an office that is already standing, with a tenant or a rent they can check, and no GST on the price. It suits less a company that wants its own layout on a long lease, which usually does better taking bare shell and fitting it out, and a buyer who wants the newest building in a belt, which may still be under construction and carries the tax.

FAQs
What does ready to move office space in Gurgaon cost to rent?
Most ready offices in the established belts ask ₹50 to ₹175 per sq ft a month on listings read in early October 2026: ₹50 to ₹70 plus about ₹20 maintenance in Sector 48 on Sohna Road, ₹50 to ₹82 for New Gurgaon suites, ₹95 to ₹130 on three Golf Course Road listings, and ₹175 for a furnished floor in Emaar Capital Tower on MG Road. Ready space in IMT Manesar asks ₹20 to ₹30, and on the Dwarka Expressway from ₹27.50.
What is the cheapest ready to move office for sale in Gurgaon?
₹35 lakh on the evidence found: a 342 sq ft office in Raheja Square, IMT Manesar, and a 344 sq ft office in Satya Hive, Sector 102, both about ₹10,200 a sq ft. Listings for office space in Gurgaon under 20 lakhs came back without sizes, or at about ₹1,000 a sq ft, which reads as a rent typed as a price, so none is counted here.
Is there GST on a ready to move office in Gurgaon?
No, once the completion certificate has been issued: the sale is a transfer of immovable property and falls outside GST. An office bought while it is still being built carries 18% since 22 September 2025 on the newer tax guides, or 12% on older ones, and the builder's invoice settles which.
Can a business buyer claim input tax credit on an under-construction office?
Not on the tax guides read for this page. Section 17(5)(d) of the CGST Act blocks credit on goods and services received to construct immovable property on one's own account, even for business use, and the Finance Act, 2025 rewrote that clause from 1 July 2017 to close the opening the Supreme Court's Safari Retreats judgment had made. On a ₹1 crore office, the ₹12 lakh to ₹18 lakh of GST is a cost the buyer keeps. Ask your accountant about your own case.
Is a ready to move office dearer per sq ft than one under construction?
Not as a rule in Gurgaon. Ready resale offices in Unitech Arcadia, Sector 49, ask ₹5,963 to ₹7,289 a sq ft, while Elan Mark in Sector 106, still being built, prices its floors at ₹21,750 to ₹50,000. The building and its location set the price; whether it is finished mostly decides the tax and the wait.
How quickly can I occupy a ready to move office on rent?
Days to weeks for a furnished office, once the lease and deposit are settled. A bare shell needs three to four months of fit-out after handover, at about ₹1,800 to ₹3,500 a sq ft for a Grade A finish. Furnished space usually costs ₹10 to ₹30 a sq ft a month more than bare shell in the same building.
What TDS applies to the rent on an office in Gurgaon?
A company or other business tenant deducts 10% once the rent passes ₹50,000 for a month, under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026). An individual tenant not under audit deducts 2% under section 393(1) of the Income-tax Act, 2025 (Section 194-IB until 31 March 2026) and files Form 141. TDS is worked on the rent, not on the GST.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Finished office buildings across Gurgaon, from Sohna Road and Udyog Vihar to MG Road, Golf Course Road and IMT Manesar typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Ready to move is two decisions. For a tenant it is speed: a furnished floor costs Rs 10 to Rs 30 a month more than bare shell and saves three to four months and Rs 1,800 to Rs 3,500 a sq ft of fit-out. For a buyer it is tax: a finished office carries no GST, while one under construction carries 18% or 12% that, on the tax guides read, the buyer cannot claim back. Ready offices are not generally dearer per sq ft either, so compare the building, not its stage.
