About Whiteland Aspen Sector 76 Gurgaon
Whiteland Aspen is a building site. Eight towers of G+32 on 13.5 acres at Sector 76, on the Southern Peripheral Road, registered with the Haryana authority on 12 January 2023 and still going up in September 2026. The row this page replaces called it New Launch and printed a single price of Rs 3.8 crore, and the eight one-unit pages that hung off it printed bands like Rs 2.74 crore to Rs 3.7 crore marked "(est.)". Every one of those bands was the area multiplied by Rs 10,000 and then by 1.35. Rs 2.29 crore is 2,290 sq ft times Rs 10,000; Rs 3.09 crore is that times 1.35. Nobody had opened a listing.
The listings read on 26 September 2026 say something more useful. Whiteland Aspen trades at a median of about Rs 14,800 per sq ft on the resale market, up from Rs 14,600 at the start of the year, against a Sector 76 average for flats of roughly Rs 13,850. A 3 BHK of 2,290 sq ft asks Rs 3.43 crore to Rs 4.5 crore. A 4 BHK of 4,054 sq ft asks Rs 4.7 crore to Rs 5.67 crore. Thirteen resale flats were live on one portal, which for a project that has not handed over a single key means the early allottees are already selling.
What is for sale, unit by unit
This site used to carry eight separate pages for Whiteland Aspen, one per floor plan, and each printed the same formula against a different area. They now fold into this page. One of them named a 274 sq ft 3 BHK, which is a typo for 2,740 and is dropped. The formula's floor of Rs 10,000 per sq ft was the launch rate from early 2023, and the market has moved almost 50 per cent since. The old page told a 2,290 sq ft owner that Rs 3.09 crore was the ceiling; the cheapest 2,290 sq ft flat on the listings asks Rs 3.43 crore and the dearest asks Rs 4.5 crore. That is what a price nobody researched costs a seller.
The median hides a wide ladder, and dividing each ask by its area shows it. Rs 3.43 crore on 2,290 sq ft is Rs 15,000 per sq ft; Rs 3.54 crore on the same plan is Rs 15,500; Rs 4.5 crore on 2,290 sq ft is Rs 19,700, which is a high floor on the Aravalli side with a seller who is in no hurry. The 4 BHKs sit lower: Rs 4.7 crore on 4,054 sq ft is Rs 11,600 per sq ft, an early allottee taking a profit on a 2023 booking, and Rs 5.67 crore on the same plan is Rs 14,000. One broker page prints Rs 15,500 to Rs 17,500 for fresh and resale stock together; the listings themselves run from Rs 11,600 to Rs 19,700 and the portal's median of Rs 14,800 is the honest centre.
Three possession dates, and which one to believe
This is the part of the page a buyer should read twice. The registration is GGM/663/395/2023/07, dated 12 January 2023, and it is on the Haryana authority's register. What the sources disagree about is when the towers finish:
- One channel-partner page, quoting the authority's own document, prints a completion date of August 2027.
- Two portals and the developer's own project page print December 2030.
- A third portal prints June 2031, and an older listing still says January 2026, which has passed with nothing handed over.
The registration certificate settles it, and it is the document to read before anything else. A registered completion date of August 2027 with the market expecting December 2030 means one of two things: either the developer has applied for, or been granted, an extension of about three years, or the portals are printing the date for the later towers of the wider scheme. Either way, a buyer who is told "2027" by a broker and "2030" by a portal is looking at a three-year gap on a purchase of Rs 3.4 crore and upwards, and the builder-buyer agreement is where that gap is written down. Ask for the registered completion date, the extension if there is one, and the penalty clause for delay, in that order.
Which Aspen this page is about
The name now covers three things. Whiteland Aspen, the original, is 8 towers, 576 flats, 13.5 acres, registered in January 2023. Whiteland Aspen landmark is the second phase on about 12 acres next door, with 4 BHK flats and duplex penthouses, and Whiteland Aspen One is the third. The developer's own pages describe the whole scheme as 20.7 acres, 9 towers of 42 floors and around 741 flats, and some portals now print 619 or 621 units for the same address. The unit counts do not agree because they count different phases. The prices do not agree for the same reason: the Rs 3.32 crore and Rs 3.95 crore "starting" figures on the channel-partner pages belong to the later launches, and the Rs 6.35 crore to Rs 6.99 crore band one page prints is the landmark 4 BHK, not the original towers.
