About DLF Cyber City Office for Rent, NH-48 Gurgaon
DLF Cyber City is DLF's office district on NH-48 (the old NH-8) in Gurugram: about 125 acres, roughly 15 million sq ft of offices, and a Rapid Metro loop running through it. Floors here are leased, not sold, and Grade A space lets at about Rs 130 to Rs 176 per sq ft a month, before maintenance of about Rs 20 to Rs 35. The row this page replaces printed rent "from Rs 80" and an all-in cost of Rs 110 to Rs 150; neither survives the leases signed in the last eighteen months.
Two of those leases were filed publicly, and they are the best evidence anyone outside the landlord's office has. They are where this page starts.
Two signed leases, divided out
- Airbnb, 46,437 sq ft, from 1 October 2025. First monthly rent Rs 61.53 lakh, which is Rs 61,53,000 over 46,437 sq ft, or Rs 132.5 per sq ft. Five-year term, rent rising 5 per cent every year, security deposit Rs 5.54 crore. The deposit is Rs 5.54 crore over Rs 61.53 lakh, nine months of rent.
- Smartworks, about 4.7 lakh sq ft on five floors, rent from March 2025. Rs 165 per sq ft a month and Rs 94 crore a year, six-year term, deposit of six months at Rs 47.3 crore, and a 9 per cent rise after three years. The check: 4.7 lakh sq ft at Rs 165 is about Rs 7.76 crore a month, or Rs 93 crore a year, which matches the reported Rs 94 crore once the area is rounded.
The reports name neither building, so the Rs 32.5 gap between them cannot be put down to one cause. What they show is that a large, well-known tenant pays between about Rs 130 and Rs 165 here today, and that the deposit runs to six or nine months of rent, not the three often assumed for an office.
The asking ladder
| Reading | Rs per sq ft a month | What it is |
|---|---|---|
| Bare shell, older blocks | 100 to 110 | A broker's quote for raw space, read in September |
| Average on carpet area | About 133 | A coworking site's campus average |
| Fitted Grade A | 130 to 140 | A sector guide's band |
| Airbnb, signed | 132.5 | About 139 from October 2026, after the first 5 per cent rise |
| Smartworks, signed | 165 | Whole floors for a flexible-office operator |
| Grade A warm shell benchmark | About 176 | A leasing guide's figure for early 2026 |
The old row's Rs 80 floor matches one leasing site that quotes Rs 80 to Rs 150 for the campus without naming a building. No lease or ask at Rs 80 in a named Cyber City building was found. This site's DLF Cyber City sale page treats Rs 135 to Rs 160 as the credible band, and the two signed leases sit either side of it, so the two pages agree. Our Cyber City sale guide splits the same evidence into bare shell at Rs 100 to Rs 110 and fitted space at Rs 130 to Rs 140.
What a floor costs a month
Rent and CAM are charged per sq ft, and GST at 18 per cent is added to the rent. A coworking site puts CAM at Rs 20 to Rs 35 per sq ft a month on top of rent, so each line below shows both ends:
| Space | Rent | CAM at Rs 20 to 35 | GST on rent | A month, before power and parking |
|---|---|---|---|---|
| 5,000 sq ft at Rs 133 | Rs 6,65,000 | Rs 1,00,000 to Rs 1,75,000 | Rs 1,19,700 | Rs 8,84,700 to Rs 9,59,700 |
| 10,000 sq ft at Rs 165 | Rs 16,50,000 | Rs 2,00,000 to Rs 3,50,000 | Rs 2,97,000 | Rs 21,47,000 to Rs 22,97,000 |
| 25,000 sq ft at Rs 176 | Rs 44,00,000 | Rs 5,00,000 to Rs 8,75,000 | Rs 7,92,000 | Rs 56,92,000 to Rs 60,67,000 |
| 46,437 sq ft at Rs 132.5, Airbnb's first year | Rs 61,53,000 | Rs 9,28,740 to Rs 16,25,295 | Rs 11,07,540 | Rs 81,89,280 to Rs 88,85,835 |
Parking is billed separately at about Rs 5,000 to Rs 10,000 a bay a month. A GST-registered company can usually set the tax on rent against its own GST, which takes the 5,000 sq ft line to about Rs 7.65 lakh to Rs 8.4 lakh. A company tenant also deducts tax at source from the rent under section 393(1) of the Income-tax Act, 2025, which replaced section 194-I on 1 April 2026.
