Noida flats now ask about Rs 11,750 per sq ft on average, with established central sectors such as Sector 50 near Rs 14,000 and the Noida Expressway belt spread between roughly Rs 10,500 and Rs 17,000. Registration costs 8% in Uttar Pradesh (7% stamp duty plus 1%), and every flat sits on land leased from the Noida Authority, so the lease file matters as much as the price.

One city, two quite different markets

Noida splits along its roads. The central sectors were built out over decades: plotted housing, older societies, markets and the Blue and Aqua Line metro. Resale dominates and supply is thin.

The Noida-Greater Noida Expressway belt, from Sector 93 down past Sectors 128, 137 and 150, is where the towers and launches are. Where asking prices sit, sector by sector

These are portal asking prices, not registered values, and portals often disagree. Treat the table as a ranking, not a quote.

Two things stand out. The gap between asking and registered prices is real: in Sector 78 it is about 15%, so opening at the listed rate means overpaying. And Sector 107's two averages sit Rs 4,600 apart, which reflects what each portal happens to count, new luxury launches or older stock, not a market signal.

You buy a lease, not land

The Noida Authority owns the land. It leases group housing plots to developers, usually for 90 years, and your flat is transferred by a tripartite sub-lease deed signed by the authority, the builder and you. That creates costs and one risk buyers elsewhere do not face.

Lease rent

Lease rent is an annual ground rent paid to the authority. Most new-flat buyers pay it once, as a one-time lease rent bundled into the builder's demand. Confirm it has been paid.

Transfer charges on resale

When you buy a resale flat, the authority charges for the transfer memorandum that records you as the new sub-lessee. The revised rates reported for resale run from about Rs 1,800-2,070 per sq m in category B sectors to Rs 2,588-2,977 per sq m in A+ sectors. On a 100 sq m flat that is roughly Rs 1.8 lakh to Rs 3 lakh, on top of stamp duty.

The dues problem

Where a builder owes the authority land dues, the authority can refuse to execute sub-lease deeds, and buyers live in flats they cannot register. The UP government's relief package, built on the Amitabh Kant committee's recommendations, lets registration resume once a builder pays 25% of its dues. Progress is slow. Local reports of Noida Authority figures put registrations at 6,807 flats as of 31 August 2026, against 21,034 unregistered flats identified in 57 stalled projects. Before paying anything on an older project, get the authority's no-dues position in writing. Recent UP RERA amendments for Noida buyers are worth reading alongside.

What 8% costs on registration day

Stamp duty is 7% for a man, 6% for a woman buying alone and 6.5% for a joint male-female purchase, charged on the higher of your price and the circle rate. Registration is 1% for everyone. In July 2025 the state cabinet extended the women's 1% rebate from property worth Rs 10 lakh to property worth up to Rs 1 crore, so the saving now tops out at Rs 1 lakh.

Worked example: a Sector 137 2BHK

Take a 1,082 sq ft 2BHK at the sector's average asking price of Rs 10,550 per sq ft. That is about Rs 1.14 crore.

  • Stamp duty at 7%: Rs 7.99 lakh.
  • Registration at 1%: Rs 1.14 lakh.
  • Total on day one: about Rs 9.13 lakh, before brokerage or the lawyer.

Registering it in a woman's name saves nothing here, because the price is above Rs 1 crore. Bring the price down to Rs 95 lakh and the rebate applies: stamp duty falls from Rs 6.65 lakh to Rs 5.70 lakh, a saving of Rs 95,000. The circle rate itself is in flux: the district put a revised list out for objections in March 2025, and at least one tracker reports it was put on hold. The airport and Film City sit well south of Noida, off the Yamuna Expressway. Their direct effect lands on YEIDA sectors, which we cover in our guide to property near Noida International Airport. For Noida proper the effect is indirect, and stronger in the southern Expressway sectors than in Sector 50. The Aqua Line extension matters more to central Noida, but it will not run for years.

YEIDA's base rate of Rs 36,260 per sq m is roughly Rs 3,370 per sq ft of land, against Rs 10,000-17,000 for an Expressway flat. That is why speculative money is heading south.

Rent and yield on real numbers

Current 2BHK listings in Sector 137 run from about Rs 23,000 a month for a semi-furnished flat in Logix Blossom County to Rs 35,000 for a 1,082 sq ft flat in Supertech Ecociti. On the Rs 1.14 crore flat above:

  • At Rs 23,000 a month, annual rent is Rs 2.76 lakh: a gross yield of 2.4%.
  • At Rs 35,000 a month, annual rent is Rs 4.2 lakh: 3.7%.
  • Add the Rs 9.13 lakh registration bill and your outlay is about Rs 1.23 crore. The same rents yield 2.2% and 3.4%.

Where Noida can go wrong for you

Noida suits an end user who works in Sector 62, the Expressway offices or east Delhi and wants a finished flat in a large society. Buyers who value metro access and mature markets will pay more for a central sector.

It suits badly a buyer who expects the last three years to repeat. Sector 78's 89% three-year run slowed to about 2% in the latest year, and Sector 137 did not move. It suits badly anyone buying into an older project without checking the builder's authority dues, or paying a premium for a metro line still years away.
