About Central Park Delphine Sector 104 Gurgaon

Central Park Delphine is a six-tower project on 7.85 acres in Sector 104, Gurugram, on the Dwarka Expressway, registered with the Haryana authority on 16 October 2025 in three phases, GGM/996/728/2025/99, GGM/997/729/2025/100 and GGM/998/730/2025/101. It sells two things at once: serviced studios from about Rs 2.94 crore to Rs 3 crore, near Rs 30,000 a foot, and 3 and 4 BHKs reported from Rs 11 crore and Rs 15 crore, up to about Rs 15.5 crore. The registration documents give occupation-certificate dates of 31 August 2032 for Phase I and 30 November 2032 for Phase III.

The row this page replaces called it a new launch from Rs 9.75 crore. That figure fits none of the published tickets: it is too high for a studio and Rs 1.25 crore below the 3 BHK price reported at the launch. The status was also stale; Delphine has been registered and selling for a year.

All three are shown on the authority's register as approved with the certificate uploaded. The promoter is St. Nicholas Estate Development Pvt. Ltd., the licence holder F.S.I Infraprojects & Realtors Pvt. Ltd., and the scheme is registered as a mixed land-use colony. Most portals print only the Phase II number as "the" Central Park Delphine RERA number, and one rera-tracking site files a record for Tower E under Phase I. The number that matters is the one on your own agreement, and it has to match your tower.

Central Park Delphine price, unit by unit

4 BHKUp to 5,559 sq ftFrom Rs 15 crore; up to about Rs 15.5 crore listedAbout Rs 26,980 to Rs 27,880 on 5,559 sq ft

The working is ours: Rs 2.94 crore over 981 sq ft is Rs 29,970 a foot, which the Rs 3 crore, 1,000 sq ft listing confirms; Rs 11 crore over 4,242 sq ft is Rs 25,931; Rs 15 crore and Rs 15.5 crore over 5,559 sq ft are Rs 26,983 and Rs 27,883. Pages do not say which size goes with which ticket, so the 3 BHK and 4 BHK rates assume the smallest home is the cheapest. On these figures the small units cost more per foot than the large ones, which is usual for serviced studios and is the first thing a buyer comparing them with flats should notice.

Where did the old Rs 9.75 crore come from? One page prints a rate of about Rs 23,000 a foot, and 4,242 sq ft at Rs 23,000 is Rs 9.76 crore. That is a rate multiplied by a size, not a price the developer quoted. The 3 BHK price reported at the launch, Rs 11 crore, is the figure to start from.

What a studio here is, and is not

The launch reports describe the small units as serviced studio and one-bedroom residences, sold beside the 3 and 4 BHKs. That, and the mixed land-use registration, means two kinds of buyer will share these towers. Before booking a Central Park Delphine studio apartment, ask three things in writing: whether the unit is in the residential or the commercial component of the registration, who runs the service and what it costs a month, and how GST is charged on the unit. One page calls the same small units 1 BHKs of 980 to 1,650 sq ft at about Rs 23,000 a foot; that is about Rs 2.25 crore for 980 sq ft, well below the Rs 2.94 crore to Rs 3 crore asks elsewhere, and only the cost sheet settles which is current.

Delphine's large flats ask about 1.8 to 1.9 times the sector average, and its studios about 2.1 times. For the price of one Rs 11 crore 3 BHK, a buyer could take a finished ATS Triumph 3 BHK and a Satya Levante flat and still have money left. What Delphine sells instead is size, a 4,242 sq ft-plus home, and the developer's specification: a sky deck, two clubhouses and six towers on 7.85 acres, about 1.3 acres a tower. The rest of the sector is on our flats in Sector 104 guide, the corridor on our Dwarka Expressway page, and the wider bracket on flats above Rs 10 crore in Gurgaon.

Central Park Delphine possession: six years of payments

Trade reports in November 2025 said construction would begin in 2026 and finish by 2032, and the registration documents agree, with Phase I due by 31 August 2032 and Phase III by 30 November 2032. That is close to six years from today. One listing gives December 2030 for its one-bedroom units, two years earlier than any registration read, and should not be relied on. Ask which phase your tower is in, and read the completion date on that phase's certificate, because the three phases can finish months apart.

