That last row is the sector's whole argument. Sector 54, four stops up the same metro line, trades at two to three times the rate. What you give up for the difference is age and amenity, not connectivity.
What the metro station is worth
The Sector 55-56 Rapid Metro station connects up Golf Course Road to Sikanderpur, and from there onto the Yellow Line for HUDA City Centre and Delhi. For a Cyber City commuter that is a genuine rail option, and it makes a single-car household realistic here in a way it is not on Golf Course Extension.
Golf Course Extension Road, ten minutes south, has newer societies with better clubhouses and no rail at all, at roughly Rs 16,500 to Rs 20,600 per sq ft. So the honest choice on this side of Gurgaon is between a better building and a working commute — see Sector 65 and Sector 67 for the other side of it.
Worth noting: "Sector 56" covers ground that is a five-minute walk from the platform and ground that is a fifteen-minute one. Check the specific block against the station on a map.
What the stock is actually like
Mixed, and that is the thing to plan for. The sector carries HUDA-era plotted and apartment stock alongside 2000s society blocks, so a Rs 12,000 per sq ft average is covering genuinely different products.
Ask when the specific building was handed over, how the DG and water systems have been maintained, and what the CAM rate is. On stock of this age those three answers decide daily life more than the floor plan does.

Sector 56 is the practical compromise on the Golf Course Road side: an actual metro station, an actual neighbourhood, and a rate that is a third of the corridor it sits beside. What it does not have is new stock, so the flats themselves are ordinary next to the towers a few kilometres south.
In short: The best-value metro-served sector in premium Gurgaon. Judge the block, not the sector — the mix here is unusually wide.
What a flat in Sector 56 actually costs to buy
Before the arithmetic, the context: at about Rs 12,000 per sq ft, Sector 56 is among the cheaper of the 37 Gurgaon sectors on this site — 13th from the bottom, and about 8% below their median of Rs 13,000. The duty and the deposit below scale with that, which is most of what a lower rate actually buys you.
The price is not the cost. Worked on this sector's own rate:
- An entry flat, about 500 sq ft. At roughly Rs 12,000 per sq ft that is about Rs 60 lakh. Stamp duty comes to Rs 4.2 lakh in a male buyer's name and Rs 3 lakh in a female buyer's, a difference of Rs 1.2 lakh on this one home, plus Rs 50,000 registration.
- A mid-sized flat, about 1,550 sq ft. At roughly Rs 12,000 per sq ft that is about Rs 1.86 crore. Stamp duty comes to Rs 13 lakh in a male buyer's name and Rs 9.3 lakh in a female buyer's, a difference of Rs 3.7 lakh on this one home, plus Rs 50,000 registration.