Deposit, escalation and term
The landlord's opening position is visible in the two filed leases: a deposit of six to nine months, a term of five or six years, and either a yearly rise or a step after three years. A coworking site gives the wider convention as 3 to 10 year terms with 5 to 10 per cent a year. Here is what 5 per cent a year does to Airbnb's rent:
| Lease year | Rs per sq ft | A month on 46,437 sq ft |
|---|---|---|
| 1, from October 2025 | 132.50 | Rs 61.53 lakh |
| 2, from October 2026 | 139.13 | Rs 64.61 lakh |
| 3 | 146.08 | Rs 67.84 lakh |
| 4 | 153.38 | Rs 71.23 lakh |
| 5 | 161.05 | Rs 74.79 lakh |
Over five years that is about Rs 40.8 crore of rent before CAM and tax, and a fifth-year rate close to what Smartworks pays now. A tenant comparing quotes should compare the whole term, not the first month. At the same opening rent, 5 per cent a year costs more than one 9 per cent step after three years: by year four the rent is 15.8 per cent above the start, not 9 per cent.
Who the landlord is
DLF Cyber City Developers Ltd, DLF's rental joint venture with GIC, owns and lets the campus. That company is now spending about Rs 6,000 crore on 75 lakh sq ft of new office and retail space in Gurugram, including 55 lakh sq ft in the next phase of DLF Downtown, so more Grade A supply is coming to this part of the city. Because the landlord is one institution rather than hundreds of floor owners, a lease here is negotiated with a leasing team, on a standard deed, and the room for a private side deal is small. Anyone offering a Cyber City floor "for sale" should be read against our sale page, which explains why there is almost nothing to buy.
The campus: buildings, sizes and address
The developer's page names Buildings 6, 7A, 7B, 9A, 9B, 10 and 14, Cyber Greens, Epitome, Forum, Infinity and the Innov8 coworking floors among its offices. On a property consultant's lease listings, DLF Cybercity Building 10C is a single tower of 13,63,933 sq ft and Building 10B 8,82,733 sq ft; Buildings 8A to 8C are in Sector 24 and Buildings 10A to 10C in Sector 25, with rent marked as negotiable on every one. The postal address is DLF Cyber City, DLF Phase 2 and Phase 3, Gurugram 122002.
Those are the offices in Cyber City in the strict sense. Listings use the name loosely, so ask for the building and plot, not just the district, before you compare a quote with the figures here.
Metro, roads and parking
The Rapid Metro's Cyber City loop has stations at Phase 2, Belvedere Towers, Cyber City, Moulsari Avenue and Phase 3, and changes to the Yellow Line at Sikanderpur, so staff can come from Delhi by train. DLF lists a 16-lane signal-free road network with six underpasses, about 1 km of skywalks to the stations, and its own fire station. Parking is the cost that surprises tenants: at Rs 5,000 to Rs 10,000 a bay, fifty bays add Rs 2.5 lakh to Rs 5 lakh a month. More metro-served buildings are on the office space near metro page.
A team too small for a floor
The buildings are let in large blocks, and no priced lease under a few thousand sq ft was found. A small team gets into the campus through a desk. A coworking site listed WeWork in DLF Forum from Rs 17,999 a seat a month, COWRKS from Rs 19,999, 91Springboard in Building 7A at Rs 24,999 and Innov8 in DLF Cyber Greens at Rs 26,999. Smartworks' 4.7 lakh sq ft is the same idea at scale. Twenty desks at Rs 17,999 cost about Rs 3.6 lakh a month with power and cleaning included. If a 2,000 sq ft office were offered at the Rs 133 campus average, rent, CAM at Rs 20 and GST would come to about Rs 3.54 lakh before fit-out, power and parking, so the desks cost about the same and need no deposit of nine months. The coworking page compares desk prices across the city.
Against nearby office buildings
| Building | Office rent, Rs per sq ft a month | Note |
|---|---|---|
| DLF Cyber City | 130 to 176 | Plus Rs 20 to 35 CAM; Rapid Metro inside the campus |
| DLF Atrium Place, Udyog Vihar Phase 5 | 171 | Google's anchor lease from October 2025 |
| DLF Plaza Tower, DLF Phase 1 | 100 to 128 | On the listings found |
| Candor TechSpace, Sector 21 | 80 | Plus about Rs 19 CAM |
| MVL iTech Park, Sector 15 | About 70 | Older building across NH-48 |
DLF Atrium Place, the newer DLF and Hines campus up the highway, let its first tower to Google at Rs 171, inside this page's band. Candor TechSpace costs about Rs 99 all-in, and DLF Plaza Tower lets at Rs 100 to Rs 128, which is where a tenant who wants a DLF address at a lower rent should look. The wider belt is on the Udyog Vihar office rent page and the Grade A office page.
