DLF Privana West is not coming soon, and it is not for sale by DLF. The developer registered the project in April 2024, opened allotment on 3 May 2024 and reported every one of its 795 homes sold within three days, for about Rs 5,590 crore. Every flat you can buy here today is somebody's allotment, sold on before the building is finished. The row this page replaces carried the label Coming Soon and a price of Rs 7.69 crore onwards. The label described a launch that happened two and a half years ago. The price described the top of the 2025 market, not the market as it stood when this page was checked on 26 September 2026.
A 3,577 sq ft 4 BHK in DLF Privana West resells at about Rs 19,500 per sq ft, or close to Rs 7 crore, with the asks tied to that size running from Rs 6.4 crore to Rs 8.2 crore. DLF's own figures give the launch price without anyone's help: Rs 5,590 crore across 795 homes is an average of about Rs 7.03 crore a flat. Nearly all of them are one plan, a 4 BHK with a servant room of 3,577 sq ft super area, so the average divides to about Rs 19,650 per sq ft. Trade reports at the launch quoted Rs 6.43 crore to Rs 7.15 crore for that plan, which is Rs 17,980 to Rs 19,990 per sq ft depending on floor and facing. The registration declares 785 flats with a carpet area of about 198.5 square metres, roughly 2,136 sq ft, and 10 larger units of about 330.9 square metres, roughly 3,562 sq ft carpet, which are the penthouses. Five towers stand on about 12.57 acres, so the density is about 63 homes an acre.
Privana West is one parcel of DLF's 116-acre Privana township across Sectors 76 and 77. Privana South, on about 25 acres, went first in January 2024 and sold 1,113 flats for Rs 7,200 crore, an average of about Rs 6.47 crore. Privana North followed in 2025. Listings mix the three up freely, and some put Privana West in Sector 77; DLF's own page puts it in Sector 76. Every one of them has its own registration, so the number on the paperwork is what tells you which one you are buying.

One portal records asks of Rs 20,100 to Rs 22,400 per sq ft through the third quarter of 2025, and the current Rs 19,900 average is below that. The old row's Rs 7.69 crore divides to Rs 21,500 per sq ft, a number from that 2025 run, and its "onwards" hid the asks between Rs 6.4 crore and Rs 7 crore that a buyer with Rs 7 crore could actually afford.

The first band is the area times Rs 10,000 at the bottom and Rs 13,500 at the top. The second is the area times Rs 11,000. Both are a Sector 76 average from years ago applied to a DLF tower, and both put the flat at about half its price. Nobody has sold a Privana West 4 BHK for Rs 3.58 crore, and nobody will.
Against the sector
Flats in Sector 76 average about Rs 13,650 to Rs 13,850 per sq ft on the rate tables, with the year-on-year change close to flat. Privana West at Rs 19,500 is about 40 per cent above that. The premium pays for the DLF name, the low density and a single large plan; it does not pay for a better location, because every tower in Sector 76 shares the same roads to the Southern Peripheral Road and the same distance to Golf Course Extension Road and NH-48.
When it will be finished
The registration, RC/REP/HARERA/GGM/819/551/2024/46 dated 18 April 2024, carries a completion date of December 2028. That is the date that binds. Listings print dates from July 2026 to 2030, and neither end is registered. The towers are under construction, so no flat is ready, nobody lives here, and there is no rent to divide into the price yet.
What the rent would have to be
Broker pages project a 4 BHK here letting for Rs 1.3 lakh to Rs 1.95 lakh a month once finished. Treat any rental yield printed for this building before 2029 as a guess.
How a transfer works, and what it costs
Buying here means taking over a seller's allotment, and the process has three parties rather than two. DLF's own schedule, repeated on broker payment-plan sheets, was 10 per cent at booking, 80 per cent linked to construction and 10 per cent at possession. By now a seller has paid a good part of the construction-linked share. You pay the seller what they have paid plus any premium they ask, take over the remaining instalments with DLF, and DLF endorses the allotment to you for a transfer charge. Ask DLF for that charge in writing before you agree a price, because it comes out of your pocket or the seller's and the listings never say which.
Three things to settle at the same time. GST at 5 per cent applies to the instalments still to be paid to DLF. Stamp duty is paid at conveyance, after completion, at 7 per cent for a man and 5 per cent for a woman in Gurugram. And the price a seller quotes is sometimes the full flat value and sometimes only the premium over what they paid, so get the split on paper: the amount paid to DLF, the amount outstanding, and the amount the seller keeps.
