Khasra Number: What It Is and How to Find It Online
A khasra number is the revenue department's number for one physical parcel of village or agricultural land, the plot-level ID in the patwari's field book. To find it, open your state's land-record portal (UP Bhulekh, MP Bhulekh, Apna Khata, Bihar Bhumi or Delhi's DLRC), pick district, tehsil and village, and search by owner's name or khata number; the khasra appears against each plot the owner holds.

What a khasra number actually identifies
The word comes from Persian and means the patwari's field register: every field in the village, its area, soil, crop and cultivator. Each field's serial number in that register is its khasra number, the same number printed on the village map (shajra or naksha).
UP's portal writes "khasra/gata sankhya", treating the two as one number. Bihar says khesra; the south and west say survey number, Maharashtra gat, parts of the east dag. Each is a number for the ground, not the owner.
Why the same khasra can have three versions
When a field is partitioned or part of it is sold, the number acquires sub-numbers: khasra 218 becomes 218/1 and 218/2, and later 218/2/1. Some districts issue a fresh number instead. Sellers and old deeds keep saying "khasra 218" long after it has become several parcels in different hands, and families often divide land on the ground without ever splitting the record.
In Uttar Pradesh, consolidation (chakbandi) changed plot numbers and their sizes. A pre-chakbandi deed cites a number the current record won't show; the bridge is the consolidation record at the tehsil.

Uttar Pradesh

Bihar

Delhi
Delhi's DLRC portal (dlrc.delhigovt.nic.in) holds khasra, khatauni and jamabandi. Choose Khasra Khatauni Details, the village and khata type, then search by khata, khasra or name. Certified copies come from the tehsildar.
When you have no name and no number
- Use the map. Bhu Naksha prints the khasra on every field; click the parcel and its number and area come up.
- Read the old deed. A registered sale deed of farmland names the khasra in its schedule.
- Ask the revenue official: the lekhpal in UP, the patwari in MP and Rajasthan, the halka karmchari in Bihar.
Khasra girdawari: the crop record behind the number
Girdawari is the harvest inspection. Twice a year, for kharif and rabi, the patwari walks each field and records the crop, irrigation, fallow, and who was cultivating it. Punjab's revenue manual starts the rounds around 1 October and 1 March, adjustable by district.
Buyers skip it, but it shows actual use, and it names the cultivator. Someone other than the seller in possession, season after season, can point to a tenant or an adverse claim the ownership record won't reveal.
Why your flat has no khasra of its own
A khasra numbers land, and a flat is a share of a building. The project land has khasras, often several merged into one site, and the flat buyer owns an undivided share in it, which the sale deed should state.
So "the khasra of a flat" means the project land's khasras. Check they were converted to non-agricultural use, match the sanctioned plan and project registration, and carry no dispute.
Village abadi is another gap. In Delhi's Lal Dora villages the whole abadi was recorded as a single khasra in 1908, and individual houses were never entered.
Checking the khasra before buying a colony plot
The usual pattern: a coloniser takes part of a farmer's field, draws a layout and sells plot numbers without converting the land. In UP, non-agricultural use needs the SDM's declaration under section 80 of the UP Revenue Code, 2006; in Rajasthan, permission under section 90-A of the Land Revenue Act, 1956. The khasra record shows whether that happened.
On 28 September 2026 the Greater Noida Authority demolished a colony being carved out in Bhanauta village, inside its notified area, freeing about 20,000 sq m it valued at about Rs 40 crore. Lenders generally refuse loans in unapproved layouts too; read our note on unapproved colony plot risks.
Worked example: does the khasra hold enough land?
A coloniser offers a 150 sq yd plot at an illustrative Rs 25,000 per sq yd, so Rs 37.5 lakh, saying khasra 412/2 holds 12 such plots and a 20-foot road. The khatauni shows 412/2 at 0.1520 hectare, half the coloniser's and half a farmer's.
- Area of the khasra: 0.1520 × 10,000 = 1,520 sq m.
- Area of 12 plots: 12 × 150 = 1,800 sq yd. At 0.8361 sq m per sq yd, that is 1,800 × 0.8361 = about 1,505 sq m.
- Room left for the road: 1,520 − 1,505 = 15 sq m, which is impossible for a 20-foot road.
- The coloniser's own half: 1,520 ÷ 2 = 760 sq m, which is 760 ÷ 0.8361 = about 909 sq yd. That covers six plots at most, before any road.
At least half the plots are being sold from land the coloniser doesn't hold. Five minutes on the portal told you that.
Where the khasra record stops helping
- It is not title. In Jitendra Singh v State of Madhya Pradesh (6 September 2021) the Supreme Court restated that a mutation entry in revenue records confers no right, title or interest and serves fiscal purposes only. Title comes from registered deeds; see our title and legal check guide.
- It lags. A sale registered last month may not be mutated yet.
- The ground may differ. Get a physical demarcation by the revenue official.
- Look-alike sites copy portal names. Use government domains only.

How do I find a khasra number by the owner's name?
Open the state portal, choose district, tehsil and village, and pick the name search: khatedar in UP, bhoomi swami in MP, owner name on Apna Khata and Bihar Bhumi. The result lists the owner's khata with every khasra on it. Type fewer letters if nothing comes up, because spellings vary, and confirm the father's name before relying on the match.
Is a khasra number the same as a plot number?
No. The revenue department gives the khasra to a parcel of land; a developer, authority or coloniser gives plot numbers inside a layout drawn on one or more khasras. A colony plot should carry both. If a seller can quote a plot number but not the khasra it sits in, ask why before going further.
Can a khasra number change?
Yes. It gets sub-numbers such as 412/1 and 412/2 when the field is partitioned or part of it is sold, and some districts issue new numbers instead. Consolidation in UP renumbered and resized plots altogether. Always ask for the current khasra, and trace older deeds to it through the tehsil's records.
How can I see a khasra on a map?
Use your state's Bhu Naksha. Select district, tehsil and village, then type the khasra or click the field on the map. The parcel is highlighted with its boundaries and area, and a map report can be saved as a PDF. It is a revenue map, so get a physical demarcation done before building a wall.
Where do I find the khasra of my flat?
A flat has none of its own. Look at the sale deed's schedule or the builder's title documents, which list the khasras of the project land. Those are the numbers to check on the portal for conversion, disputes and the developer's ownership. Your own right rests on the registered sale deed and your undivided share in that land.
