Central Park Flower Valley Floors Sohna: Price and Buyer Guide
Central Park Flower Valley is an integrated township in Sohna, Sectors 32 and 33, and it sells more distinct types of independent floor than any other project in the Gurgaon district. Flamingo Floors, Cerise Floors and Clover Floors all sit inside it, spanning 2, 3 and 5 BHK configurations from about ₹1.31 crore to ₹7.74 crore.
That range covers almost the entire builder-floor market in one township. Getting the sub-project right is therefore the whole job — a Cerise 2 BHK at ₹1.31 crore and a large Flower Valley floor at ₹7.74 crore share a name and almost nothing else.
Key Takeaways
- Independent floors across the township run ₹1.31 crore to ₹7.74 crore, in sizes from about 1,044 sqft to 4,502 sqft.
- Cerise Floors 2 BHK: 1,044 sqft at ₹1.31 crore, roughly ₹12,548/sqft — the entry point.
- Flamingo Floors 2 BHK: 1,093 sqft at ₹1.4 crore, roughly ₹12,809/sqft.
- Larger floors of 1,521–4,502 sqft run ₹2.43–7.74 crore, working out near ₹16,000–17,200/sqft.
- The township mixes plots, low-rise floors, villas, high-rise apartments and service suites, so "Flower Valley" alone tells you very little about what you are being shown.
Central Park Flower Valley Floor Prices

| Large floors | 5 BHK | 4,502 sqft | ₹17,192 | ₹7.74 Cr |
Read rows one and four together. A Cerise 2 BHK sits at ₹12,548 per sq ft; a 1,521 sq ft floor at ₹15,976. That is a 27% higher rate inside the same township. Part of it is specification and part of it is which sub-project and which pocket the unit sits in — and none of it is obvious from a brochure that calls both "Flower Valley".
Know Your Sub-Project
Central Park runs the township as a portfolio of named developments, and each behaves differently on price, size and resale.
Cerise Floors and Flamingo Floors in Sector 33 carry the compact 2 BHK stock at ₹1.31–1.4 crore. These are the accessible end and the easiest units to let or resell, because the ticket size suits the most buyers.
Clover Floors spans Sectors 32 and 33 and is the third named floor development in the township.
Beyond the floors, Flower Valley also holds independent plots, ultra-luxury villas, high-rise apartments and service suites. An agent describing "a Central Park property in Sohna" could mean any of them, and the ownership structure differs — a floor has its own registry and floor plate, a service suite does not work that way at all.
Before you compare two prices: which sub-project, which sector, which floor level, and is this actually an independent floor?
Sohna: What You Are Really Buying
Sohna is not Gurgaon proper, and the price reflects that. What it offers instead is scale and setting — an integrated township with genuine open space, at rates that would buy considerably less on Golf Course Road.
The Sohna elevated corridor has materially improved the run north into Gurgaon, which is what made this township viable for people working in the city. Golf Course Extension Road and the Sector 66–69 employment belt are reachable, and the Southern Peripheral Road connects across the south of the city.
Daily life inside a Central Park development works at township standard. Outside it, Sohna is still a town rather than a serviced suburb — schools, hospitals and retail at the level a Gurgaon buyer expects are mostly a drive back towards the city.
Drive your actual commute at peak before you commit. The elevated corridor helps a great deal and it does not make Sohna central.
Buy the Small Floors, Not the Large Ones
If you are treating this as an investment rather than purely a home, the arithmetic points clearly at the compact end.
A ₹1.31 crore Cerise 2 BHK sits in the price band where Sohna's buyer and tenant pools actually are. It is financeable, it is lettable, and when you sell there will be buyers for it.
A ₹7.74 crore 4,502 sq ft floor in Sohna is competing for a buyer who could instead buy on Golf Course Extension Road or in Sector 53. That buyer exists, but there are not many of them, and the resale market for very large floors this far south is thin.
The rate table above says the same thing from the other direction: the large floors carry a 27% rate premium, and the premium is easier to pay than to recover.
The Approval Position
Haryana's stilt-plus-four policy is stayed by the Punjab and Haryana High Court, and the state's town planning department froze fresh S+4 approvals from 21 July 2026, disabling the application portal.
Completed Flower Valley floors can be bought, registered and financed normally. Anything still under construction needs its sanction date checked against that cutoff, along with the occupation certificate position and what happens to your payments if completion slips.
