The week of 24 to 27 September 2026 gave you three new sets of numbers, and they don't all say the same thing. PropEquity counted 1,03,170 homes sold across nine big markets in July to September, 6% fewer than a year ago. A NAR-India and CRE Matrix report found the Mumbai region has overtaken Delhi-NCR as the country's largest housing market by sales value. And in Dubai, the Land Department logged AED 11.19 billion of deals in the week to 25 September, only weeks after prices posted their first annual fall since 2021.

Put simply, volumes are easing and value is concentrating in fewer markets. Here is what happened and what it means for you.

PropEquity, which tracks primary sales in nine markets, put July-September sales at 1,03,170 units on 26 September, against 1,09,420 a year earlier: down 6% year on year and 4% on April-June. New supply shrank to 98,165 units from 1,00,330, so developers held back rather than push stock into a slowing market. These are unit counts, not rupee values, and PropEquity splits the Mumbai region into three. Together, Mumbai, Thane and Navi Mumbai sold 35,870 homes.

The week's second report measures value. The India Housing Report for September 2026, from NAR-India and CRE Matrix, found tier-1 India sold Rs 3.63 lakh crore of new homes in January-June, broadly flat on the H1 2025 record, on 2.58 lakh units (down about 2%). Launches rose about 7% to 2.98 lakh units, running ahead of sales.

Smaller cities are still outrunning the metros on price. A CII-Knight Frank report released on 18 September found prices in 11 emerging tier-2 markets, including Lucknow, Jaipur, Indore and Kochi, rose 63% between 2021 and 2026, against 42% in the top eight cities. Delhi NCR

NCR had a bruising week on paper. PropEquity's quarterly volume fell 12% to 8,090 units. The NAR-India and CRE Matrix half-year numbers were sharper on value: sales down about 24% to Rs 68,217 crore, units down about 9% to roughly 24,600, and the average ticket down around 16% to Rs 2.77 crore. Gurugram's sales value fell about 33% to Rs 37,726 crore, yet it still sold roughly 12,000 homes, about the same as a year earlier.

That tells you where the correction is. It is a luxury-mix story, not a collapse in buyers: fewer high-ticket apartments sold, so the value line fell much further than the unit line. Our report on MMR overtaking NCR goes through the numbers in detail.

Developers are still buying land. On 25 September Signature Global said it had bought 25 acres at Farrukhnagar in west Gurugram for Rs 150 crore and signed a collaboration for another 169.22 acres, for ultra-luxury farmhouse villas on about 6.77 million sq ft. The site is roughly 15 minutes from the Dwarka Expressway. No launch date or pricing yet.

Across the Yamuna, YEIDA opened applications on 25 September for 20 plots near Noida International Airport: 10 group housing plots in Sectors 17, 18, 20 and 22D (about 11,513 to 50,600 sq m) and 10 hotel plots in Sectors 28 and 29. Other metros

Hyderabad had the best week of any Indian city. Its quarterly volume grew 11% in PropEquity's count, second only to Navi Mumbai, and from 25 to 27 September HITEX hosted IREC 2026, the International Real Estate Conference. It was the event's seventh edition and its first in India, with more than 2,000 delegates from over 35 countries. Mumbai region: about Rs 93,800 crore of H1 sales value, up about 8%, on volumes up about 9%. Navi Mumbai with Raigad grew value about 29%, the fastest of any market in the report. In the city, Suraj Estate Developers paid Rs 82.72 crore on 25 September for development rights to a 2,941 sq m plot in Mahim (West).

Bengaluru: value up about 25% in H1, the fastest of the large markets, and about 17% of national housing value. In July-September its volumes barely moved (+1%). If value keeps outpacing units, higher prices and bigger homes are doing the work, not more buyers.

Pune, Chennai and Kolkata were the weak spots by units. Pune still sold the most homes of any single city: a big market having a slow quarter, not one fading.

Dubai and UAE

The Dubai Land Department's weekly data for 21 to 25 September showed AED 11.19 billion of transactions (roughly Rs 29,100 crore at about Rs 26 to the dirham). Sales made up AED 6.41 billion across 2,426 deals, mortgages AED 3.86 billion and gifts AED 915 million. The three largest sales were apartments at Como Residences on Palm Jumeirah, at AED 71.2 million, AED 64.9 million and AED 60.9 million.

Compare that with the week of 7 to 11 September, when sales were AED 6.78 billion across 2,931 deals out of AED 10.67 billion in total. Total value is up; the count of sales is down about 17%. More money is going into fewer, pricier homes and into mortgages.

On prices, Cavendish Maxwell's August reading stands: an average of AED 1,636 per sq ft, down 1.7% year on year and 1.3% over three months, the first annual fall since February 2021. On process, DLD's Initial Registration platform, launched on 3 September, puts developers' project registration, sale registration and escrow tracking in one system. For an off-plan buyer, that should mean fewer mismatches between your sale record and the escrow account your money goes into. Our Dubai title deed explainer covers what the final document proves. DLD's zero-interest Rent Now, Pay Later scheme, spreading a year's rent over up to 12 months through a partner bank, was announced for September, but we could not confirm the bank, eligibility rules or a live start date by 27 September.

One India link: a senior DLD official, Majid Saqer Al Marri, opened IREC 2026 in Hyderabad on 26 September. Dubai's regulator clearly wants Indian buyers' attention.

Launches to watch

  • Signature Global, Farrukhnagar, Gurugram: 194.22 acres of farmhouse villas, estimated development value Rs 5,500 crore to Rs 6,000 crore. The land is newly acquired, so a first phase is likely months away.
  • YEIDA group housing plots: the 18 November auction winners become the next airport-corridor launches, most likely in 2027.
  • Lodha Beaumont Estate, Sadahalli, North Bengaluru: first phase registered for 516 homes on 11.7 acres of a planned 70-acre estate, development value put at about Rs 2,000 crore.
  • Dubai Creek Gardens, Dubai Healthcare City: an AED 3 billion scheme of more than 1,400 homes, broke ground on 11 September, with handover targeted for 2030.

RERA and policy (India)

The date that matters is 7 October. The Monetary Policy Committee meets from 5 to 7 October and announces its decision on the morning of the 7th. The repo rate is 5.25%, where the committee held it in August with a neutral stance. Developers want a cut, but it is not a given, and your floating home loan won't move before then.

What it means for you

Buying in NCR: the value slump is in the top bracket. If you are shopping above Rs 3 crore in Gurugram, sellers there are dealing with thinner demand, so you have room to negotiate. Ask for payment-plan concessions, not just a lower per sq ft rate.

Selling: price to what has actually sold nearby, not to portal asking prices. In Hyderabad or Bengaluru demand is holding; elsewhere, expect a longer wait.
