Portal asking prices for flats average about Rs 15,350 per sq ft across the city on one portal and about Rs 20,350 in Thane West on another, against roughly Rs 28,650 in Mulund and Rs 40,850 in Powai. Why Thane sells on the Mumbai discount
Most Thane buyers are not choosing between Thane and Nashik. They are choosing between Thane and Mulund, Bhandup or Powai, and the gap is the whole pitch. On 99acres, flats in Mulund average about Rs 28,650 per sq ft and Powai about Rs 40,850. Thane West, on the same portal, averages about Rs 20,350.
That is a real discount, but read it carefully. Thane West includes the old city around Naupada and the lake, plus the Ghodbunder belt, so its average blends 30-year-old society flats with new towers. Square Yards puts the whole of Thane at about Rs 15,350, a figure that pulls in cheaper stock outside Thane West. Neither number is a sale price: both are built from listings. Locality prices, and where the portals disagree
These are asking prices. Where two sources give different numbers, both are printed. The spread between them is often wider than the gap between neighbouring localities, so use the table to rank areas, not to value a flat.

The pattern holds even if the numbers are loose: prices fall as you move north up Ghodbunder Road and rise again inside branded townships. The higher Hiranandani Estate and Kolshet figures are new-launch quotes; a resale flat in a 15-year-old tower will not fetch them.
Day-one costs: stamp duty and registration
Thane falls in a municipal corporation area with a metro, so a sale deed attracts 5% stamp duty, 1% metro cess and 1% local body tax: 7% in all. A woman registering a home in her sole name pays 6%. Joint ownership with a man gets no concession. Registration is 1% of the value, capped at Rs 30,000, which means anything above Rs 30 lakh pays the flat Rs 30,000. Worked example: a Rs 1 crore flat
- Stamp duty at 7%: Rs 7,00,000.
- Registration: 1% would be Rs 1,00,000, but the cap applies, so Rs 30,000.
- Total on registration day: Rs 7,30,000.
- Same flat in a woman's sole name: 6% is Rs 6,00,000, plus Rs 30,000, so Rs 6,30,000. The saving is Rs 1 lakh.
That is before brokerage and interiors, and banks do not usually lend against it.
The ready reckoner freeze
Ready reckoner rates for Thane rose 7.72% in April 2025. For 2026-27 the state left rates unchanged across Maharashtra, after speculation of a 4-5% rise, so a catch-up revision next April is possible. Metro lines 4 and 5: what is sanctioned and what is running
Thane has three metro projects that matter for prices. None was carrying passengers when this was written.

Line 4 is the one Ghodbunder buyers have been paying for: once it reaches Wadala it gives a rail link to central Mumbai that avoids the congested highway. But its dates have slipped before, and the first stretch stays inside Thane. Treat the metro premium in a launch price as an advance on a service that doesn't yet exist. Line 5 matters most to Balkum and Kapurbawdi, which become interchanges.
Cluster redevelopment: the slow supply story
Thane's cluster scheme covers 45 urban renewal plans over about 1,500 hectares, larger by area than the Dharavi project. It targets dilapidated and unauthorised buildings. The municipal corporation has estimated that a quarter of the city's population lives in unauthorised construction without legal title. Eligible residents get 323 sq ft ownership homes, and the developer sells the extra area on the open market.
Kisan Nagar in Wagle Estate is the first cluster, run with MahaPreit, a state company, and a dedicated company for cluster development set up in October 2024. Five other areas, including Kopri, Rabodi, Hazuri, Lokmanya Nagar and Tekdi Bungalow, sit in the first phase. Execution is at the pilot stage.
For a buyer this matters twice over. The scheme will add a lot of saleable stock in central Thane over a decade, which caps resale prices there. And a flat in an old building "due for cluster" depends on the whole cluster moving, not your society alone.
Rent and yield on a real flat
Take Kasarvadavali, at the budget end of Ghodbunder Road. A 750 sq ft 2BHK in Ace Aviana was listed for rent at Rs 29,000 a month, and typical 2BHK asking rents in the locality run about Rs 18,000-32,000. At 99acres' average of about Rs 13,500 per sq ft, a 750 sq ft flat is about Rs 1.01 crore.
- At Rs 25,000 a month, annual rent is Rs 3 lakh: a gross yield of about 3.0%.
- At Rs 29,000 a month, annual rent is Rs 3.48 lakh: about 3.4%.
- Add 7% stamp duty and Rs 30,000 registration (about Rs 7.4 lakh) and your outlay is about Rs 1.09 crore. Yields fall to about 2.8% and 3.2%.
One caution: portals and rental listings do not always measure area the same way, so the yield could be a little off in either direction. In Hiranandani Estate, 2BHK rents of Rs 37,000-60,000 a month look strong, but on launch prices of Rs 26,000 per sq ft and up the yield comes out no better. Who Thane suits, and who should skip it
It suits a family working in central Mumbai, Powai or the Thane-Belapur belt who wants a larger, newer flat than Mulund money buys. It suits a buyer with a ten-year horizon near a Line 4 or Line 5 station, provided the price is not already charging for the metro.
It suits badly an investor chasing rent: 3% gross is typical, and net is lower after maintenance and property tax. It suits badly anyone buying into an old building on the promise of quick cluster redevelopment. And north Ghodbunder still depends on one road, which the metro has not yet relieved.
