The district benchmark is far below. Al Sufouh apartments average about AED 2,100 per sq ft on YallaValue's sales data, with sea-view stock at AED 1,650 in 2023. So the listed price is about 45% above the area, and the higher resale quote is about 75% above. The premium is buying three things: Sobha's finishing, two homes per floor with a private lobby, and a Sheikh Zayed Road address next to the Internet City office belt. It is not buying a beach: Al Sufouh's waterfront is on the other side of the road.

Because the tower sold out at launch, there is no developer price list to anchor on. Resale asking prices will vary by floor and view, and the spread between AED 15.03 million and AED 18.05 million tells you how wide that variation already is. Payment and total cost

Al Sufouh 2 is the stretch of Sheikh Zayed Road between Dubai Internet City and the Palm Jumeirah gateway. The tower faces the road; behind it are the Internet City and Media City campuses, and across the road the Al Sufouh beachfront hotels. The Internet City metro station on the Red Line is the nearest stop.

The trade is that everything in new Dubai is ten to twenty minutes away, and the tenant or buyer at this level is a senior executive who works at Internet City or DIFC and wants space rather than a community.

Amenities and specifications

Each 4 BHK half-floor has a living and dining area, a main kitchen and a separate preparation kitchen, a safe room, a dressing area, a maid's room with en-suite, four bathrooms plus a powder room, external storage and a balcony. The 5 BHK penthouses take a full floor. Shared amenities: an infinity-edge pool, indoor and outdoor gyms, sauna and steam rooms, a jacuzzi, a mini outdoor cinema, a library, a children's daycare and The S cafe. Sobha's in-house joinery and finishing teams built the interiors, which is the reason buyers pay its premium.

About the developer

Sobha Realty is the Dubai arm of the group founded by P.N.C. Menon, the same family behind Sobha Limited in Bengaluru. In Dubai it has completed more than 30 projects, most of them in Sobha Hartland and Hartland II in Mohammed Bin Rashid City. It reported AED 30 billion of sales in 2025 and plans a record 6,819 handovers in 2026 across Hartland, Hartland II, Sobha Reserve, Sobha One and Verde. Its backward-integration model keeps design, construction, joinery and finishing in-house, which is unusual in Dubai and shows in the delivered product. The S Tower itself was handed over about six months after target, the only reported mark against it.

For Indian buyers

Ownership. Al Sufouh 2 is freehold to all nationalities. You receive the DLD title deed at transfer.

Remitting: the real constraint. The LRS limit is USD 250,000 per person per financial year. AED 15.03 million is about USD 4.1 million, which is 16 person-years of LRS, or about eight years for a couple. A resident Indian cannot remit this price from scratch in any sensible time. Buyers at this level use funds already held outside India, NRI status, a UAE mortgage for 50 to 60% of value, or a combination. Take tax advice before you commit; the structure matters more than the price here.

Golden Visa. The AED 2 million property threshold is cleared more than seven times over, and a mortgaged purchase qualifies on the paid-up value. This is one of the few purchases on this site where the visa is a by-product rather than the goal.

Income and tax. Al Sufouh's premium towers show gross yields of about 2 to 4%. A 4 BHK here would need rent near AED 450,000 a year to reach 3% on the listed price, and the tenant pool for that is thin. There is no UAE tax on rent; in India it is income from house property with the 30% deduction, and the asset goes in Schedule FA. If you live in it, none of that applies.

Exit. AED 15 million plus apartments take months to sell. The buyer's 4% DLD fee and your 2% broker fee come off the top, so the price needs to have moved about 6% before you break even.
