About Trehan Luxury Floors Sector 71 Gurgaon
Trehan Luxury Floors in Sector 71 is a set of low-rise 3 BHK builder floors on plots off the Southern Peripheral Road, built by the Trehan Group and sold floor by floor. They are finished. Trehan's own site sells them as ready to move, one resale listing describes a floor lived in for less than a year, and the listings carry more than 75 floors for resale and 45 to let. The row this page replaces called the project New Launch and printed Rs 3 crore to Rs 3.9 crore marked "(est.)". That band is 2,000 sq ft times Rs 15,000, then times 1.30. Its floor, Rs 3 crore, sits above every ask we could find.
Read on 26 September 2026, a floor here asks Rs 2.13 crore to about Rs 2.9 crore, and the middle of the market is Rs 2.3 crore to Rs 2.4 crore. On the 1,611 sq ft that most listings print, Rs 2.3 crore is about Rs 14,300 per sq ft. That rate needs a warning before anyone uses it, and the warning is the most useful thing on this page.

Which square foot are you paying for?
The same floor is advertised at seven different sizes. The developer's own page gives 1,393 sq ft of living area. Broker pages give a built-up area of 1,635 to 1,640 sq ft. Most portal listings say 1,611 sq ft. Others say 1,750, 2,000 and even 2,250 sq ft, and one says 1,100. The plot under each building is given as 179 sq yd, and 179 sq yd is exactly 1,611 sq ft. So the most common "super area" on the listings is not a measurement of the floor at all. It is the plot, converted to feet.
That changes the rate you think you are paying. Rs 2.3 crore is Rs 14,280 per sq ft on 1,611 sq ft, but Rs 16,510 on the developer's 1,393 sq ft of living area. A ready first floor offered by the developer at Rs 2.40 crore is Rs 14,900 on the listing size and Rs 17,230 on the living area. Compare Trehan floors with a high-rise flat on the same basis and the gap between them is 15 per cent smaller or larger depending only on which figure you picked. Our advice is plain: price a floor here as a floor, by the rupee, and compare it with other floors of the same plot size. Ask for the sanctioned building plan and read the carpet area off it.
The asks, divided out
- A semi-furnished 3 BHK with servant room, 1,611 sq ft on the listing, lived in for under a year, at Rs 2.13 crore: Rs 13,220 per sq ft, the bottom of the ladder.
- The developer's floor "with basement, stilt and roof" from Rs 2.18 crore: Rs 13,530 on 1,611 sq ft, Rs 15,650 on 1,393.
- The band one broker page prints, Rs 2.3 crore to Rs 2.4 crore: Rs 14,280 to Rs 14,900 on 1,611 sq ft.
- The developer's ready first floor at Rs 2.40 crore: Rs 14,900.
- The top of another band, Rs 2.9 crore for 1,611 sq ft: Rs 18,000. That is an asking ceiling for a floor with basement or roof rights, not a going rate.
Which floor you buy matters more here than in a tower. On a four-floor plot the ground floor usually comes with the basement and the top floor with the roof, and those rights are what push an ask from Rs 2.2 crore towards Rs 2.9 crore. The middle floors have neither. A launch-era basic price of Rs 1.97 crore, with 35:65 and 65:35 payment plans, still sits on broker pages; it describes the scheme before handover and buys nothing today.
What is for sale, unit by unit
This site carried two one-unit pages for this project, both for a 1,500 sq ft 3 BHK builder floor in Trehan Luxury Floors, Sector 71, and both printing "Rs 1.97 crore onwards". Same project, same sector, so they now fold into this page. The table sets the sizes in circulation against what each would fetch at the Rs 14,300 working rate.
| Configuration | Area as printed | What the old page printed | At Rs 14,300 per sq ft |
|---|---|---|---|
| 3 BHK floor (two one-unit pages) | 1,500 sq ft | Rs 1.97 Cr onwards | Rs 2.15 Cr |
| 3 BHK floor, developer's living area | 1,393 sq ft | not printed | not comparable: Rs 2.3 Cr is Rs 16,510 on this area |
| 3 BHK floor, the listings' size | 1,611 sq ft | not printed | Rs 2.30 Cr |
| 3 BHK floor, built-up | 1,640 sq ft | not printed | Rs 2.35 Cr |
| 3 BHK floor (the building row) | 2,000 sq ft | Rs 3 Cr to Rs 3.9 Cr (est.) | Rs 2.86 Cr, if the floor were that size |
The 2,000 sq ft behind the old row is the top of a range one portal prints, not a plan anyone has shown us. Rs 1.97 crore on the stub pages was the broker launch price. Neither is a price for September 2026.
