Property Tax in Indore: IMC Rates, Rebate and Online Payment
Property tax in Indore is self-assessed and paid to the Indore Municipal Corporation (IMC) using your property ID, online at imcindore.mp.gov.in. The tax follows your zone, the built-up area, construction type and use. The annual due date is 30 June, early payers get a rebate, and IMC's 2026-27 budget of Rs 8,455 crore added no new tax and raised no existing rate.

Who levies it, and under which rules
Indore's property tax is a municipal tax under the Madhya Pradesh Municipal Corporation Act, 1956. Two sets of state rules sit under it.
The 1997 rules on annual letting value let a corporation fix separate rates for each type of building and land in each zone, based on construction quality, use and location, per square foot of built-up area. They allowed a 10% deduction for maintenance and required the tax rate to be at least 6% and at most 10% of annual letting value.
The Taxable Property Value Rules, notified on 28 September 2020, reworked this. Each municipality must classify its area according to the district collector's guideline classification for the year, and then adopt by council resolution the rate of property tax, the taxable value rates, the return due date and the surcharge, publishing them for residents. That links Indore's tax zones to the same area classification the collector uses for guideline values, the floor for stamp duty on Sampada 2.0.
How the zones and rates work
IMC's system is often called the unit area method. Your bill depends on five things:

Portal guides describe six zones, from the old-city core around Rajwada and Sarafa down to new peripheral colonies, with residential rates quoted at roughly Rs 1.50 to Rs 4 per sq ft. We could not match those figures to an IMC resolution, so treat them as indicative. Your own zone and rate are printed on the self-assessment form once you enter your property ID.
What is not changing, and what is contested
For 2026-27, Mayor Pushyamitra Bhargav's budget kept every tax rate unchanged. Earlier, IMC had proposed raising tax by up to 35% in 531 fully developed colonies by moving them to a higher rate zone, which drew protest; watch for zone re-classification rather than rate hikes.
One live dispute: a petition in the Indore bench of the Madhya Pradesh High Court challenges IMC's practice of levying property tax on marginal open space (MOS), the mandatory setback land around a building. The court sought IMC's reply and listed the case for 27 April 2026. Until it is decided, check whether your assessment includes open space.
Worked example: tax, rebate and surcharge
Because Indore's rates are set by resolution, the example works from a stated letting value, using the 1997 rules' framework. Take a house whose zone and construction rate produce an annual letting value of Rs 60,000.
- Less the 10% maintenance deduction: 60,000 − 6,000 = Rs 54,000.
- At the 6% floor: 54,000 × 6% = Rs 3,240 a year.
- At the 10% ceiling: 54,000 × 10% = Rs 5,400 a year.
Now take a bill of Rs 5,400. Paid in full before 31 May with the 6.5% rebate that guides describe, you save Rs 351 and pay Rs 5,049. If you also qualify for the 5% self-assessment rebate on the reduced amount, that is another Rs 252.45 off, leaving about Rs 4,797.
Leave the same Rs 5,400 unpaid and guides put the surcharge at 2% a month from 1 July. By 31 December, six months later, the surcharge is 5,400 × 2% × 6 = Rs 648. At a Lok Adalat where total dues are under Rs 50,000, that Rs 648 is waived in full.
Paying by property ID
- Open imcindore.mp.gov.in and choose the property tax service.
- Enter your property ID (printed on earlier receipts and bills) and check the owner name, zone, area, construction type and use it shows.
- If anything has changed, such as a new floor or a switch to commercial use, file a revised self-assessment rather than paying the old demand.
- Pay by UPI, card or net banking and download the receipt.
If you do not know your property ID, IMC's zone office can find it from the owner's name and address, or from an old receipt. The annual due date is 30 June; guides describe half-yearly instalments due on 30 September and 31 March for those who split the payment.
New assessments
A newly built house or a flat bought directly from a developer may have no property ID of its own yet. File a fresh self-assessment with the completion or occupancy certificate, the registered sale deed and the approved plan, so that IMC creates an ID. Assess promptly: a late assessment can arrive with back tax and surcharge on the first bill.
Namantaran: moving the property ID to your name
Registering the sale deed on Sampada 2.0 does not change the name on the municipal record. You apply to IMC for namantaran separately, online through the corporation's services or at the zone office. Documents usually asked for:
- the registered sale deed (or will, gift deed or partition deed);
- the latest paid property tax receipt showing nil dues;
- the buyer's Aadhaar and address proof;
- the death certificate of the earlier owner in an inheritance case.
Processing usually takes about 20 days if the papers are in order. Fees vary by transaction type and by how long after registration you apply, and are fixed by each urban body, so apply soon after registry. How IMC chases arrears
IMC has become far more aggressive about collections, which is good for the city's finances and a risk for anyone buying a property with dues. Total IMC revenue from property tax, water cess, waste fees and other charges reached Rs 1,086.92 crore in 2025-26, up more than Rs 155 crore on the year before. Zone officers have been told to identify owners with Rs 50,000 or more in dues and act quickly, and in one drive officials arrived with drums to seal around 50 shops in two markets.
The softer route is the National Lok Adalat. At one recent sitting IMC collected over Rs 103 crore in a day, including Rs 99.28 crore of property tax from 16,759 taxpayers, the highest single-day collection in its history.

What to check before you buy in Indore
- Nil-dues receipt. Tax arrears stay with the property. Ask for the current year's paid receipt and check the property ID online.
- Declared use and area. A house with an unassessed upper floor or a shop on the ground floor will be reassessed after you buy, with back tax.
- Colony status. Developed colonies can be moved to a higher rate zone, as the 531-colony proposal showed.
- Registration cost is separate. Property tax is an annual cost; stamp duty and registration on Sampada 2.0 are one-time costs that guides put at about 7.5% and 3% of value.
