Auspicious Dates for Property Registration: October to December Muhurat, Dhanteras and What to Avoid
The most widely listed auspicious dates for property registration in the rest of 2026 are Thursdays and Fridays after Pitru Paksha ends on 10 October: 22–23 and 29–30 October, 12–13, 19–20 and 26–27 November, and 10–11 December, before Kharmas begins around 16 December. Dhanteras falls on Friday 6 November and Diwali on Sunday 8 November, and 1 November and 29 November are Ravi Pushya days (Pushya Nakshatra on a Sunday).
Two things matter as much as the date. Panchang sources don't fully agree, so check your own city's panchang before you book. And sub-registrar slots fill up fast on the popular days, so the paperwork has to be ready weeks ahead. The stamp duty is the same whichever day you pick.

Drik Panchang's New Delhi page shows six auspicious days in November, the densest month of the quarter. For late 2026 we found no Guru Pushya (Pushya on a Thursday) in October to December. The Pushya days fall on a Monday, two Sundays and a Friday. AstroSage also notes that Jupiter stays exalted until 31 October, which some astrologers read as a plus for property matters in October.
Why the lists don't match
There are three causes. A muhurat depends on sunrise, so a Delhi panchang gives different windows from a Bengaluru one. Many blog lists are just every Thursday and Friday, with no panchang check, which is how Pitru Paksha and Kharmas dates slip in. And regional traditions differ: Kharmas matters far more in Bihar than in Maharashtra, and Tamil families follow their own muhurtham calendar.
Days families avoid, and days they chase
Periods and hours usually avoided
- Pitru Paksha (26 September to 10 October 2026). The fortnight is set aside for ancestors, and many families won't sign anything new.
- Kharmas (16 December to 14 January). The Sun's transit through Sagittarius pauses weddings and new beginnings in north and east India.
- Rahu Kaal, every day. This is one-eighth of daylight, roughly 90 minutes on a 6 am to 6 pm day. The usual slots are Monday 7:30 to 9:00 am, Tuesday 3:00 to 4:30 pm, Wednesday 12:00 to 1:30 pm, Thursday 1:30 to 3:00 pm, Friday 10:30 am to 12:00 pm, Saturday 9:00 to 10:30 am and Sunday 4:30 to 6:00 pm. Shift them with your city's actual sunrise.
- Rikta tithis and Amavasya. The 4th, 9th and 14th lunar days are generally left out of muhurat lists.
The popular buying days
Dhanteras (6 November) is the headline day. It's also the day registration offices are most crowded. Pushya Nakshatra days are popular for any purchase meant to last, and 1 November is the one that falls just before Diwali. Outside this quarter, Gudi Padwa (Wednesday 7 April 2027) is the big day in Maharashtra, and Akshaya Tritiya falls on 8 or 9 May 2027 depending on the panchang.
When Dhanteras fell on a Saturday in 2025, Mumbai recorded only 284 registrations by 7:25 pm, about 40% down, because many buyers didn't want a Saturday deal. This year Dhanteras is a Friday, so expect the reverse: packed offices.
What the sub-registrar office does on the big days
This is where an astrology-only guide lets you down. The muhurat is fixed, but the office's capacity isn't.
Maharashtra (IGR)
Mumbai registrations follow the calendar closely. In Navratri 2025, 6,238 homes were registered in the city, 20% more than the year before, with Rs 587 crore collected in registration revenue, according to Knight Frank's reading of IGR data. The IGR keeps some sub-registrar offices in district headquarters and corporation limits open on Saturdays and Sundays, but not all of them. In Maharashtra even the agreement for sale on an under-construction flat is stamped and registered, so your "registration day" may be the booking day. Delhi
Delhi's 22 sub-registrar offices take online appointments, and each now has jurisdiction across the whole city, so you can pick a quieter office. Booking needs your e-stamp number, so buy the stamp paper first.
Haryana
Haryana moved to paperless deed registration statewide from 1 November 2025, including Gurugram. You book slots online, and the daily window has been extended to 7 pm. Only one visit is needed, for biometrics and signing. See Gurgaon property registration charges for the fee side.
Karnataka and Tamil Nadu
Karnataka's Kaveri 2.0 portal lets you pick the office, date and time. An appointment can't be rescheduled within 24 hours of the slot, so book the Dhanteras week early. Tamil Nadu issues extra tokens on auspicious days: 150 instead of 100 at a single-registrar office. On one such day, 18 October 2023, the state collected Rs 180 crore. Holidays still win: offices stayed shut on Aadi Perukku in 2025 because it fell on a Sunday.
Stamp duty is the same any day. Festive offers are not.
No state charges less stamp duty on Dhanteras. The rate, any women-buyer concession and the registration fee (1% capped at Rs 30,000 in Maharashtra, for example) depend on the state and the property, never the date. Our state-wise table of stamp duty and registration charges has the numbers.
Developer offers are where the festive season really differs. Before you accept one, check:
- "Stamp duty waived" or "zero registration". Get it in the allotment letter as a fixed rupee credit. A verbal promise disappears at registration.
- Subvention or "pay 10%, no EMI till possession". The Supreme Court ordered a CBI probe into builder-bank subvention deals in the NCR. The CBI registered 22 cases after builders stopped paying the EMIs they'd promised and banks came after buyers. Read the tripartite agreement closely.
- Free car, gold or modular kitchen. Ask what the flat costs without the gift. A base-price discount usually beats a freebie, and it belongs in the agreement, not the brochure.
Get the loan and documents ready before the muhurat
A home loan sanction usually takes three to four weeks, and a sanction letter is typically valid for about six months. To register in the week of 19 November, start the loan by mid-October. The paperwork list: seller's title chain, encumbrance certificate, approved plan, occupancy certificate or RERA registration, society NOC where relevant, PAN and Aadhaar of all parties, two witnesses, and the stamp duty paid in advance. Run the title and legal check before the shubh day, not on it. Remember too that a registered deed isn't proof of clean title on its own, as we explain in why registration does not prove ownership.
Puja on one day, paperwork on another
Signing the deal and registering it are separate steps. Section 23 of the Registration Act, 1908 lets you present a document for registration up to four months after it's executed. A late filing within another four months can still be accepted on a penalty of up to ten times the registration fee. So you can sign the agreement, pay the token or perform the bhoomi or kalash puja on the muhurat, then register on a quiet weekday when the office has slots.
Don't cut it close, though. Stamp paper usually has to be bought on or before the date of execution, the seller must turn up on registration day, and the bank usually needs the registered deed before it disburses.

No. Stamp duty and registration fees are set by each state and depend on the property's value, location and sometimes the buyer's gender, never the date. Any festive saving comes from a developer's offer, which you should get in writing as a fixed rupee amount.
Is 17 or 18 December 2026 a good date for registration?
