The gap between the cheapest and dearest square foot in Dubai is more than four to one: about AED 1,350 in Jumeirah Village Circle against roughly AED 3,011 in Downtown. The yield runs the other way. If you want income

JVC is the default answer and deserves to be. It is central enough to let quickly, cheap enough per square foot that the rent is a large fraction of the price, and its service charges — around AED 12 per sq ft in many buildings — keep most of the gross. Arjan and Dubai Silicon Oasis do the same job a rung further out. Dubailand Residence Complex is cheaper still, at AED 800 to 1,200 per square foot, with the trade being distance and a rental market thinner than JVC's.

The risk in all of them is sameness. These communities are built almost entirely of similar mid-rise apartment blocks, so when you sell you compete with a large supply of near-identical units. Buy the better building, not the cheaper one — the difference in service charge and finish shows up in both rent and resale.

If you want a tenant who never leaves

Dubai Marina and Business Bay have the deepest rental markets in the city: metro, offices, waterfront and a constant flow of new residents. Yields are lower than JVC's but the void periods are shorter and the resale market is liquid, which matters more than half a point of yield if you may sell within five years. Business Bay is also the strongest short-let district outside Downtown, and holiday-let operation pushes gross above 8% for a well-run unit — with the licence, furnishing and management cost that comes with it.

If you want to live there

Dubai Hills Estate, Town Square and Arabian Ranches are built around schools, parks and low-rise homes rather than yield. Dubai Hills sits between Downtown and the new southern communities with a mall, a golf course and a hospital inside it; Town Square is the same idea at a lower price, further out on Al Qudra Road. DAMAC Lagoons is the outlier worth knowing: townhouses from about AED 1.49 million, which is apartment money in Marina or Downtown, in exchange for a longer drive and a community still filling in.

If you want the address

Downtown Dubai and Palm Jumeirah are bought for scarcity, and the yield reflects it. A Downtown flat at AED 3,011 per square foot with AED 30 per square foot of service charge is not an income play; it is a bet on a market where the very best addresses have historically held value better through the down cycles. Branded residences — The Opus and its peers — sit at the top of that logic, with the sharpest price-per-foot premium and the narrowest pool of resale buyers.

Where to be careful

  • Very large towers in any community. Hundreds of near-identical units compete with yours the day the building hands over.
  • New master communities whose infrastructure is a rendering. Yield estimates for districts with no completed rental stock are guesses.
  • Districts with heavy delivery ahead. About 120,000 homes were scheduled for handover in 2026 across the city; the pressure is local rather than uniform, and the affected districts are the ones building fastest.
  • Community averages instead of building numbers. Two towers on the same street can differ by AED 15 per square foot in service charge alone.
  • Buying the community and ignoring the unit. A low floor facing a road in a good address will always let and sell worse than a high floor facing water in an average one.
