Rs 2 to 3 crore is the upgrade band. Almost nobody buys their first home here; the buyer is usually moving out of a 1,400 sq ft flat or out of rented accommodation into something with a servant room, two bathrooms that are not shared with guests, and a parking bay that is deeded rather than informal. Seventy-four priced listings on this site sit in this band, and the interesting thing about them is how different they are from one another: a 2,400 sq ft low-rise floor in Sector 63A and a 1,700 sq ft tower flat on Dwarka Expressway cost the same money and are not remotely the same purchase.

The low-rise floor question, which is specific to this band
Between Rs 2 and 3 crore the independent floor is at its most competitive, and Gurugram's policy allowing stilt-plus-four construction on plotted colonies has filled Sectors 63A, 88A and the older DLF phases with them. The arithmetic is straightforward: no clubhouse, no swimming pool, no double-height lobby, therefore 15-25 per cent more carpet area for the same money.
What to check before choosing one, because the failure modes are different from a tower's:
- Who maintains the common parts? Four owners and one lift means the lift is fixed when all four agree. Ask whether a maintenance contract exists and who holds it.
- Is the fourth floor legal in this colony, and is it registered? The floor you are buying must appear in the sanctioned plan, and the registration should cover it.
- Power backup and water. On a floor these are per-building arrangements, not society-wide ones; a small generator and a borewell serve four families and their capacity should be stated.
- Resale depth. A floor sells to a narrower pool than a tower flat - no amenity, no gate, no security - and it usually takes longer.
What the extra crore buys against the band below
Moving from Rs 1.5 crore to Rs 2.5 crore does not buy a better address in Gurugram; it mostly buys space and specification in the same corridors. Typical gains: 400-600 sq ft of carpet, a servant room with its own bathroom, a second covered parking bay, better lift-to-flat ratios, and a developer with a delivery record rather than a first project. What it does not buy is Golf Course Road, Sector 53 or Sector 42 - those begin materially higher.
The honest way to decide between this band and the one below is to price the difference monthly. A crore of extra loan over twenty years is a large monthly number; if the household is comfortable with it, the upgrade is worth taking in one move rather than two, because transaction costs in Haryana - stamp duty, registration, brokerage - run to several per cent each time.
Corridors worth shortlisting, and why
Sector 63A and the Golf Course Extension edge. The closest this band gets to a premium address. Floors dominate; towers here start above the band.
Sectors 80-93, New Gurgaon. The most choice, the largest flats for the money, and the townships that come with schools and retail built into the plan. Sector 89 is the reference point.
Dwarka Expressway, Sectors 88A-114. Newer towers, better specification, and a corridor whose connectivity question is now settled. See the corridor page for what else sits along it.
Old Gurgaon, Sectors 14-15 and Sushant Lok. Redevelopment and premium floors inside the city, where the commute is already short and the schools already exist. Sector 14 shows the stock.
Five checks before booking
- Carpet area on the registration certificate, not super area in the brochure. At this price a 15 per cent difference in loading is Rs 35-40 lakh of real value.
- The specification annexure, read against the sample flat item by item. Flooring, kitchen, bathroom brands, balcony railing.
- The completion date printed on the certificate, and what the agreement says happens if it slips.
- Maintenance rate per sq ft, taken from the developer's completed projects rather than from the estimate.
- Two parking bays or one? At Rs 2.5 crore a household usually has two cars, and a second bay is not always included.
Buyers who find this band tight on space in the corridors they want should look at what Rs 3-4 crore adds; buyers for whom it is a stretch will find the same corridors at Rs 1-2 crore with smaller flats and, usually, a longer wait for handover.
Who is selling in this band
The developers with the most listings between Rs 2 and 3 crore on this site are Ashiana, Emaar, SS Group, ATS, Birla Estates, Emperium and the Sector 63A floor builders, with Laburnum and SPJ in the floor and redevelopment end. The mix matters: a township developer with four delivered phases in the same sector is a different proposition from a first-time builder with one licence, and at this price the difference shows up in the handover date rather than in the brochure.
A practical test that costs nothing: ask which of the developer's Gurugram projects has been handed over, then go and look at one that is three or four years old. Lift lobbies, the state of the landscaping, whether the club is open and staffed, whether the basement floods - all of it is visible in an afternoon, and none of it appears in a sales presentation. The same test applied to a floor means visiting a completed street by the same builder in Sector 63A or 88A.
Taxes and charges, in numbers
On a Rs 2.5 crore flat the costs beyond the price typically land like this: Haryana stamp duty and registration on the circle rate or transaction value, whichever is higher, which is a seven-figure cash payment at registry; development and infrastructure charges where they are not already in the quoted price; club membership, usually a one-time figure in lakhs; a second parking bay if it is not included; and GST where the flat is under construction rather than completed. A ready flat with an occupation certificate does not attract GST, which is a real difference between two otherwise similar purchases and one that buyers at this price routinely discover late.
