Palm Jumeirah is Dubai's most expensive mainstream address at roughly AED 3,750 per square foot, and the one where the gap between what a property costs and what it earns is widest.

People do not buy the Palm for yield. They buy it because there is one of it, and the supply cannot be repeated. Here is what that costs and what it returns.

What the Palm actually is

A reclaimed island shaped like a palm: a trunk lined with apartment towers, sixteen fronds of private beachfront villas, and a crescent of hotels and branded residences around the outside. Access is by one road and the monorail, which is both its charm and its constraint.

The trunk is where most transactions happen — Shoreline apartments, Palm Beach Towers, newer branded stock. The fronds are villas with private beach access, a small and rarely traded market. The crescent is hotels, resorts and the ultra-prime residences that produce Dubai's record-breaking headlines.

The yield reality

Take a two-bedroom at AED 4 million, 1,400 sq ft, let at AED 200,000:

  • Gross yield: 5%
  • Service charge at AED 60 per sq ft: AED 84,000
  • Vacancy and management at 10%: AED 20,000
  • Net rent: AED 96,000, about 2.4% on the price

That is the honest number for a long let. Short-letting can improve it materially in a beachfront location with year-round demand, but it comes with a DET permit, the Tourism Dirham, a 7% municipality fee, VAT on operator services and management at 15-25% of revenue. Why people buy anyway

  • Scarcity. The island is finished. No new fronds are coming, and beachfront cannot be added inland.
  • Resale depth at the top. Prime Dubai has a global buyer pool that does not disappear when the mid-market softens.
  • Use. A large share of Palm owners spend part of the year here, which changes how you value the yield gap.
  • The visa. Almost anything on the Palm clears the AED 2 million golden visa threshold comfortably.

The five-year view

The Palm's supply story is unusual for Dubai: there is almost none left to add. The remaining pipeline is a handful of branded residences on the crescent and redevelopment of older plots. While roughly 70,537 units are scheduled across Dubai for 2027, the island's share of that is negligible.

What moves prices here instead is the global prime market. Palm values track international wealth flows, currency, and how attractive the UAE looks against Singapore, London and Monaco — not the local rental cycle. That makes it less correlated with the rest of Dubai, in both directions: it held up better through 2016-2019 than the mid-market, and it will not follow a JVC rent slide either. The buyer to be careful about is the one financing a Palm purchase from expected rental income; that is the one profile the district does not serve.

What ownership costs each year

Budget AED 50-70 per sq ft in service charges, which on a 1,400 sq ft apartment is AED 70,000-98,000 a year. Beachfront buildings cost more to run: pools, landscaping, chillers working harder, security, and in branded buildings a share of the hotel services you are paying for whether you use them or not.

Villas on the fronds are charged differently — plot-based, plus private pool and garden maintenance, plus the beach frontage. Owners here routinely spend six figures a year before they have replaced anything. None of that is hidden, but it needs to be in the model, because it is the difference between a 5% headline yield and a 2-3% real one.

What to check before you buy

  1. Whether the building allows short lets, if that is part of your plan. Several do not.
  2. The service charge history, not just this year's figure — beachfront buildings see it rise.
  3. Which frond or which side of the trunk. Sunset-facing, sea-facing and Marina-skyline views price very differently.
  4. Access and traffic. One road serves the island; the monorail helps, but plan for it.
  5. Beach and pool rights for apartment owners, which vary building by building.

How the Palm actually rents

Two rental markets run in parallel here, and they suit different owners.

The long let tenant is usually a senior executive on a housing allowance, taking a two-bedroom on the trunk for AED 180,000-260,000 a year, or a family renting a frond villa at AED 700,000 and up. These tenants stay, they pay on time, and they expect the apartment to be maintained to a standard. Turnover is low, which matters when a single void month on the Palm costs more than a whole year's void on a JVC studio.

The short let market is seasonal in a way the Marina's is not. Winter is strong — November to April fills easily at premium nightly rates — and summer is thin. Owners who make the numbers work do it by accepting that the annual figure comes from about six good months, and by pricing the shoulder season aggressively rather than holding out.

The mistake to avoid is modelling a full year at peak-season rates. Run your projection on realistic occupancy, subtract the permit costs, the 7% municipality fee, VAT, cleaning and a management fee of 15-25%, and compare what is left against the long let before deciding. For many Palm owners the answer is to use it themselves in winter and let it long the rest of the year.
