About Nirvaana Hills Farmland, Near Akoda (Mahendragarh): What Is Sold and What to Check
Nirvaana Hills is a farmland project sold by SEAD Realty in the Aravalli hills of south Haryana. Its own site gives the address as Naurangabas Rajputana, near Akoda, Mahendragarh, Haryana 127310, and puts it about 115 km from Gurugram. It sells half-acre and one-acre plots on what it says is 200 acres. As of 12 October 2026 we found no HRERA registration and no published licence or change of land use.
A correction. An earlier version of this page listed the project as luxury apartments in Gurugram, put the city's business hubs a short drive away, and showed a RERA number as on its way. It is farmland about two hours from Gurugram, and we found no registration. Those claims are gone.

The seller's site also promises a clubhouse, an 18-hole golf course, a riding track and more than one lakh trees, and says the land is freehold with clear titles. None of this is backed by a published approval. Ask which of these are in a sanctioned plan, and by when.
The farmhouse rule to know
Haryana's farmhouse policy for the agriculture zone, approved in September 2021, sets the smallest farmhouse at one acre and allows one house on it. A half-acre plot is below that. If you want to build, buy a plot of at least one acre, and ask for the change of land use the policy needs before you plan the house.

- Get the khasra numbers for your plot and check the owner's name on the Haryana land records site, jamabandi.nic.in.
- Confirm the village and district on the sale deed. The seller says Mahendragarh; check it in the land record.
- Ask whether you get a registered sale deed for a marked plot, or a share in a larger khewat.
- Search haryanarera.gov.in for the project and the seller's name.
- Ask for any permission for the roads, club and golf course in writing.
