Sector 103

21 properties found

Sector 103 averages about Rs 10,050 per sq ft within a band of Rs 8,600 to Rs 12,000 — roughly 28% below the Dwarka Expressway average of Rs 14,000.

That makes it the corridor's second cheapest sector behind Sector 107, and it sits immediately beside Sector 104, which is about 43% dearer.

Sector 103 is the second cheapest sector on the Dwarka Expressway, about 28% below the corridor average, with only Sector 107 at about Rs 9,300 below it. Its neighbour Sector 104 is roughly Rs 4,300 per sq ft dearer — a 43% gap between two adjacent sectors on the same road.

A note on the Sector 107 line. A much lower figure — Rs 5,000 to Rs 6,500 per sq ft — still circulates for Sector 107, and it is out of date. Current tracking puts flats there in a Rs 8,800 to Rs 9,900 band, averaging about Rs 9,300. That makes it the corridor's cheapest sector, but roughly half Sector 108's Rs 18,700 rather than a third of it. If a listing quotes the older band, establish what stock it describes before using it as a comparable.

The Sector 103 and 104 pair is the sharpest adjacent-sector gap on the corridor after 108 and 109: Rs 10,050 against Rs 14,350, on the same road, with the same airport and Dwarka access.

A gap that size between neighbours is worth investigating rather than assuming. It usually means one sector's stock is newer, larger or better specified — not that the location is materially better. See Sector 104 and Sector 99 for the comparison.

The honest case, both ways

What works here

  • The corridor's second cheapest sector, behind only Sector 107
  • Same expressway, airport and west Delhi access as the dearer sectors
  • A 43% gap to the adjacent sector, which is real negotiating context
  • Newer stock than the older Gurgaon corridors

What does not

  • Cyber City is a real commute
  • The discount to Sector 104 needs explaining before you rely on it
  • Retail and services still filling in
  • Less price momentum than Sectors 108 and 109

Who this suits, and who it does not

Worth a look if

  • Buyers who want the expressway at the lowest properly priced entry
  • Households with airport, Dwarka or west Delhi ties
  • Investors comparing adjacent sectors on one road

Look elsewhere if

  • Buyers who want the corridor's newest and best-specified stock

Our view

Sector 103 and Sector 104 sit next to each other and are 43% apart. That is the most useful fact about this sector: it gives a buyer a hard number to negotiate against, and a specific question to ask — what does Sector 104 have that this does not?

In short: One of the corridor's two cheapest entries. Walk both 103 and 104 before deciding the gap is justified.

What a flat in Sector 103 actually costs to buy

Before the arithmetic, the context: at about Rs 10,050 per sq ft, Sector 103 is among the cheaper of the 37 Gurgaon sectors on this site — 5th from the bottom, and about 23% below their median of Rs 13,000. The duty and the deposit below scale with that, which is most of what a lower rate actually buys you.

The price is not the cost. Worked on this sector's own rate:

  • An entry flat, about 1,000 sq ft. At roughly Rs 10,000 per sq ft that is about Rs 1 crore. Stamp duty comes to Rs 7 lakh in a male buyer's name and Rs 5 lakh in a female buyer's, a difference of Rs 2 lakh on this one home, plus Rs 50,000 registration.
  • A mid-sized flat, about 1,450 sq ft. At roughly Rs 10,000 per sq ft that is about Rs 1.46 crore. Stamp duty comes to Rs 10.2 lakh in a male buyer's name and Rs 7.3 lakh in a female buyer's, a difference of Rs 2.9 lakh on this one home, plus Rs 50,000 registration.
  • What the rate becomes on carpet. That Rs 10,000 per sq ft is quoted on super area. At a 30% loading the 1,450 sq ft flat is about 1,115 sq ft of carpet, so you are really paying about Rs 13,000 per sq ft of floor you can stand on. Ask for the carpet figure in writing and run this division yourself before you compare two towers.

Duty is charged on the higher of your agreement value or the sector's collector rate, so agreeing a price below the schedule saves nothing — it just means being taxed on a number you did not pay. Pull the current schedule for Sector 103 before you negotiate, and remember a sector average is an average of whatever stock the tracker sampled: where HUDA-era blocks sit beside newer society towers, one figure can cover a 40% price range.

FAQs

What is the flat price in Sector 103 Gurgaon?

The sector averages about Rs 10,050 per sq ft, within a band of roughly Rs 8,600 to Rs 12,000 — about 28% below the Dwarka Expressway average.

Is Sector 103 the cheapest on the Dwarka Expressway?

Almost. Sector 107 averages about Rs 9,300 per sq ft against Rs 10,050 here, so Sector 103 is the corridor's second cheapest. An older figure of Rs 5,000 to Rs 6,500 still circulates for Sector 107 and is out of date.

Why is Sector 104 so much dearer than Sector 103?

About Rs 4,300 per sq ft, or 43%, separates two adjacent sectors on the same road with the same airport and Dwarka access. That normally reflects newer or better-specified stock rather than a better location.

Is Sector 103 good value on the expressway?

On price, clearly — 28% below the corridor average with the same expressway access. Whether the discount is justified depends on the specific project, which is what the gap to Sector 104 is asking you to check.

What sizes of flats are in Sector 103 Gurgaon?

Mostly 2 and 3 BHK stock. At about Rs 10,050 per sq ft, a 1,400 sq ft flat works out near Rs 1.4 crore, against roughly Rs 2 crore for the same size in Sector 104.
