About Trevoc Royal Residences Sector 56 Gurgaon

Trevoc Royal Residences is a small, expensive, registered project on Golf Course Road: 172 apartments in two towers of 27 storeys on about 2.05 acres in Sector 56, Gurugram, registered with the Haryana authority as RC/REP/HARERA/GGM/863/595/2024/90 on 2 September 2024. Listings in October 2026 price it at Rs 6.90 crore to Rs 8.82 crore, about Rs 26,100 per sq ft on the brochure sizes, and one page quotes a base of Rs 28,000 plus GST. The authority's project page gives a completion date of 31 October 2029; listings print February 2030.

That much is settled and checkable. Almost everything else about this project — the price, the sizes, the number of towers, even how many BHK it sells — is printed differently by different sources, sometimes by a factor of two. This page prints the conflicts rather than picking whichever number reads best, because on a purchase of this size the difference between the versions is well over a crore.

Trevoc Royal Residences price: launch, list and base rate

The price has moved since this page was first written in September. The figures in circulation on 6 October 2026:

WhatFigureRate per sq ft
Launch-era tickets on one page3 BHK Rs 4.23 crore; a 2,566 sq ft 4 BHK Rs 5.39 croreAbout Rs 21,000 at launch, on one portal's account
Launch-era start still printedFrom Rs 5.25 crore-
Channel partners, early SeptemberRs 6.61 crore (2,642 sq ft) and Rs 8.45 crore (3,380 sq ft)Rs 25,000
Portal list, October 2026Rs 6.90 crore to Rs 8.82 croreRs 26,116 and Rs 26,095
Base quoted on one pageRs 7.40 crore and Rs 9.46 crore before GSTRs 28,000 plus GST

The working: Rs 6.90 crore over the 2,642 sq ft plan is Rs 26,116 a foot, and Rs 8.82 crore over 3,380 sq ft is Rs 26,095, so the portal list is one rate of about Rs 26,100 on the brochure sizes. At the Rs 28,000 base the same two plans come to Rs 7.40 crore and Rs 9.46 crore, before GST, parking and club charges. Against the launch rate of about Rs 21,000, Rs 25,000 is 19 per cent higher and Rs 28,000 is 33 per cent higher. The launch announcement put the project's revenue at about Rs 1,000 crore, which over 172 homes is about Rs 5.81 crore a home: in line with the launch-era tickets, and well under what is asked today.

Two lower figures still appear. One page prints a start of Rs 6.5 crore, and no cost sheet at that price was found. A large portal's tracker records the project's average at about Rs 12,250 rising to Rs 12,300 per sq ft by June 2026, about half every quoted rate; it cannot produce any crore figure above on any published size, so it is a different area basis or simply wrong, and should not anchor a negotiation. No resale or transfer ask for the project was found on 6 October 2026; what is on sale is the developer's own stock.

What the sizes do not settle is the basis. Listings call 2,642 to 3,390 sq ft carpet; the launch reports give 2,800 to 3,500 sq ft, and older listings 2,014 to 3,200. If 2,642 is carpet, super area sits well above it and the rate on super is lower; if it is super, the carpet is smaller. Ask for a cost sheet showing carpet area, built-up area and super area on one page, with the rate applied to each, plus PLC, car parking, club membership, IFMS and GST listed separately.

Sizes, configurations and towers — three more conflicts

  • Sizes. The brochure-level figures are about 2,642 sq ft (3.5 BHK + servant) and about 3,380 sq ft (4 BHK + servant), range 2,642 - 3,390. The launch reports say 2,800 to 3,500 sq ft, older listings print 2,014 to 3,200, and one page lists a 2,566 sq ft 4 BHK. The 2,642 / 3,380 pair is the one today's prices reconcile to.
  • Configurations. Sold as 3 and 4 BHK, as 3.5 and 4.5 BHK, and as 3.5 / 4 BHK + servant. The half is a study or utility room; the servant room is separate. Check what the sanctioned plan calls each room, because a study does not resell as a bedroom.
  • Towers and floors. Two towers, four apartments a floor, 27 storeys in the launch reports. 172 ÷ 2 ÷ 4 is 21.5, so about 21 floors of homes per tower, which fits a 2B+G+27 listing only if the other levels are podium, club or sky deck. Another listing claims "twelve towers" across 22 floors, which is impossible on 2.05 acres. Go by the sanctioned plan.
  • Clubhouse. The launch reports and one sales page give it as 36,000 sq ft; other pages quote 40,000 or 50,000 sq ft and call the 36,000 sq ft area the sky deck. Ask which figure is in the sanctioned plan.

