Ayodhya Property Rates Near Ram Mandir: Land Prices, Circle Rates and Risks

Land within about 4 km of the Ram Mandir rose from roughly Rs 2,500-3,200 per sq ft in 2020 to Rs 12,600-15,500 in 2025, as reported by Business Today. Further out, in Saket Puri, Devkali and Darshan Nagar, plots are listed at about Rs 1,200 to Rs 2,500 per sq ft. Circle rates rose by 30% to 200% in June 2025, the first revision in about eight years.

What happened to prices after January 2024

The run-up started with the Supreme Court verdict in November 2019, not the consecration on 22 January 2024. Reports before the consecration already put land at Rs 4,000-6,000 per sq ft in the core, against Rs 1,000-2,000 in 2019. On Faizabad Road, rates reportedly went from Rs 400-700 per sq ft in 2019 to Rs 1,500-3,000 by October 2023.

After the consecration, the numbers climbed again. Business Today (November 2025) reported that within 0-4 km of the temple, rates rose from Rs 2,500-3,200 per sq ft in 2020 to Rs 12,600-15,500 in 2025. It put land and apartments near major infrastructure at Rs 8,000-20,000 per sq ft. Some blogs quote Rs 20,000-25,000 near the temple; we couldn't trace those to a primary source.

Has the market cooled? Some portals claim prices have stabilised, but we found no reliable report of a correction, and little published transaction data either way.

The footfall behind it

UP tourism data counted 16.44 crore visitors to Ayodhya in 2024 and 29.95 crore in 2025. Maharishi Valmiki International Airport was inaugurated on 30 December 2023 at a cost of Rs 1,450 crore. Ram Path, the 12.94 km four-lane road from Sahadatganj to Naya Ghat, carries most of that traffic.

Area-wise prices: what the listings show

Portal data for Ayodhya is thin, and most listings are plots, not flats. Here's what we could verify. Every figure except the HoABL deals is an asking price.

We found no reliable per-sq-ft figures for Ram Path frontage, Naka, Sahadatganj, the bypass or flats. Ask for registered sale deeds of nearby plots instead.

HoABL's Sarayu

The Sarayu is a 75-acre plotted development by the House of Abhinandan Lodha. In January 2024, Amitabh Bachchan was reported to have bought a 10,000 sq ft plot for about Rs 14.5 crore; HoABL confirmed the deal but not the price. In May 2026, Ranbir Kapoor was reported to have bought 2,134 sq ft for Rs 3.31 crore. That works out to about Rs 14,500 and Rs 15,500 per sq ft. Branded, amenity-led plots say little about an ordinary plot in Faizabad.

Navya Ayodhya

UP Awas Vikas Parishad's greenfield township is reported at 1,407 acres (another report says 1,200 acres). In December 2023, plot prices were expected at about Rs 4,000 per sq ft, with math-temple plots at Rs 50,000-55,000 per sq m and commercial plots at Rs 65,000-70,000 per sq m. Those were expectations before the rates were fixed, so check the current scheme brochure before you apply.

Circle rates: the June 2025 revision

The district administration's revision, approved by District Magistrate Nikhil Tikaram Funde, took effect in June 2025. The proposal had gone up in September 2024. Increases were 150-200% within about 10 km of the temple and around 30-40% elsewhere.

In prime areas such as Rakaabganj, Devkali and Awadh Vihar Yojana, reports say the rate went from Rs 6,650-6,975 per sq m to Rs 26,600-27,900 per sq m. That's roughly Rs 2,470-2,590 per sq ft. Note that this is a fourfold jump, bigger than the 200% headline, and the reports don't reconcile the two. For agricultural land in Tihura Manjha, the rate went from Rs 11-23 lakh to Rs 33-69 lakh per hectare.

Here's what matters to you: in some areas the new circle rate now sits at or above portal asking prices. Devkali plots are listed at Rs 1,750-2,500 per sq ft, while the circle rate in its prime band is about Rs 2,470 per sq ft. For how the two figures interact, see circle rate vs market rate.

What a plot costs to register: a worked example

Say you buy a 1,500 sq ft plot at Rs 2,200 per sq ft, the Darshan Nagar asking average. The price is Rs 33,00,000.

  • If the circle rate is below your price, stamp duty at 7% is Rs 2,31,000. A woman buyer pays 6%, Rs 1,98,000, a saving of Rs 33,000.
  • Now suppose the plot sits in a band rated at Rs 26,600 per sq m. 1,500 sq ft is 139.35 sq m, so the circle value is Rs 37,06,710. Duty is charged on that higher figure: 7% is Rs 2,59,470, about Rs 28,470 more than on the price.

If the land is agricultural and you want to build, it needs a declaration of non-agricultural use under section 80 of the UP Revenue Code, with a fee of 2% of the circle rate. One hectare at Tihura Manjha's lower new rate of Rs 33 lakh would mean a Rs 66,000 fee. The general rules on who can buy farm land are in agricultural land buying rules.

Master plan and approvals

Chief Minister Yogi Adityanath approved the Ayodhya Master Plan 2031 in December 2022, after 1,084 objections were disposed of. It covers 133.67 sq km and plans for about 12 lakh people, with an industrial corridor on both sides of the ring road. A plot zoned green or floodplain won't get a residential map approved, whatever the seller says.

The Ayodhya Development Authority (ADA) approves layouts and building maps inside its area. In August 2022 it published a list of 40 illegal colonisers that included the local BJP MLA, a former MLA and the mayor. Enforcement has continued: bulldozers moved against illegal plotting again in September 2026. A plot in an unapproved layout can be registered and still be unbuildable. Title and speculation risks

Four kinds of land deal have gone wrong here on the record:

  • Dalit land. Under UP law, a non-Dalit can't buy land from a Dalit without the District Magistrate's prior permission. A revenue court declared void the transfer of about 21 bighas bought through a Dalit employee and passed to the Maharishi Ramayan Vidyapeeth Trust.
  • Floodplain. An Art of Living NGO deal for 5.3 hectares in Manjha Jamthara, worth Rs 9.5 crore, stalled when the mutation was cancelled. Officials said no possession could be given in the floodplain.
  • Nazul land. A March 2024 ordinance barred converting Nazul land to freehold for private parties. The Bill passed the Assembly on 31 July 2024 and went to a Council select committee. Ayodhya is among the districts with the most Nazul land.
  • Flipping. In March 2021, 1.2 hectares at Bagh Bijaisi was bought for Rs 2 crore and sold to the temple trust for Rs 18.5 crore minutes later; the trust cited an earlier agreement. In December 2021 the Indian Express reported that officials' relatives had bought land near the site, and the state ordered an inquiry.

Who shouldn't buy here: anyone who can't visit, check the khatauni and mutation, and confirm master-plan zoning in person. It also doesn't suit a buyer who needs to resell within a couple of years, because there's little transparent resale data. Is Ayodhya a good place to invest in property?

Visitor numbers are huge, 29.95 crore in 2025, and that supports hotels, shops and homestays near the main routes. But prices have already multiplied several times, transaction data is thin, and title risk is high. It suits a patient buyer with a clear use for the land, not a short-term flipper.
