Stamp Duty in Telangana 2026: Rates, Registration Fees and the New Market Values
Telangana charges 7.5% to register a sale deed: 5.5% stamp duty, 1.5% transfer duty and a 0.5% registration fee in municipal areas, worked out on the higher of your price and the government market value. Those rates have applied since 22 July 2021. What changed in 2026 is the value they're charged on: market values rose by 25% to 100% from 5 June.

How the 7.5% is made up
Three separate levies go into one challan. Stamp duty goes to the state under the Indian Stamp Act as Telangana has adapted it. Transfer duty is collected with it on behalf of the local body. The registration fee pays for the sub-registrar's work. Here is how they split by document and area, as the department's ready reckoner sets them out:

Before July 2021 a Hyderabad buyer paid 4% stamp duty, 1.5% transfer duty and 0.5% fee, or 6%. The department asked for the increase on 1 July 2021, the first in about eight years, and it took effect three weeks later together with a 20% to 30% rise in land values. Market value: the June 2026 revision
Telangana calls its floor rate the market value (other states say circle rate or guideline value; our circle rate vs market rate explainer covers why the two differ). Duty is charged on it whenever it's higher than the price in your deed.
Revised values came into force on 5 June 2026 after a cabinet decision to close the gap in areas where official rates lagged far behind real prices. Separate urban and rural committees set the new figures for each of the 144 offices. The reported pattern:
- Apartments: up 10% to 20%, the smallest rise.
- Open plots and farmland: up 50% to 100%.
- Prime corridors: 100% along the Outer Ring Road, highways and radial roads, and in Kokapet and Raidurg. Kokapet went from Rs 23,800 to Rs 47,600 per sq yard. Raidurg Panmaktha, the largest jump, went from Rs 13.84 crore to Rs 24.22 crore an acre.
The percentages themselves stayed at 7.5%. For a flat buyer the change is modest. For a plot buyer it can be large, because the official value of many plots now sits close to or above the price being agreed. What you pay: three worked examples
A Rs 1 crore flat in a Hyderabad municipal area
Say the market value for the flat works out at Rs 85 lakh, so charges run on the Rs 1 crore price.

A Rs 40 lakh plot in a gram panchayat
Stamp duty at 5.5% is Rs 2,20,000; there is no transfer duty; the 2% fee is Rs 80,000. Total: Rs 3,00,000, the same 7.5% reached a different way.
How the 2026 revision moves a plot bill
An illustration, not a real locality: a 200 sq yard plot where the market value doubled from Rs 30,000 to Rs 45,000 per sq yard (a 50% rise, within the reported range). The official value moves from Rs 60 lakh to Rs 90 lakh. If you agreed Rs 75 lakh, you used to pay 7.5% of Rs 75 lakh, or Rs 5,62,500. Now you pay 7.5% of Rs 90 lakh, or Rs 6,75,000: Rs 1,12,500 more for the same deal. The seller may also face questions about why the deed shows less than the official value.
Gifts and partitions within the family
Gift and settlement deeds between close relatives (spouse, children, grandchildren, parents and siblings in most readings) get a lower rate than a sale. Take a father gifting a Hyderabad flat with a market value of Rs 1.2 crore to his son:
- Stamp duty at 2%: Rs 2,40,000.
- Transfer duty at 0.5%: Rs 60,000.
- Registration fee at 0.5% would be Rs 60,000, but the cap holds it at Rs 25,000.
- Total: Rs 3,25,000.
Gift the same flat to a friend and it costs 5% plus 1.5% plus 0.5%: Rs 6,00,000 + Rs 1,80,000 + Rs 60,000 = Rs 8,40,000. Partition is much cheaper still. The department's own FAQ puts it at 0.5% of the market value of the separated shares, capped at Rs 20,000, and each party pays in proportion to their share. That makes partition, rather than a string of gifts, the natural route when siblings split inherited land.
Booking a slot and registering
For flats, houses and urban plots the route is registration.telangana.gov.in. You enter the document details, pay the duty and fees online, and book a slot at the sub-registrar office for the property. The system started as a pilot in 22 offices on 10 April 2025 and was extended to all 144 on 2 June 2025. Each office takes 48 booked slots a day between 10.30 am and 5 pm, with five walk-in registrations allowed from 5 pm to 5.30 pm for emergencies. The department says a registration now takes 10 to 15 minutes at the counter against about 45 before. Its WhatsApp chatbot, Medha (82476 23578), answers questions on charges and procedure.

Mistakes that cost Telangana buyers money
- Budgeting at 6%. On a Rs 1 crore flat that leaves you Rs 1.5 lakh short on the day.
- Using a pre-June 2026 market value. Plot values in growth corridors doubled. Re-check any figure you noted earlier in the year.
- Putting the flat in a wife's or mother's name to save duty. It saves nothing here. Choose the owner for loan, tax and succession reasons instead.
- Treating a family transfer as a sale. If no money changes hands, a gift or partition deed is far cheaper, but it has income tax and title consequences worth checking first.
- Relying on an under-valued deed. Charges run on the higher value anyway, and a low deed price hurts the seller's capital gains position and your next sale.