None of these makes the project bad. They make the marketing unreliable, which is a different problem with a simple fix: insist that every number you are quoted also appears in the RERA filing or the builder-buyer agreement.

The RERA number to check

The registration is RC/REP/HARERA/GGM/863/595/2024/90, issued 2 September 2024, with JHS Estate Private Limited as promoter. Three things follow from that.

First, the promoter is a company name most buyers have not heard of. That is normal — Haryana projects are routinely held in a project-specific entity — but it is the entity you are contracting with, so it should be the name on your allotment letter, your receipts and your agreement, with Trevoc Group described as the brand behind it.

Second, RERA-GRG-1700-2024, which some portals print as the registration, is the authority's own project ID for the application. This page said in September that it was a portal's code; the authority's register shows otherwise. The registration certificate number is the GGM one above, shown as approved, with the certificate uploaded on 5 September 2024.

Third, the date. The authority's project page gives a completion date of 31 October 2029, while listings and this page's first version printed February 2030. Type the number into haryanarera.gov.in and read the certificate and any extension: it carries the sanctioned unit count, the area, the approved plan and the completion date, and it overrides every brochure.

Specification and amenities — what the brochure lists

This is where the project makes its case for the premium, and the list is unusual for 172 units:

  • A private lift for each apartment, with a private lobby and individual entry, plus a separate service lift — four homes a floor, so the lobby is genuinely yours
  • VRV / VRF air conditioning, smart-home automation, digital locks and video door phones
  • Wrap-around balconies, walk-in wardrobes and a U-shaped modular kitchen
  • GRIHA 4-star pre-certified, Vaastu-compliant layouts, EV charging in the basements, five-tier security
  • The club: 36,000 sq ft in the launch reports (40,000 or 50,000 on other pages), with a sky deck and skywalk — infinity pool, gym, squash and multipurpose courts, spa and salon, theatre, banquet hall, business lounge with meeting rooms, restaurants, a sports bar, karaoke lounge, private dining, a floating café, barbecue area and patisserie, yoga and meditation decks

Two things to pin down. The club is quoted at 36,000, 40,000 and 50,000 sq ft on different pages — ask which figure is in the sanctioned plan. And "pre-certified" is not "certified": ask whether the GRIHA rating is a commitment in the agreement or an aspiration in the brochure.

Sector 56, and what Rs 26,000 a foot buys nearby

Sector 56 sits at the southern end of Golf Course Road, beside the Sector 55-56 Rapid Metro station, and is built out with large group-housing societies. Our flats in Sector 56 guide puts its flats at about Rs 12,000 to Rs 16,650 per sq ft on one portal, about Rs 14,319 on another and Rs 13,250 to Rs 13,500 on two more; a ready 3 BHK in Jalvayu Towers, Kendriya Vihar or Devinder Vihar costs about Rs 1.7 crore to Rs 3.25 crore.

BenchmarkRate per sq ftStatus

Trevoc Royal ResidencesAbout Rs 26,100 listed; Rs 28,000 base on one pageDue October 2029 or February 2030

So this is priced at roughly 1.8 to 1.9 times its own sector's average, and at about the rate finished towers on Golf Course Extension Road resell for: Hines Elevate and Mahindra Luminare ask Rs 24,300 to Rs 27,600 a foot today, with keys. What a Trevoc buyer pays the same for is a Golf Course Road address beside a metro station, low density and a new building in 2029 or 2030, against a finished one now. That is the real decision, and it is a decision about the resale market at completion, when the buyer comparing your flat will also be looking at Golf Course Extension Road. DLF Crest, at about twice Trevoc's rate, shows where the top of this stretch sits for a finished tower with a known name.

The argument for Sector 56 against those is straightforward: it is on the metro-served corridor, it is already built out, and its schools, markets and hospitals exist today rather than in a masterplan. The argument against is that newer luxury supply is landing one road over, and some of it is already finished at this rate. See what else is coming on our new launch projects in Gurgaon page, and where this address ranks in Gurgaon's most expensive pockets.

