DLF Crest is not a new launch. It is six towers designed by Hafeez Contractor on about 8.8 acres in Sector 54, inside DLF Phase 5 and a short walk from Golf Course Road, put on sale in April 2013 and handed over from March 2018. The row this page replaces carried the label New Launch and a price of "6.55 Cr onwards", and three one-unit pages for the same building printed bands of the form "Rs 6.48 Cr to Rs 9.18 Cr (est.)". None of those figures came from a listing. On the day this page was checked, the cheapest flat anyone could tie to a size was asking more than twice the old starting price.

Read on 26 September 2026, the listings put DLF Crest at about Rs 54,100 per sq ft on resale, averaged across 21 live listings on one portal, with a second portal's average near Rs 55,000. A 3 BHK of about 2,700 sq ft asks around Rs 15 crore. A 4 BHK of 3,529 sq ft asks Rs 19 crore to Rs 21 crore. The Sector 54 average for flats is about Rs 33,150 to Rs 34,200 per sq ft, depending on which tracker you read, so the Crest sits about 58 to 63 per cent above its own sector. That premium is the story of this building, and the rest of this page is about whether it holds.

Every old figure is the area times Rs 24,000, and then that times 1.42. Rs 24,000 per sq ft is less than half what the Crest trades at, and even the 1.42 ceiling does not reach the floor of the market. A seller with a 2,700 sq ft flat was told Rs 9.18 crore at the outside; a 2,700 sq ft flat on the listings asks Rs 15 crore. The formula was short by nearly six crore on the smallest plan in the table. The row's own "6.55 Cr onwards" is the same mistake without the arithmetic shown: it is roughly what 2,700 sq ft cost at Rs 24,000, a rate the building left behind years ago.

The rate ladder, worked from the asks

An average across 21 listings is a starting point. The individual asks, each divided by its area, give the spread:

  • A semi-furnished 4 BHK of 3,529 sq ft on the 20th floor at Rs 19 crore: Rs 53,800 per sq ft, the bottom of what could be tied to a size.
  • A 3.5 BHK of 2,700 sq ft, garden-facing, at Rs 15 crore: Rs 55,600.
  • A 3 BHK of about 2,787 sq ft, which one resale review puts at Rs 16.5 crore: Rs 59,200.
  • A 4 BHK with a servant room, 3,529 sq ft, at Rs 21 crore: Rs 59,500, the top of the set.

So the working spread is Rs 53,800 to Rs 59,500 per sq ft, about 10 per cent from bottom to top, which is narrow for a Gurugram building and tells you the Crest is priced as a brand as much as a set of flats. One portal prints a band for the society that starts at Rs 10.33 crore and runs to Rs 28.62 crore. The top is plausibly a penthouse. The bottom could not be tied to any size: at Rs 10.33 crore a 2,700 sq ft flat would be Rs 38,300 per sq ft, which no live ask came near. Treat it as a stale or mislabelled listing, and let the asks that carry a size settle the number.

From Rs 15,500 to Rs 54,100

When DLF opened bookings in April 2013, the pre-launch price was Rs 15,500 per sq ft, with a Rs 500 discount for the first buyers. At that rate a 2,700 sq ft flat was about Rs 4.19 crore. The same flat now asks Rs 15 crore. That is a rise of about three and a half times in thirteen years, or roughly 10 per cent a year compounded, much of it in the last three: the Sector 54 average for flats rose about 104 per cent over three years and 23 per cent in the past year on one tracker. The Crest itself moved from about Rs 53,150 to Rs 54,100 per sq ft in the second quarter of 2026, under 2 per cent. The building has had its run. A buyer at Rs 54,100 is buying at the top of a steep curve, and the last quarter says the curve is flattening.