The rent, and the yield it gives
Floors here let for about Rs 43,000 to Rs 50,000 a month unfurnished and up to Rs 59,000 fully furnished. One listing asks Rs 45,000 negotiable with Rs 3,500 a month in maintenance on top; another asks Rs 50,000 for about 150 sq m of carpet.
On a Rs 2.3 crore floor, Rs 45,000 a month is Rs 5.4 lakh a year, a 2.3 per cent gross yield. At Rs 50,000 it is 2.6 per cent. The furnished Rs 59,000 on a Rs 2.4 crore floor is 3.0 per cent before the cost of the furniture. Take off the Rs 42,000 a year in maintenance and the unfurnished yield falls to about 2.2 per cent. That is a normal Gurugram return, and it tells you what this is: a home that holds its value, not an income.
Registration: the number in circulation is not this project's
One broker page prints a Haryana registration against Trehan Luxury Floors: RC/REP/HARERA/GGM/515/247/2021/83, with a completion date of 30 March 2026. Search that number and it leads to Raj One Good Earth, a 14.2-acre plotted scheme in Sector 71 by Raj Buildwell with 207 units. Trehan gives its floors' address as Good Earth Plotted, Sector 71. So the number probably covers the plotted colony the floors stand in, not the buildings Trehan put on the plots.
That is not a scandal. A builder floor on a licensed plot is usually approved through its building plan and occupation certificate rather than a registration of its own. But the old row said "unregistered" while a listing prints a number, and a buyer who is shown that number should know whose it is. Ask the seller for three things: the sanctioned building plan for the plot, the occupation certificate for the building, and a conveyance deed that names the floor and its share of the land.
Several projects carry this name
"Trehan Luxury Floors" is a brand, not an address. Trehan sells floors under that name in Sector 71, in Sector 35 at Sohna and in Sector 2 South of Gurgaon, where the developer's page starts at Rs 1.74 crore; there are also Trehan Executive Floors in Sector 70A, and this site has a separate page for Trehan Valley floors. The legal entity differs too: one listing names Trehan Home Developers, another Trehan Apna Ghar. Check the sector, the plot number and the company on the agreement before comparing prices.
Where it sits
Sector 71 lies along the Southern Peripheral Road, between Sohna Road and Golf Course Extension Road, with the high-rise launches of the sector around it. The sector's apartment stock is on the Sector 71 flats page, and two towers nearby are Birla Pravaah and Signature Global Cloverdale SPR. The corridor as a whole is on the SPR page, and other low-rise stock is on the Gurgaon builder floors page.
Sector 71 apartments average about Rs 16,000 per sq ft on one portal, up only 0.9 per cent in a year, and between Rs 12,800 and Rs 18,500 on others. A Trehan floor at Rs 14,300 on the listing size trades below the tower average, as floors usually do, and the high-rise figure is set by new launches, not by resales.
Who this suits, and who should look elsewhere
It suits a family of four or five that wants its own floor, a lift and no tower lobby, inside a budget of about Rs 2.2 crore to Rs 2.5 crore, and that works around Sohna Road or Golf Course Extension Road. It suits a buyer who wants something finished now. It does not suit an investor after rent, at 2.2 to 3.0 per cent. It does not suit anyone who wants a tower's clubhouse, pool and management company, because a four-owner plot has none of those. And it does not suit a buyer who will compare per-sq-ft figures without first asking which area they are divided by. The Rs 2 to 3 crore budget page lists the alternatives.
