Dubai Creek Harbour is the six-million-square-metre Emaar and Dubai Holding development on the water at Ras Al Khor, about ten minutes from Downtown and next to the flamingo sanctuary. Almost everything built there so far carries one developer's name, which makes it unusually easy to compare: the same builder, the same master plan, six buildings at six different points in their life.

That is the useful thing about this community for a buyer. A completed 2020 tower and a 2028 launch sit a few hundred metres apart, and the gap between what they cost tells you more about Dubai pricing than any market report. Prices are the starting figures on our own project pages, each cross-checked against the developer's listing and portal data before it was published. Every one of the six is an Emaar development; Creek Rise and Dubai Creek Residences were built with Dubai Holding as a joint venture partner.

The three addresses inside the community

Creek Harbour is not one street. Creek Island is the man-made island at the centre, where Creek Edge and Dubai Creek Residences sit closest to the water and the marina. Creek Beach is the swimmable-lagoon stretch where Mangrove is arranged around a central square. The Lagoons is the wider district label that covers Creekside 18, Creek Rise and Arlo.

The distinction matters at resale. A waterfront podium townhouse at Creek Edge and a mid-floor one-bedroom at Creekside 18 are in the same community and in different markets, and a broker quoting "Creek Harbour prices" without saying which address is quoting an average that applies to neither.

Ready or off-plan: the actual choice

The case for a finished building

Three of the six are complete and have been let for years, so the rent is a fact rather than a projection and the service charge is on an invoice you can ask to see. Creekside 18 at about AED 1,800 per sq ft is the cheapest way into the community by a distance, and Creek Rise trades between AED 1,665 and 2,390 per sq ft depending on floor and view. You pay in full or with a mortgage, and you can move in or let it the week the transfer clears.

The case for instalments

Arlo asks 10% on booking, 80% across eight equal instalments through construction and 10% at completion. For a buyer who cannot get a UAE mortgage — and non-residents are usually lent 50% to 60% of the price — that structure is the finance, and it is interest-free. The cost is time and construction risk: December 2028 is more than two years of paying for something you cannot yet see or let.

Mangrove is the middle position. It is off-plan on paper, on an 80/20 or 10/80/10 plan, with handover on record for the third quarter of 2026 — so the remaining wait is months rather than years. Ask for the current construction percentage and the escrow account details before you pay anything; off-plan payments in Dubai are held in a DLD-approved escrow account under Law 8 of 2007, and that is the protection you are relying on.

What it costs on top of the price

The Dubai Land Department charges 4% of the purchase price to transfer the title, plus a fixed admin fee. Add the trustee office charge, the title deed issue, and agency commission at the market's usual 2% plus VAT on a resale, and the real number to budget is 6% to 7% of the price. On a AED 1.5 million apartment at Mangrove that is roughly AED 90,000 to 105,000 in cash on top of the deposit — the single figure most first-time overseas buyers leave out of their spreadsheet. The recurring cost is the service charge, billed per square foot per year by the owners' association. It varies by building even inside one community, so ask for the current rate and the last audited statement of the specific tower rather than a community average. There is no annual property tax in Dubai — the service charge is the equivalent.

Who this community suits

  • A buyer who wants Downtown proximity without Downtown pricing. Creek Harbour is a ten-minute drive from Downtown and costs materially less per square foot.
  • A Golden Visa buyer at the AED 2 million threshold. Creek Rise at AED 2.1 million clears it in one purchase; a Creekside 18 one-bedroom at AED 800,000 does not, and stacking smaller properties to reach the figure has its own rules — see the Golden Visa page.
  • An investor who prefers a single developer's track record to spreading across six builders of varying quality.

Who should look elsewhere

Anyone buying primarily for yield. Creek Harbour is a capital-value community with rents that reflect its address, and the higher-yielding districts sit further out — Dubai rental yield by area ranks them honestly, and the mid-market names at the top of that list are not here. Anyone who needs a school run measured in minutes should also check the current catchment; the community is still filling in its own amenities.

Is Dubai Creek Harbour freehold for foreign buyers?

Yes. It is a designated freehold area, so a buyer of any nationality, resident or not, can own the apartment outright and hold the title deed in their own name. No local partner and no residency permit is required to buy.

What is the cheapest apartment at Dubai Creek Harbour?

On our list, a one-bedroom at Creekside 18 from about AED 800,000. It is the oldest completed building in the community, handed over in May 2020, and its quoted rate from about AED 1,800 per sq ft is the lowest here.

Why are the newer buildings so much more expensive per square foot?

Because they were launched into a different market. Early-phase Creek Harbour stock sold at roughly AED 1,600 to 1,900 per sq ft; launches in 2024 and 2025 priced at AED 2,400 to 2,600. The buildings are comparable; the launch dates are not.