Who this suits
A company of a few hundred people that needs a large floor, a metro on the doorstep and an address its clients and recruits know, and that can sign for five years. It does not suit a team under about 30 people, who should take desks; or a cost-first tenant, who pays about Rs 80 plus CAM at Candor TechSpace in Sector 21.
Before you sign
- Building and plot: which Cyber City building, which floor, and both carpet and chargeable area, because the campus average of about Rs 133 is quoted on carpet.
- The lessor: the company named on the deed, and the board authority of whoever signs for it.
- Deposit: six to nine months is what the filed leases show; negotiate from there.
- Escalation: yearly or stepped, and the rent in year five worked out in writing.
- CAM and parking: this year's CAM rate and last year's actual, and the number of bays included.
- SEZ or not: if the floor is inside a notified SEZ, only an approved SEZ unit can occupy it.
- Fit-out period: on bare shell, rent-free months agreed before signing.
Frequently asked questions
What is the office rent in DLF Cyber City Gurgaon?
Grade A floors let at about Rs 130 to Rs 176 per sq ft a month before maintenance. Two signed leases mark the range: Airbnb took 46,437 sq ft from October 2025 at Rs 132.5, and Smartworks took about 4.7 lakh sq ft from March 2025 at Rs 165. A leasing guide put the Grade A warm-shell benchmark at about Rs 176 in early 2026. Bare-shell space in older blocks is quoted from about Rs 100 to Rs 110.
How much does office space for rent in DLF Cyber City Gurgaon cost a month?
A 5,000 sq ft floor at Rs 133 costs about Rs 8.85 lakh to Rs 9.6 lakh a month: Rs 6,65,000 rent, Rs 1,00,000 to Rs 1,75,000 of CAM at Rs 20 to Rs 35, and Rs 1,19,700 of GST on the rent. A 10,000 sq ft floor at Rs 165 costs about Rs 21.5 lakh to Rs 23 lakh. Parking is extra, at about Rs 5,000 to Rs 10,000 a bay a month.
What deposit and escalation do DLF Cyber City leases carry?
On the two signed leases, six to nine months' rent as deposit. Airbnb paid a Rs 5.54 crore deposit against a first monthly rent of Rs 61.53 lakh, which is nine months, on a five-year lease rising 5 per cent a year. Smartworks paid six months, Rs 47.3 crore, on a six-year lease with a 9 per cent rise after three years. A coworking site gives terms of 3 to 10 years with 5 to 10 per cent a year.
Who is the DLF Cyber City owner, and who signs the lease?
DLF Cyber City Developers Ltd, DLF's rental joint venture with the Singapore fund GIC, holds and lets the campus. Floors are leased, not sold in pieces, so a tenant signs with that company or with an operator that has leased space from it. Ask any broker offering a floor which company is the lessor on the deed.
Is there a DLF Cyber City WeWork or other coworking for small teams?
Yes. A coworking site listed dedicated desks at WeWork in DLF Forum from Rs 17,999 a seat a month, COWRKS from Rs 19,999, 91Springboard in Building 7A at Rs 24,999 and Innov8 in DLF Cyber Greens at Rs 26,999, all negotiable. Smartworks has also leased about 4.7 lakh sq ft here. For a team under about 30 people, a desk is the practical way into the campus.
Which metro stations serve DLF Cyber City?
The Rapid Metro loop runs through the campus, with stations at Phase 2, Belvedere Towers, Cyber City, Moulsari Avenue and Phase 3, and changes to the Delhi Metro Yellow Line at Sikanderpur. DLF has also built about 1 km of skywalks and foot bridges to link the buildings to the stations.
What is DLF Cyber City, and what is its address?
It is DLF's office district on NH-48, about 125 acres carrying roughly 15 million sq ft of offices, on the developer's own page. The address is DLF Cyber City, DLF Phase 2 and Phase 3, Gurugram 122002; the buildings sit in Sectors 24 and 25. Building 8 is in Sector 24 and Building 10 in Sector 25, on a property consultant's listings.

Possession Timeline
Finished and occupied. Space is let on signing; bare floors need a fit-out period, agreed as rent-free months in the lease.
Rental Yield & Lease Income
Commercial office in DLF Cyber City, DLF Phase 2 and 3, Sectors 24 and 25, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
The old row's Rs 80 floor and Rs 110 to 150 all-in band are too low. Two filed leases put a large tenant at Rs 132.5 and Rs 165, and a leasing guide's Grade A benchmark is about Rs 176, so Rs 130 to Rs 176 plus Rs 20 to 35 CAM is the honest band. Expect a deposit of six to nine months and a rise every year or after three years. Small teams should take desks here rather than floors.