The developer

Trevoc Group is a newer name in Gurugram housing. It describes itself as carrying a 75-year business legacy and names Golf Course Road, the Southern Peripheral Road and the Dwarka Expressway as its markets. Royal Residences was launched as its high-end residential project in Gurugram, with a revenue estimate of about Rs 1,000 crore, and in February 2025 the group appointed Ramacivil India Construction Private Limited (RICPL) as its construction partner for the towers.

Read that plainly: you are buying a first project at a top-of-market rate. The registration and its completion date give you RERA's protection on timing, and a 172-unit build is a manageable first outing rather than a township. But there is no delivered Trevoc tower to walk through, and no handover history to check. On a Rs 6.9 to 8.8 crore purchase, that is a real part of the risk, and it is the part the brochure will not raise. Compare the delivery records on our top real estate companies in Gurgaon list before you decide.

Rent against price

Nothing can be let before completion, and Golf Course Road rents do not keep up with this price. The road's 3 BHKs average about Rs 75,000 to Rs 82,000 a month on two portals, and a 2,777 sq ft DLF Park Place 4 BHK lets for about Rs 1.8 lakh, figures from our Golf Course Road rent guide. If a Trevoc flat let like that Park Place 4 BHK, Rs 1.8 lakh a month is Rs 21.6 lakh a year, 3.1 per cent gross on Rs 6.90 crore; at the road's 3 BHK average of about Rs 82,000 it is 1.4 per cent. This is a home to live in, not an income.

Pros

  • Registered and checkable — RC/REP/HARERA/GGM/863/595/2024/90, dated September 2024, with a completion date (31 October 2029 on the authority's page) the promoter is held to
  • Genuinely low density — 172 homes on about 2.05 acres in two towers, which is what the premium is being charged for
  • Golf Course Road, not the Extension — metro-served, built out, with schools, markets and hospitals already there
  • Amenity scale is unusual for a 172-unit project, with a club quoted at 36,000 to 50,000 sq ft and a sky deck
  • Under construction with a filed timeline, so progress can be tracked against the RERA quarterly updates
  • A named construction contractor, Ramacivil India Construction, appointed in February 2025

Cons

  • The price has risen and is still printed many ways: launch-era tickets of Rs 4.23 to 5.39 crore, a list of Rs 6.90 to 8.82 crore now, a Rs 28,000 base on one page, and one tracker at half that rate
  • Sizes are inconsistent across sources, and no source states whether the areas are carpet, built-up or super
  • Priced at roughly 1.8 to 1.9 times the Sector 56 average, and at the rate finished Sector 59 towers resell for
  • Trevoc has no delivered project to inspect, and this is its first high-end build
  • Completion is 31 October 2029 on the authority's page and February 2030 on listings — a long wait, and long enough for the corridor's supply picture to change
  • Listings contradict each other on basic facts — one claims twelve towers for 172 flats — which tells you how carefully the marketing is being checked
  • Competing supply on the Extension is newer and larger, and will be the comparison your resale buyer makes

Who it suits

  • Buyers who want a Golf Course Road address with metro access and a built-out neighbourhood, not a frontier sector
  • People who value low density and a short lift queue over a large gated township
  • End users comfortable waiting three years or more, who will actually use a club and sky deck of this size
  • Buyers who will do the paperwork properly — read the registration, demand the area basis, and hold the developer to the filing

Who should look elsewhere

  • Anyone who needs possession before late 2029
  • Buyers who want a developer with a walkable, delivered project in Gurugram
  • Investors chasing rental yield — at about Rs 25,000 per sq ft on this corridor, the yield maths does not work
  • Anyone unwilling to insist on a written area basis before paying a booking amount

Payment plan and specifications

The plan is construction-linked (CLP), which is the right shape for a project about three years from completion. Ask for it in writing with the milestones tied to the RERA filing rather than to internal targets. Confirm separately what is included and what is charged on top — preferential location charges, car parking, club membership, IFMS, power backup and GST. Specifications quoted publicly cover imported fittings, smart-home provisioning, private or semi-private lift lobbies, high-speed lifts and EV charging, but no full specification sheet is in the public domain. Final payment schedule and specification as per the builder-buyer agreement.

FAQs

What is the price of Trevoc Royal Residences?