Ask those questions of the sales office directly and get the answers in writing. Our stilt-plus-four guide explains what the stay changes for buyers, and the legal checklist covers the document set.
Rent and Yield
Sohna's rental market is thinner than Gurgaon's, and honest about it: tenants here are people who work in south Gurgaon or in Sohna itself, and the pool is smaller than the Golf Course Road or Sohna Road catchments.
Compact 2 BHK floors let reasonably at township standard, helped by the fact that well-maintained rental stock in Sohna is genuinely scarce. Large floors let slowly, for the same reason they resell slowly.
Yields are not the reason to buy here. The reason is space and setting at a price the same money cannot buy in the city — and, for a long hold, the Sohna corridor's continuing improvement.
Honest Cons
- Confusing product mix. Floors, plots, villas, apartments and service suites all under one township name.
- 27% rate spread inside the township. ₹12,548/sqft to ₹17,192/sqft, and the difference is not obvious from a brochure.
- Sohna is not Gurgaon. The commute is real even with the elevated corridor, and outside the township the town is still a town.
- Thin market for large floors. A ₹7.74 crore floor here competes with far more central alternatives.
- Ongoing maintenance charges at township standard — budget them monthly.
Registry Cost
Stamp duty in Haryana is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with registration fees capped at ₹50,000 above ₹90 lakh, charged on the higher of your deal value and the circle rate.
On a ₹1.4 crore Flamingo floor that is ₹7 lakh in a woman's name against ₹9.8 lakh in a man's; on a ₹2.43 crore floor, ₹12.15 lakh against ₹17.01 lakh. Rural and urban rates differ in Haryana, so confirm which classification applies to the Sohna sector in question. Circle rates were revised from 1 April 2026 — see the collector rate list and our registration charges guide.
Central Park Against the Alternatives
| Option | Rate (₹/sqft) | Why you'd pick it |
|---|---|---|
| Central Park Flower Valley floors | ₹12,500 – 17,200 | Integrated township, real open space, widest config range |
| Sohna Road | ₹11,400 – 15,750 | Inside Gurgaon, shorter commute, resale stock |
| Badshahpur | Land ₹6,050 – 7,550 | Far cheaper, far heavier legal work |
| ROF floors | ₹11,000 – 12,000 | Lower ticket licensed floors, New Gurgaon side |
| All branded floor projects | ₹11,000 – 25,800 | Every developer project compared |
Who Should Buy in Flower Valley
Buyers who want township living with genuine open space and are willing to trade commute for it. Households working in south Gurgaon, along Golf Course Extension or in Sohna itself. And buyers at the compact end — ₹1.3 to ₹1.6 crore for a 2 BHK floor inside a maintained township is a proposition Gurgaon proper does not offer at that price.
It suits you less if you commute to Cyber City or Golf Course Road daily, if you want a liquid resale market, or if you are considering a very large floor — at ₹4 crore and above, the more central alternatives are stronger. Compare everything in our Gurgaon builder floor price list.
FAQ
What is the price of Central Park Flower Valley floors in Sohna?
Independent floors run ₹1.31 crore to ₹7.74 crore across sizes from about 1,044 to 4,502 sq ft. A Cerise 2 BHK of 1,044 sqft lists at ₹1.31 crore and a Flamingo 2 BHK of 1,093 sqft at ₹1.4 crore.
What are Flamingo, Cerise and Clover Floors?
They are the named independent-floor developments inside Central Park Flower Valley, in Sectors 32 and 33 Sohna. Cerise and Flamingo carry the compact 2 BHK stock; Clover spans both sectors. Each prices differently, so establish which one a listing is in.
Why do rates vary so much inside Flower Valley?
Compact floors sit near ₹12,500–12,800 per sq ft while larger ones reach ₹16,000–17,200 — about a 27% spread. Sub-project, specification and pocket within the township all move the rate, and a brochure calling everything "Flower Valley" hides that.
Is Sohna a good place to buy an independent floor?
For space and setting at a price Gurgaon proper cannot match, yes — particularly at the compact end where the buyer and tenant pools actually are. For commute, liquidity and rental depth, an address inside Gurgaon serves you better.
Are Central Park Flower Valley floors affected by the stilt-plus-four stay?
Completed floors are not — they can be bought, registered and financed normally. Anything still under construction needs its sanction date checked against the 21 July 2026 freeze on fresh S+4 approvals, along with the occupation certificate position.
