Coimbatore Real Estate Market: Avinashi Road, IT Corridor and Registration Costs (2026)
Coimbatore flats are quoted at roughly Rs 6,000 to Rs 10,000 per sq ft in the main localities, with Saravanampatti, the IT suburb, near Rs 6,800 and RS Puram at the top. What you pay the state depends on the deal: a new flat under Rs 50 lakh attracts 6% in stamp duty and registration, a resale flat about 9%.

A mill town turned engineering and IT city
Coimbatore is not a spill-over market like Thane or a Gulf-money market like Kochi. Its buyers are mostly local: families from the textile, pump and engineering businesses, and a growing number of salaried IT staff. That makes it steadier and slower. Prices are set by end users more than investors, and a lot of wealth still goes into land and independent houses rather than flats.
The IT corridor runs along two arms. To the east, the ELCOT IT special economic zone at Vilankurichi, spread over about 61.6 acres, holds TIDEL Park and larger delivery centres. To the north, Saravanampatti and Keeranatham hold KGISL's campus, the Indialand Chil SEZ with about 1.7 million sq ft built up, and many mid-size firms. The flats that rent fastest are near those two clusters.
Where the asking prices sit
These are portal listing prices, not registered values. Where a portal printed a range and an average that don't agree, we give the range.

Two warnings about the data. First, one portal printed a Kalapatti average well below its own range, so its numbers for thinner localities are unreliable. Second, the same source reported Peelamedu up about 19% and Avinashi Road about 12% in a quarter. That is a change in what got listed, not in what flats are worth. Avinashi Road's range is so wide that its average means little.
Stamp duty and registration: three different bills
Tamil Nadu's charges depend on whether the flat is new or resale, and on price. Our state-by-state stamp duty guide shows how this compares with other states.
- New flat, first sale, below Rs 50 lakh: 4% stamp duty plus 2% registration, on the composite value of land share and building.
- New flat, Rs 50 lakh to Rs 3 crore: 5% plus 2%.
- Resale: 7% stamp duty (the portal shows 5% duty and 2% transfer duty together) plus registration. Most 2026 guides put the registration fee at 2%, for 9% in all; some calculators still use 4%, which would make it 11%. Ask the sub-registrar which applies before you budget.
Before December 2023, a new flat was usually registered as two documents: a sale deed for the undivided share of land and a separate construction agreement. The composite system replaced that with a single deed. Women get a 1 percentage point cut in the registration fee on property worth up to Rs 10 lakh, which rarely helps with a city flat.
Worked example: the Rs 50 lakh line
- New flat at Rs 49 lakh: 6% is Rs 2,94,000.
- New flat at Rs 51 lakh: 7% is Rs 3,57,000. Rs 2 lakh more on price costs Rs 63,000 more in charges.
- Resale flat at Rs 60 lakh: 9% is Rs 5,40,000. At the 11% some calculators use, it would be Rs 6,60,000.
- New flat at Rs 60 lakh: 7% is Rs 4,20,000, Rs 1.2 lakh less than the same price on resale at 9%.
That gap tilts the maths towards new flats more than in most states. It also means a project priced just over Rs 50 lakh has a reason to negotiate.
Guideline values keep moving
All of these rates apply to the higher of the deal price and the guideline value. Tamil Nadu's guideline history is messy. The state once cut values by about 33% and raised the registration fee on sale deeds from 1% to 4% to make up revenue. In March 2023 a valuation committee resolution sought to restore older values, and the Madras High Court set aside a circular raising values in cities including Coimbatore. Property blogs describe an average 10% urban increase in July 2024 and a further revision in January 2026 touching Coimbatore's growth corridors, but we could not find the official notification for either. Infrastructure: open, stalled and planned

The elevated road is real and it matters: it lifts through-traffic off Avinashi Road between the city and the airport, which helps Peelamedu and the stretch towards Goldwins. The airport expansion is funded and under way, and the longer runway should bring more international flights over time.
The metro is the one to discount. The Union housing ministry returned the Coimbatore and Madurai project reports because Coimbatore's 2011 census population, about 15.84 lakh, is below the policy threshold of 20 lakh, and suggested bus rapid transit instead. A revised report may follow. Until one is sanctioned, any "metro corridor" pitch is speculation.
Rent and yield in Saravanampatti
2BHK flats in Saravanampatti rent for about Rs 15,000-25,000 a month, with Rs 18,000 typical. Take a 1,000 sq ft flat at about Rs 6,800 per sq ft: Rs 68 lakh.
- At Rs 18,000 a month, annual rent is Rs 2.16 lakh: a gross yield of about 3.2%.
- At Rs 25,000 a month, annual rent is Rs 3 lakh: about 4.4%.
- Bought on resale at 9% charges (Rs 6.12 lakh), your outlay is about Rs 74.1 lakh, and the yields fall to about 2.9% and 4.0%.

Plots and title: the local habit

Who should be careful here
Coimbatore suits an end user, or a long holder near the IT clusters who wants modest, steady rent. It suits a buyer of a new flat under Rs 50 lakh, who pays less to the state than in Kerala or in Thane.
It suits badly a short-term trader: listing-based price jumps are noisy and resale is slower than in the metros. It suits badly anyone paying for a metro that has no sanction. And plot buyers on the city's edges need to check layout approval and patta before paying anything.