Listings in October 2026 price it from Rs 6.90 crore for the 2,642 sq ft 3.5 BHK plus servant to Rs 8.82 crore for the 3,380 sq ft 4 BHK plus servant, about Rs 26,100 a foot on both. One page quotes a base of Rs 28,000 plus GST, which is Rs 7.40 crore and Rs 9.46 crore on the same plans. Launch-era tickets of Rs 4.23 crore to Rs 5.39 crore, and the Rs 5.25 crore start some pages still print, date from the launch and should not be expected now.

What is the Trevoc Royal Residences RERA number?

RC/REP/HARERA/GGM/863/595/2024/90, dated 2 September 2024, with JHS Estate Private Limited as the promoter. The Haryana authority's register shows it approved, with the certificate uploaded on 5 September 2024. RERA-GRG-1700-2024, which some portals print, is the authority's own project ID for the same application, not a second registration.

When is Trevoc Royal Residences possession?

The authority's project page gives a completion date of 31 October 2029; listings, and this page until October 2026, print February 2030. The certificate and any extension granted on it settle the date. The towers are under construction, with Ramacivil India Construction appointed as the contractor in February 2025.

How many flats and towers are there?

172 apartments in two towers of 27 storeys, four homes to a floor, on about 2.05 acres. At four a floor, 172 homes fill about 21 floors in each tower, so the other levels are presumably podium, club or sky-deck floors; the sanctioned plan will say. A listing claiming twelve towers is wrong.

What sizes are available in Trevoc Royal Residences Sector 56?

Brochure-level listings give about 2,642 sq ft for the 3.5 BHK plus servant and about 3,380 sq ft for the 4 BHK plus servant, and call them carpet. Launch reports say 2,800 to 3,500 sq ft, older listings 2,014 to 3,200, and one page a 2,566 sq ft 4 BHK. Get carpet, built-up and super area on one cost sheet before comparing rates.

Who is the developer, Trevoc Group, and what have they delivered?

Trevoc Group, with JHS Estate Private Limited as the promoter on the registration. The group describes itself as carrying a 75-year business legacy, and Royal Residences was launched as its high-end residential project in Gurugram, with a revenue estimate of about Rs 1,000 crore. No delivered Trevoc tower in Gurugram was found to inspect, which matters at this price.

Is about Rs 26,000 per sq ft justified on Golf Course Road?

It is about 1.8 to 1.9 times the Sector 56 average of Rs 13,500 to Rs 14,319, and about what finished towers in Sector 59, Conscient Hines Elevate and Mahindra Luminare, resell for today. The case for paying it is a Golf Course Road address beside the Sector 55-56 metro and 172 homes on two acres; the case against is waiting until 2029 or 2030 for a rate that Sector 59 already sells ready.

Is Trevoc Royal Residences among the new projects in Sector 56 Gurgaon?

It is the only registered project under construction in Sector 56; the rest of the sector is finished group housing such as Jalvayu Towers, Kendriya Vihar and Devinder Vihar. One pre-launch page markets an Experion project on Golf Course Road that has no registration yet, which is not something to pay for until a number exists.

What should I check before booking?

The HARERA certificate, its sanctioned unit count and its completion date; a cost sheet with carpet, built-up and super area and the rate against each; every extra charge listed separately; the allotment in the name of JHS Estate Private Limited; and construction-linked milestones tied to the registration. A figure that is not in one of those documents is marketing.

Thinking about Trevoc Royal Residences, or weighing it against Sector 58, 59 or 63A? Ask us for the current cost sheet and the RERA extract side by side — we will tell you which of the circulating prices the documents actually support, and where else on this corridor the same budget goes further.

💬 Our View

The project is coherent: 172 homes on two acres, two towers of 27 storeys with four apartments a floor and a private lift for each, a September 2024 registration and a named contractor since February 2025. What has changed is the price. Listings now open at Rs 6.90 crore, about Rs 26,100 a foot on the brochure sizes, with one page quoting a Rs 28,000 base, up from about Rs 21,000 at launch. That is the rate finished towers in Sector 59 resell for today, so the premium buys the Golf Course Road address, the metro next door and a new building in 2029 or 2030. Settle the area basis and the completion date on the certificate before paying anything.

Final Verdict

A credible small project on Golf Course Road, now listed at about Rs 26,100 a foot, the price of a finished Sector 59 flat, from a developer with nothing delivered yet and a completion date of October 2029 or February 2030. Check RC/REP/HARERA/GGM/863/595/2024/90 and its date on haryanarera.gov.in, demand the area basis in writing, and compare with Sector 59's ready towers before you sign.
