Where it sits on the Dwarka Expressway

A note on the Sector 107 line. A much lower figure — Rs 5,000 to Rs 6,500 per sq ft — still circulates for Sector 107, and it is out of date. Current tracking puts flats there in a Rs 8,800 to Rs 9,900 band, averaging about Rs 9,300. That makes it the corridor's cheapest sector, but roughly half Sector 108's Rs 18,700 rather than a third of it. If a listing quotes the older band, establish what stock it describes before using it as a comparable.

Sector 113 belongs to the 111-112-113 cluster on its average, but not on its spread. Where Sector 104's band is about 16% wide, this one is roughly 44% — which means a quoted sector rate here tells you much less about the flat in front of you.

Position is the sector's own argument: it is the closest expressway sector to the Delhi border, which makes the Dwarka and west Delhi run shorter than from anywhere else on the corridor. Compare with Sector 111, Sector 112 and, for the value end, Sector 103.

Sector 113 has the corridor's best Delhi access and its least useful average. A band running Rs 13,000 to Rs 18,700 means the sector figure of Rs 16,050 describes almost nothing in particular, so this is a place to price the project and ignore the postcode.

In short: Best-placed for Delhi, worst-served by its own average. Price the tower, not the sector.

What a flat in Sector 113 actually costs to buy

Before the arithmetic, the context: at about Rs 16,050 per sq ft, Sector 113 is the 11th dearest of the 37 Gurgaon sectors on this site, and roughly 23% above their median of Rs 13,000. Every figure below is a bigger number here than it would be on the same flat three sectors down.

The price is not the cost. Worked on this sector's own rate:

• An entry flat, about 1,100 sq ft. At roughly Rs 16,000 per sq ft that is about Rs 1.77 crore. Stamp duty comes to Rs 12.4 lakh in a male buyer's name and Rs 8.8 lakh in a female buyer's, a difference of Rs 3.5 lakh on this one home, plus Rs 50,000 registration.
• A mid-sized flat, about 1,800 sq ft. At roughly Rs 16,000 per sq ft that is about Rs 2.89 crore. Stamp duty comes to Rs 20.2 lakh in a male buyer's name and Rs 14.4 lakh in a female buyer's, a difference of Rs 5.8 lakh on this one home, plus Rs 50,000 registration.
• What the rate becomes on carpet. That Rs 16,000 per sq ft is quoted on super area. At a 30% loading the 1,800 sq ft flat is about 1,385 sq ft of carpet, so you are really paying about Rs 20,800 per sq ft of floor you can stand on. Ask for the carpet figure in writing and run this division yourself before you compare two towers.

Duty is charged on the higher of your agreement value or the sector's collector rate, so agreeing a price below the schedule saves nothing — it just means being taxed on a number you did not pay.