Rent will not carry it

Nothing can be let before 2032. Even then the sector's rents are far below these prices. The dearest 3 BHK rent read for our Sector 104 guide, Rs 81,000 a month in ATS Triumph, is Rs 9.72 lakh a year: 0.9 per cent gross on an Rs 11 crore 3 BHK. For a Rs 2.94 crore studio to earn 2.5 per cent gross, it would have to let for about Rs 61,250 a month; no studio rent in Sector 104 was found to test that against. Buy a large flat here to live in. Buy a studio only after the operator shows you its rent and occupancy elsewhere.

Stamp duty, when it falls due

Duty is paid at conveyance, after the occupation certificate. On Rs 11 crore it is Rs 77 lakh in a man's name at 7 per cent, Rs 55 lakh in a woman's at 5 per cent and Rs 66 lakh jointly at 6 per cent; on a Rs 2.94 crore studio, Rs 20.58 lakh, Rs 14.7 lakh and Rs 17.64 lakh. The registration fee is Rs 50,000 on both, the top of the slab. The working is on our registration charges guide.

Before you book

  1. The phase and its registration: /99, /100 or /101, and that phase's completion date.
  2. The cost sheet with the carpet area, the base rate, the location premium, parking and club charges, and GST.
  3. For a studio: residential or commercial component, the service operator and its monthly charge.
  4. The payment plan against construction milestones, since the towers were due to start only in 2026.
  5. The developer's delivery record: Central Park's built homes in Sohna, such as the resale floors at Flower Valley, are the place to look.

Our view: Central Park Delphine is a registered, early-stage Dwarka Expressway project priced at about twice the Sector 104 average, with studios from about Rs 2.94 crore and large flats from Rs 11 crore, due in late 2032. The old row's Rs 9.75 crore matched nothing. A buyer who wants a 4,000 sq ft-plus home on the expressway and can wait six years has a real option here; an investor looking for rent or a quick resale does not.

Frequently asked questions

When is Central Park Delphine possession?

The registration documents give Phase I an occupation-certificate date of 31 August 2032 and Phase III 30 November 2032; no date for Phase II was found. Plan on about six years of payments before keys.

Can I buy a studio apartment for sale in Sector 104 at Central Park Delphine?

Yes, from the developer. Delphine is registered as a mixed land-use colony and includes serviced studios and one-bedroom residences beside the large flats. One listing offers a 1,000 sq ft studio at Rs 3 crore, Rs 30,000 a foot; one portal gives studios of 981 to 1,027 sq ft from about Rs 2.94 crore. Another page calls the small units 1 BHKs of 980 to 1,650 sq ft at about Rs 23,000 a foot, so get the cost sheet before comparing.

Who is building Delphine Central Park Estates?

Central Park, the Gurgaon developer behind Flower Valley in Sohna and other projects, through the promoter named on the registrations, St. Nicholas Estate Development Pvt. Ltd. At the launch in November 2025 the company said it would invest about Rs 2,000 crore in Delphine and expected sales of about Rs 3,500 crore, building six towers on 7.85 acres in three phases.

Where is Central Park Delphine on Dwarka Expressway, and how far is the metro?

Central Park Delphine is in Sector 104, Gurugram 122006, on the Dwarka Expressway between Sector 103 and Sector 106. The developer's page claims 15 minutes to the airport and direct access to the Dwarka Sector 25 metro. Our Sector 104 guide measures IGI Airport at about 22 km, Cyber City about 14.2 km and Millennium City Centre metro about 9.9 km; no source gave a distance to the Dwarka Sector 25 station.

Is Central Park Delphine worth about double the Sector 104 average?

Only for a buyer who wants this particular product and can wait. The sector averages about Rs 14,350 a foot and Satya Levante Residences next door sells at about Rs 13,500; Delphine asks about Rs 26,000 to Rs 30,000 for an August to November 2032 handover. Even the sector's top 3 BHK rent read, Rs 81,000 a month, would return under 1 per cent gross on an Rs 11 crore 3 BHK.

💬 Our View

The old row printed Rs 9.75 crore, which is a Rs 23,000 rate times the smallest 3 BHK, not a quoted price. Central Park Delphine sells serviced studios from about Rs 2.94 crore and 3 and 4 BHKs from Rs 11 crore, about twice the Sector 104 average, for handover in late 2032. It suits an end user who wants a very large expressway home and can wait; it does not suit an investor.