For a resale in the original eight towers, the rate is the Rs 14,800 median above. For a fresh booking in landmark or One, the developer's price list is the only price, and it is not on the developer's page; a channel partner will quote it, and a channel partner's quote is a starting point for a negotiation, not a price.
What the developer publishes
The developer's project page lists 3 and 4 BHK residences and duplex penthouses, two flats to a core so that no flat shares a lobby with more than one neighbour, ceilings over 11 feet, Hafeez Contractor as architect, and fittings from Hansgrohe and TOTO. It gives the open area as about 75 per cent and describes an IGBC Gold pre-certification. The clubhouse is themed on a jewel and the pages spend more words on it than on the towers. The page does not print a price, a payment plan or the registered completion date. Those three absences are the ones a buyer notices.
The location claim is the Southern Peripheral Road, with NH-48 to the west and the Golf Course Extension Road to the east. That is true, and it is also true of every other tower on the SPR, so it is not a reason to pay Rs 14,800 here rather than Rs 13,850 elsewhere in the sector. The reason to pay the premium, if there is one, is the two-to-a-core plan and the size of the flats, and a buyer should decide whether those are worth about 7 per cent to them.
Rent: there is none yet, and what the sector implies
Nothing in Whiteland Aspen is let, because nothing is finished. The nearest evidence is the sector's older stock: a 3 BHK in the delivered mid-market buildings of Sector 76 lets for Rs 26,000 to Rs 42,000 a month. A new tower with larger flats will let for more, but the arithmetic is unkind even if it lets for double. Rs 84,000 a month is Rs 10.08 lakh a year, and on a 2,290 sq ft flat at Rs 3.39 crore that is just under 3 per cent gross. At the sector's actual top rent of Rs 42,000 it is 1.5 per cent. Anyone buying here in 2026 is buying a 2027-to-2030 delivery for capital growth, and should say so to themselves.
Where Sector 76 has got to
Flat prices in Sector 76 moved about minus 1.1 per cent in the past year, plus 12.1 per cent over three years and plus 222 per cent over ten. The ten-year figure is what the marketing quotes; the one-year figure is what a 2026 buyer is buying into, and it says the sector has paused. The sector's range is wide: an affordable society at Rs 9,350 per sq ft at the bottom and a premium neighbour at Rs 21,000 at the top, with Aspen at Rs 14,800 sitting where a new-build with large flats should. Who this suits
A buyer with Rs 3.4 crore to Rs 6 crore who wants a large 3 or 4 BHK on the SPR, can wait until at least August 2027 and possibly until 2030, and is comfortable that Sector 76 has paused after a decade-long run. A buyer choosing between a resale in the original towers at Rs 14,800 and a fresh booking in the later phases at whatever the channel partner quotes, who has read the registration certificate first. Before you pay anything
- The registration certificate for GGM/663/395/2023/07, and its completion date. If it says August 2027 and the seller says 2030, ask which extension covers the difference.
- Which phase the flat is in. The original eight towers, landmark and One carry different prices, different registrations and different dates.
- The rate against the area on the builder-buyer agreement, not the brochure. The asks run from Rs 11,600 to Rs 19,700 per sq ft and the area basis explains some of it.
- The seller's paid-up amount and transfer charge on a resale, since every flat here is still under a construction-linked plan and the buyer inherits the balance.
- The delay clause in the agreement, because on this project the delay is the risk.

The old row was wrong in the two ways that matter most on a building site: it printed a launch-era formula as a price and gave no possession date at all. The corrected picture is a project registered in January 2023 that trades at about Rs 14,800 per sq ft on resale, has no rent because it has no floors finished, and carries three completion dates between August 2027 and June 2031 depending on who is asked. The flats are large and the plan is good. The risk is the calendar, and the registration certificate is the only document that shortens it.
