At Rs 6 to 7 crore a buyer is choosing between the address and the building, and cannot have both. Eighteen priced listings on this site sit in this band. On Golf Course Road and in Sectors 53-56 the money buys a finished neighbourhood and an apartment of about 2,600 sq ft. On Dwarka Expressway it buys 3,200 sq ft in a newer, better-specified tower in a corridor that is still assembling its schools, hospitals and retail. This page sets out that trade in numbers, and the three tests that usually settle it.

The gap is roughly Rs 4,000-5,000 per square foot, or about 20 per cent. That is the price of certainty, and whether it is worth paying depends on how long the flat will be held.

Eighteen listings is a small enough set to see in full, and at this price that is the right way to buy - shortlist everything in the band, then eliminate.
Three tests that settle the address question
1. The school run and the hospital drive
Do both journeys, at the hours you would actually do them. A corridor with a school arriving next year is not a corridor with a school. If the household has children, this test alone decides many purchases in this band.
2. The resale test
Ask an agent how many flats of your size changed hands in the shortlisted project - or in the shortlisted sector - in the last twelve months, and at what rate. On Golf Course Road the answer is a list. In a corridor still building out, the answer is often "none yet", which is not a verdict on the project but is a fact about your exit.
3. The construction test
Count the cranes within 500 metres of the shortlisted tower. Every one of them is dust, noise and truck traffic for the next several years - and, for a family moving in with a newborn or an elderly parent, that is not a minor consideration.
What the money buys inside the flat
At this level expect three to four bedrooms with attached bathrooms, a servant room off a service lobby, a utility balcony that is not the same as the drying balcony, two covered parking bays and a private or semi-private lift lobby. Specification is usually imported sanitaryware, a branded modular kitchen frame without appliances, engineered wood or large-format tile flooring, and VRV or VRF air conditioning provision rather than installed units.
What is still commonly excluded: wardrobes, lighting, kitchen appliances, and any joinery beyond the basics. The fit-out on a 3,000 sq ft flat at this standard runs Rs 50 lakh to Rs 1 crore, takes four to six months, and is not funded by the home loan.
The checks before booking
- Carpet area on the registration certificate, compared across the shortlist. At Rs 22,000 per sq ft, a 250 sq ft loading difference is Rs 55 lakh.
- Flats per acre and lifts per flat, both computable before construction.
- The maintenance rate from the developer's completed buildings, and the corpus deposit collected at handover.
- The unsold inventory of your configuration, which is your resale competition.
- What is scheduled with your phase - the club, the green, the retail - and what is scheduled with the last one.
- The registry cost: stamp duty and registration on circle rate or transaction value, whichever is higher, payable in cash.
Who this band suits
It suits a household that has settled the address question in its own mind. Buyers who know they want Golf Course Road should accept the smaller flat and the older building, because the corridor is finished and will stay finished. Buyers who want the larger, newer home and can wait for the corridor to mature should take the expressway, and should plan on holding for the full maturing rather than selling into it.
The buyer this band does not suit is the one who has not decided. At Rs 6.5 crore the cost of moving again - stamp duty, registration, brokerage and the fit-out written off - is large enough to make the first choice the one that matters.

Resale stock on Golf Course Road, which is half this band
A large share of what trades between Rs 6 and 7 crore on the older corridor is resale rather than new: apartments in buildings completed between about 2010 and 2018, in societies where the association is established, the corpus is funded and the maintenance history is readable. That history is the asset. Ask for two years of society accounts, the minutes of the last annual meeting and the current per-square-foot charge, and a great deal about how the building is run becomes visible in an hour.
Three things to inspect that do not apply to a new flat. The lifts: their age, their brand and whether a modernisation is due, because replacing two lifts in a tower is an assessment on every owner. The plumbing risers, which on a fifteen-year-old building are approaching the age where leaks begin. And the parking arrangement - older societies frequently allotted informally, and an undeeded bay is the most common dispute in a resale purchase at this price.
Registration and the paper trail on a resale
A resale purchase has no builder-buyer agreement to read; it has a chain of title instead. The essentials are the seller's registered sale deed, the occupation certificate for the building, a no-dues certificate from the society, and confirmation that no loan charge remains on the flat. Where the flat was bought on a loan that is still running, the bank holds the original deed and the sale is structured around its release - a normal process, but one that adds weeks and should be planned for rather than discovered.
A note on floors and duplexes
Two products sit alongside the apartments in this band and are easy to overlook. The first is the large independent floor in DLF Phase 1-3 or Sector 63A, where Rs 6.5 crore buys a whole floor of 3,000-3,500 sq ft with no shared walls and no clubhouse cost, in a location that a tower at the same price cannot reach. The second is the duplex or lower-penthouse unit in an older Golf Course Road tower, usually a resale, which trades at a discount to its size because the pool of buyers wanting a double-height flat is narrow. Both are worth shortlisting for a household that values space and is indifferent to a gym and a pool, and both take longer to sell than a standard four-bedroom for exactly the same reason.
