Guwahati Real Estate Market: Beltola, Six Mile, Lokhra and the North Bank Bet
Guwahati flats are listed at roughly Rs 5,000 to Rs 6,300 per sq ft in the main south-bank localities, from Lokhra and Six Mile at the lower end to Beltola and Kahilipara at the top. The bigger number is the entry cost: Assam's 6% stamp duty and 8.5% registration fee take a male buyer to about 14.5%, one of the highest bills in India.

These are asking prices on 99acres and Square Yards, not registered sale prices. Guwahati's listing counts are small, so a few hundred rupees either way is noise.

Square Yards puts the city at about Rs 5,400 per sq ft, with Guwahati South near Rs 5,750 and North lowest. Six Mile's 5% in a year looks healthy until you see 1.9% over three. Guwahati prices move slowly.
Who can buy what: belts, blocks and the heritage zones

Tribal belts and blocks
Chapter X of the Assam Land and Revenue Regulation, 1886 creates protected belts and blocks, 17 belts and 30 blocks across the state. Section 164 bars a landholder there from transferring land to anyone outside the notified classes or not a permanent resident of that belt or block. Around Guwahati, the South Kamrup Tribal Belt reaches the Sonapur side. The Assam Cabinet has since let the Deputy Commissioners of Kamrup (Metro) and Kamrup grant transfer permission without the state government's prior approval, but permission is still needed and is not routine. Check belt status before anything else.
The heritage zones
The Assam Assembly passed the Assam Land and Revenue Regulation (Amendment) Bill, 2026 on 29 July 2026. It regulates land in a zone of up to 5 km around religious and heritage institutions at least 250 years old, and reports name Kamakhya among them. Inside a notified zone, land can be bought and sold only by original inhabitants (families present for three generations as of 1 January 2006), Scheduled Tribes, Scheduled Castes and other listed groups. An earlier 2024 amendment covered sites such as Barpeta Satra and Batadrava. Kamakhya sits in Guwahati itself, so any buyer of land near the temple should ask whether the plot falls inside a notified zone before paying a token.
Dag, patta and the GMDA
Assam's land records sit on the Dharitree portal (ILRMS). Search the jamabandi, the record of rights, by district, circle and village, then by dag number (the plot number) or patta number (the holding). Our guide on how to check land records online covers the method.
- Periodic patta is land settled on a long-term basis, with fewer restrictions. It is the title you want under a city flat or plot.
- Annual patta is a year-to-year settlement for agricultural land. Treat a flat or plot built on annual-patta land as a red flag until a lawyer has seen the conversion.
- The GMDA sale NOC. Within the Guwahati Metropolitan Development Authority area, a land sale needs the Deputy Commissioner's permission and a GMDA NOC. The GMDA's development fee is 1% of the land value, and for a flat only on the land component.
- Assam RERA. Search the project on the Assam RERA portal; Guwahati numbers carry the Kamrup Metro code, in the form RERAA KM 37 of 2025-2026. Read the promised completion date against the builder's record.
Registration costs, worked through
Assam charges stamp duty at 6% for men and 5% for women, and every lender and portal guide we read puts the registration fee at 8.5% for property above Rs 5 lakh, regardless of gender. We could not reach the IGR Assam page to confirm the fee, so check it with the sub-registrar. Charges fall on the higher of the deed price and the government land value, which was last revised circle by circle across Kamrup (Metro) in November 2023. That is almost 15% before interiors or brokerage, which a flat's price must recover before you make anything.
The North Bank bet
The Kumar Bhaskar Varma Setu, a six-lane extradosed bridge from Bharalumukh to North Guwahati, opened on 14 February 2026. It is about 1.24 km long, cost about Rs 3,030 crore, and forms part of an 8.4 km corridor. The trip that took 45-60 minutes by the old routes now takes about 7-10 minutes.

What the bridge has not done yet is create a flat market. Square Yards notes that RERA-registered supply in North Guwahati is still thin; most of what trades is land, sold by the katha; one Amingaon listing near the bridge asks Rs 40 lakh for 1 katha 5 lecha. One portal ties the north bank to IIM Guwahati, whose permanent campus other reports place at Marapita near Palasbari; weigh such claims carefully. If you buy land on the north bank, you are buying on the bridge's promise and the ring road's timetable, and you should check belt status, patta type, the GMDA master plan zoning and flood history plot by plot.
Rent and yield
2BHKs in Beltola rent for about Rs 10,000-18,000 a month; a 900 sq ft flat near Beltola Tiniali lists at Rs 16,000. Take a 1,100 sq ft 2BHK at Rs 5,800 per sq ft: Rs 63.8 lakh.
- At Rs 16,000 a month (Rs 1.92 lakh a year), the gross yield is about 3.0%.
- Add 14.5% for duty and registration (about Rs 9.25 lakh) and it falls to about 2.6%.
- 99acres gives Six Mile an average yield of about 4%, the top of the city's range.

Who should buy, and who should wait
Guwahati suits a family buying a finished flat on the south bank to live in for a decade, a professional working at AIIMS or in the city who wants out of rent, and a local buyer who can walk the land records office and knows the belt map. It suits badly a short-term investor, given the 14.5% entry cost; an outsider buying land without a local lawyer; and anyone paying city prices for north-bank land on the strength of a metro that is still a feasibility study.