Before you pay a token
- The sanctioned building plan and the occupation certificate for the plot. Read the carpet area off the plan.
- Which floor, and what comes with it. Basement and roof rights are priced in; confirm they are in the deed.
- The company on the agreement and the plot number, given how many projects share the name.
- The maintenance arrangement for the lift and power back-up on that plot, and any arrears.
- Stamp duty at 7 per cent for a man, 5 for a woman; the working is on the Gurgaon registration charges page.
Frequently asked questions
What is the price of Trehan Luxury Floors in Sector 71 Gurgaon?
Listings read on 26 September 2026 put a 3 BHK floor at Rs 2.13 crore to about Rs 2.9 crore, with most asks between Rs 2.3 and Rs 2.4 crore. The developer offers floors from Rs 2.18 crore and a ready first floor at Rs 2.40 crore. On the 1,611 sq ft most listings print, Rs 2.3 crore works out to about Rs 14,300 per sq ft.
Why does the size of a Trehan floor change from listing to listing?
Because the listings use different measures. The developer gives 1,393 sq ft of living area, brokers give 1,635 to 1,640 sq ft built-up, and most portals print 1,611 sq ft, which is exactly the 179 sq yd plot converted to feet. Some listings claim 2,000 sq ft or more. Divide a price by the carpet area on the sanctioned plan, not by the advertised figure.
Is Trehan Luxury Floors Sector 71 ready to move in?
Yes. Trehan sells the floors as ready to move, one resale listing describes a floor lived in for under a year, and more than 75 floors were listed for resale and 45 to let when checked. The old row's New Launch label was wrong. Before paying, ask for the occupation certificate covering the building on your plot and a deed that names the floor.
What rent does a Trehan floor in Sector 71 fetch?
About Rs 43,000 to Rs 50,000 a month unfurnished and up to Rs 59,000 fully furnished. One listing adds Rs 3,500 a month in maintenance. On a Rs 2.3 crore floor, Rs 45,000 is a 2.3 per cent gross yield and Rs 50,000 is 2.6 per cent; after maintenance the unfurnished figure falls to about 2.2 per cent.
What is the RERA number of Trehan Luxury Floors Sector 71?
We could not find a registration of the floors' own. The number one broker prints, RC/REP/HARERA/GGM/515/247/2021/83, belongs to Raj One Good Earth, a 14.2-acre plotted scheme by Raj Buildwell in Sector 71, where the floors appear to stand. For a floor on a licensed plot, the building plan approval and the occupation certificate are the papers that matter; ask the seller for both.
Why did this page print Rs 3 crore to Rs 3.9 crore?
Because it was a formula, not a listing. The old row took 2,000 sq ft, multiplied it by Rs 15,000 for Rs 3 crore, then by 1.30 for Rs 3.9 crore. The floors actually ask Rs 2.13 crore to about Rs 2.9 crore, so even the old floor sat above the highest ask we found, and it would have sent away every buyer with Rs 2.5 crore.
Is Trehan Luxury Floors in Sector 71 the same as the one in Sohna?
No. Trehan uses the name for floors in Sector 71, in Sector 35 at Sohna and in Sector 2 South of Gurgaon, where its own page starts at Rs 1.74 crore. They are different plots, prices and sometimes different Trehan companies. Check the sector, the plot number and the entity on the agreement before comparing one listing with another.

💬 Our View
The old row priced a finished project as a launch and started its band at Rs 3 crore, above every ask we found. The real market is Rs 2.13 crore to about Rs 2.9 crore a floor, most of it at Rs 2.3 to 2.4 crore. The more useful finding is that the 1,611 sq ft on the listings is the plot, not the floor, so any per-sq-ft comparison with a tower is off by up to 15 per cent. Buy it as a floor, by the rupee, for a family that wants its own level; do not buy it for rent, and do not accept the registration number in circulation as the floors' own.
Final Verdict
Finished Sector 71 builder floors at Rs 2.13 to 2.9 crore; a sound home at about Rs 2.3 crore, a weak income, and a size figure to check before any rate comparison.