The rent, and the yield it produces

The Crest has a deep letting market: over 215 rental listings on one portal when this page was checked. The rents are high by any Gurugram standard:

  • A 3 BHK of about 2,700 sq ft at Rs 2.7 lakh to Rs 3.25 lakh a month, semi-furnished to furnished; the portals' 3 BHK band runs to Rs 4.5 lakh for the best-furnished stock.
  • A semi-furnished 4 BHK of 3,497 sq ft at Rs 3.1 lakh, and others at Rs 3.25 lakh to Rs 3.5 lakh.

Divide the rent by the price. The 2,700 sq ft flat asking Rs 15 crore, let at Rs 3 lakh, earns Rs 36 lakh a year: 2.4 per cent gross. A 3,529 sq ft 4 BHK at Rs 19 crore let at Rs 3.5 lakh earns Rs 42 lakh: 2.2 per cent. A 3,497 sq ft 4 BHK at the building average, about Rs 18.92 crore, let at Rs 3.1 lakh, earns Rs 37.2 lakh: 2.0 per cent. Take out maintenance on a flat of this size and a month empty and it is nearer 1.7 to 2 per cent. That is a normal number for Golf Course Road, and it means the Crest is bought for the address and the capital value, never for income. What the developer publishes

DLF's own page for the Crest describes six towers designed by Hafeez Contractor, with the lobbies and clubhouse interiors by Richmond International, on 8.82 acres off Golf Course Road near the DLF Golf and Country Club, and 3 and 4 BHK flats with penthouses above. It prints no price. One listing gives 8.22 acres and 504 flats; the 2013 launch note put the scheme at 765 units. The two counts disagree, and nothing the developer publishes settles which is current. What is not in dispute is the part a buyer can see: six tall towers, finished and occupied.

The portals also list a Crest Phase II within the same campus, with towers named A, C, D and E and sizes from 3,081 to 4,953 sq ft, and a "from Rs 4.88 crore" starting price that is a launch-era number kept alive by copying. At today's rate Rs 4.88 crore buys about 900 sq ft, and nothing in the Crest is that small. The 3,134 sq ft plan in the table above probably belongs to the larger-format towers; ask which tower before you compare it with a 2,700 sq ft flat.

Registration, and what to check instead

One listing prints the registration as GGM/628/360/2022/103. A 2022 number on a scheme handed over from 2018 fits a later phase or a tower registered after the original handover, not the first towers. For a flat eight years past possession, the registration matters less than three documents: the occupation certificate for the tower, the seller's conveyance deed, and a no-dues letter from the maintenance company, which DLF runs. Check the number on the Haryana authority's website to confirm which towers it covers, and read the Haryana RERA guide for what it does and does not protect on a resale.

Where it sits on Golf Course Road

The useful comparison is with the other DLF buildings a few minutes away. DLF Park Place, next door in Sector 54 and delivered in 2012, trades at about Rs 37,000 per sq ft; the Crest asks about Rs 17,000 per sq ft more for a building six years newer, with taller towers and larger plans. Up the road, DLF Magnolias trades at Rs 65,000 to Rs 82,000 per sq ft with flats twice the size, and DLF Aralias sits between the two. It suits a family that wants a finished flat of 2,700 to 3,500 sq ft on Golf Course Road, in a DLF-run society, and has Rs 15 crore to Rs 21 crore for it. It suits a buyer who would rather pay a newer building's premium than live in a 2012 tower at Park Place. It does not suit anyone shopping on the old row's figures, because nothing here costs Rs 6.55 crore, and it does not suit an investor: 2 to 2.4 per cent gross, after a quarter in which the rate moved under 2 per cent, is not an income case. 💬 Our View

The old row was wrong on both things a reader sees first: it called a building handed over in 2018 a new launch, and it priced it at less than half of what it trades for. The Crest is a finished DLF building at about Rs 54,100 per sq ft, Rs 15 crore to Rs 21 crore a flat, letting at Rs 2.7 to 3.5 lakh and yielding about 2 per cent. The case for it is a newer building than Park Place in the same sector at a price well below the golf-facing towers up the road. The case against is that it has already risen about three and a half times since launch, and the last quarter shows the pace slowing.
