About Tata Primanti Sector 72 Gurgaon

Tata Primanti is the largest finished estate on the Southern Peripheral Road: 36 acres at Sector 72, launched in May 2011, handed over from the first quarter of 2017, and holding about 1,050 homes in three formats under one gate. This page used to print one number for all of it, a resale band of Rs 3.5 crore to Rs 6.5 crore against a single median of Rs 19,100 per sq ft, and nine separate one-unit pages printed a formula against a size. Read on 26 September 2026, the listings say something more useful: the towers trade at about Rs 19,800 per sq ft, the executive apartments at about Rs 19,100, and the executive floors at anything from Rs 4.94 crore to Rs 8 crore, with the spread inside each format wider than the gap between them.

The old band was not a formula, which is more than most rows on this site could say, but it was two years out of date at the bottom. Nothing in Primanti now lists under Rs 4.3 crore. The top was also short: a 4,250 sq ft executive floor on the fourth storey with a park view is asking Rs 8 crore. The honest range is Rs 4.3 crore to Rs 8 crore, and the rate that produces it runs from Rs 16,400 to Rs 20,400 per sq ft depending on which of the three formats, and which floor, you are looking at.

Three formats, three rate cards

Primanti is not one building. The masterplan is 41 blocks plus a villa enclave: seven towers (T1 to T7) of 22 to 40 storeys, nine executive apartment blocks of G+9 and G+11, twenty-five executive floor blocks of G+3, and 59 villas. Each format has its own listing page on the portals and its own rate, and a buyer who quotes the estate average to a seller of a G+3 floor will be corrected in the first minute.

The tower average on the listings is Rs 19,800 per sq ft, and the same portal puts Sector 72 at Rs 19,700, so the towers trade at the sector, not above it. The executive apartments have a median of Rs 19,100, which moved from Rs 19,000 to Rs 19,250 across the last quarter of 2025, a rise of 1.3 per cent. A second portal puts the Sector 72 flat average lower, at Rs 18,350, with a range of Rs 13,400 to Rs 19,950; the difference is that the second average includes the cheaper stock across the road. Against either figure Primanti sits at or a few per cent above its sector, which for a Tata-built estate with a 2017 handover is a smaller premium than the marketing implies.

The executive floors, where the listings disagree with each other

Two asks for a 4,250 sq ft executive floor are in circulation at once: Rs 4.10 crore, and Rs 8 crore. Divide each by the area and one is Rs 9,600 per sq ft while the other is Rs 18,800. A third, with a servant room, asks Rs 4.9 crore, or Rs 11,500. No two units in the same G+3 block differ by a factor of two on merit. The likeliest explanation is that the 4,250 figure on the cheaper listings is the plot or the whole block's built-up area, printed against the price of one storey, while the Rs 8 crore listing describes the storey it is selling. The document that settles it is the sale deed of the specific floor, which carries the super area and the share of the plot. Until you have read it, the executive floor rate to carry in your head is Rs 18,300 to Rs 18,800, the two asks whose arithmetic agrees with the rest of the estate, and the Rs 4.10 crore listing is a question to ask rather than a price to expect.

What the nine one-unit pages printed, and what the sizes imply

This site carried nine separate pages for Primanti resale flats, one per size, each printing the area times Rs 15,000 and then times 1.30. They now fold into this page. One of them named a 4 BHK of 1,905 sq ft, which does not exist in the estate; its band of Rs 4.36 crore is 2,905 times Rs 15,000, so the size was a typo for 2,905 and is corrected below.

Read against the live asks, the formula's ceiling was about right and its floor was a crore low. The 2,550 sq ft 3 BHK that the old page priced from Rs 3.83 crore is listed at Rs 4.75 crore without a servant room and Rs 5.2 crore with one. The 2,625 sq ft 4 BHK, on the other hand, is listed at Rs 4.30 crore, below what either rate implies, which is a lower floor in a tower and the cheapest way into the estate right now. The 3,300 and 3,355 sq ft sizes are the double-height executive apartments; the 3,250 and 4,250 sizes are executive floors, and for those the table's rate is the one to argue from, not the Rs 9,600 outlier.

The rent, and the yield it produces

Primanti has one of the deepest letting markets on the Southern Peripheral Road. One portal had between 74 and 166 flats to let in the estate across its pages when this was read, another had 22 in the towers alone. Rents for 3 and 4 BHK run Rs 74,000 to Rs 97,000 a month. The clearest single figure is a 2,550 sq ft 3 BHK at Rs 85,000, with four bathrooms and two parking bays.

Put that against the asks. Rs 85,000 a month is Rs 10.2 lakh a year, and on the Rs 4.75 crore that the same size asks to buy it is 2.1 per cent gross. A 2,905 sq ft 4 BHK letting at the top of the range, Rs 97,000, is Rs 11.6 lakh a year on a Rs 5.55 crore purchase, also 2.1 per cent. The sector's published yield is 2 per cent. After maintenance and one vacant month a year, an owner here keeps about 1.6 per cent. Primanti is a place to live and a place to park capital; it is not a place to earn rent.

What the developer publishes

The developer's own pages describe 36 acres of apartments, executive floors, penthouses and villas, launched in 2011 with possession from the first quarter of 2017, with the estate built around orchards and meadows rather than a single central lawn, and an IGBC Platinum rating for the whole scheme. They also point to Intellion Edge, the developer's 1.26 million sq ft office and retail development next door, which is the reason a share of tenants here walk to work. The portals give a slightly later completion, December 2017 with possession from June 2018; the gap is the difference between the first towers being handed over and the last executive floors, and for a buyer in 2026 it changes nothing except which occupation certificate to ask for.

Specifications as published: 3 and 4 BHK in the towers from about 2,145 sq ft, executive apartments to 3,355 sq ft with a double-height living room in the larger plan, executive floors of 3,250 to 4,500 sq ft on G+3 blocks, and villas in a separate enclave. Carpet areas on the listings run 1,313 to 2,071 sq ft for the tower flats, which puts the loading at roughly 30 per cent. At Rs 19,800 on super area a tower flat is about Rs 25,700 per sq ft of carpet.

The estate was launched in 2011 and most of it was built before the Haryana authority existed, so a 2017 registration covers what was unfinished on 1 May 2017, which is the later executive floor blocks, not the towers handed over that spring. Sector 72 in September 2026

Sector 72 flat rates fell 0.3 per cent in the past year after rising 33.5 per cent over three years and 121 per cent over five. That is the same shape as the corridor to the north: a very fast run to 2024, then a pause. The Southern Peripheral Road itself is the reason the sector holds its level, because it is the link between the Golf Course Extension Road and NH-48 and the office stock along it keeps filling.
