Samana Projects in Dubai: Prices, Payment Plans and the Delivery Record

Samana Developers was founded in 2016 and is now the fifth largest seller of off-plan property in Dubai. It booked AED 7.1 billion of gross sales last year on a 4.4% share of the market, launched sixteen projects in the same twelve months, runs a portfolio valued above AED 16 billion, and has handed over more than 1,300 homes. In April this year it broke ground on five Dubai projects at once, worth AED 1.9 billion between them.

Two things follow from a company that size, and a buyer needs both. The first is that Samana does finish buildings: Samana Santorini in Dubai Studio City was handed over in April and Samana Miami in Jumeirah Village Circle in July, both with dated announcements behind them. The second is that its product is not a building at all — it is a private pool on a balcony sold on a payment plan that can run eight years, and that plan is priced into the square foot. This page lists the five Samana projects we track, prices the pool, and works out what the plan actually costs.

Compare that with the names this site covers alongside it and the shape is clear. Emaar has handed over more than 130,000 homes; Imtiaz has passed 2,000 with an unusually clean on-time record. Samana's 1,300 sits below both, and it was built in under a decade while the company was also selling sixteen new projects a year. The company attributes its speed to keeping construction in house. The reasonable reading is a high-volume builder with a real and improving delivery cadence, and a pipeline large enough that slippage in one project is close to statistically certain.

What buyers report against what the press releases say

The handovers are documented and dated. So are the complaints. Public reviews include buyers describing handover delayed by close to a year, construction moving slowly, and no reliable timeline communicated to them — alongside repeated calls and emails in the fortnight before each instalment falls due. Those are individual accounts rather than a regulator's finding, and they concern specific projects rather than the company as a whole.

The practical response is not to discount the developer but to read the sale agreement for the two clauses that decide what a delay costs you: the completion date and the grace period attached to it, and what happens to your instalments if the date moves. On a plan where you are paying 1% a month, a twelve-month slip is twelve more payments made against a building you cannot let. Four of the five are studio-led towers in inland yield districts; the fifth is waterfront. Two of the five sit in the same community, which is worth noticing before buying both: Samana already has Dubai Production City towers arriving in 2027 and 2028, plus Samana Lake Views next door adding 1,006 more apartments by October 2027. That is one developer supplying a large share of a single district's new rental stock inside eighteen months.

The pool, and what it costs in square feet and service charges

A private plunge pool on the balcony of a studio is a genuine differentiator, and it is the reason Samana units let and resell on something other than price per square foot. It is also an engineering feature that has to be paid for twice.

First in area. At Imperial Garden the entry studio is 377 to 431 sq ft; one-bedrooms run 674 to 787 sq ft and two-bedrooms 1,220 to 1,250. The pool comes out of that footprint. Second in running cost. A pool on every balcony is plant, water treatment, drainage and warranty work, and none of the five buildings on this list publishes an approved service-charge rate in any source we checked — for Samana Parkville no source publishes suite areas either, so the rate per square foot cannot be verified before you ask for it in writing. As a reference, Arjan buildings run AED 10.17 to AED 18.15 per sq ft a year and Dubai Production City AED 12 to AED 18. Assume the top of the band and ask for the budget; the service-charge page explains how it is approved.

The payment plan is the product — and it is credit

Samana sells the same two ideas in several arrangements. At Imperial Garden there are three: 15% on booking, 10% at month twelve and 75% over 75 months on post-dated cheques; or 20%, 10% and 70% over 70 months without them; or 20% down with 1% a month through construction. All three need an AED 40,000 expression-of-interest deposit to reserve. At Ocean Bay it is 20% on booking, 1% a month for 70 months and an extra 10% at the twelfth instalment — twenty plus seventy plus ten, so nothing falls due at handover. At Samana Resorts it is 15 to 20% down, 1% a month during construction and 0.5% a month for up to 56 months afterwards. At Sky Views two entirely different plans are on record: a 10/40/50 that leaves half the price due in one payment at handover, and a 25/75 that spreads 75% over 75 months.

Worked on the AED 699,000 studio at Parkville: AED 104,850 on booking, AED 69,900 a year later, then AED 6,990 a month for 75 months. Add the 4% DLD transfer fee of AED 27,960, the AED 40 Oqood registration and about AED 4,000 plus VAT for the DLD registration trustee, and roughly AED 133,000 falls due in the first month even though the plan is advertised as 15% down. Seventy-five instalments from a booking today run past 2032, years after handover — so you would be letting the apartment while still paying for it, and an early sale needs the developer's no-objection certificate. Where the premium is, and the one place it is not

Price each entry unit per square foot against its own community and the pattern holds in four cases out of five. Imperial Garden's studio at about AED 2,279 per sq ft is roughly 68% above Arjan's AED 1,355. The Production City studios at about AED 1,640 to AED 1,667 sit 20% to 40% above that district's AED 1,188 to AED 1,368. Parkville's studio and one-bedroom asks both print above the top of the Dubai Land Residence Complex ranges published for those types.

The exception is Ocean Bay. Its implied rates of about AED 2,384 to AED 2,645 per sq ft sit just under a Dubai Islands median near AED 2,710, and every unit type clears the AED 2 million Golden Visa threshold on a single title deed. It is the only project on this list where the Samana rate card is not a premium to its own community — because the community it is in is expensive. Who should buy, and who should not

Buy here if the monthly instalment is the constraint rather than the total. Nobody else in this price bracket will let you own a Dubai apartment for about AED 7,000 a month after a deposit near AED 105,000, and the pool gives a small studio a letting story that a plain studio next door does not have. Buy here too if you want the Golden Visa from a waterfront unit, which Ocean Bay delivers at every size.

Do not buy here for the community's yield figure. The premium per square foot means the district's rents give you roughly 6% gross on these asks rather than the 8% to 9% those districts are marketed on, before the pool's share of the service charge. Do not buy if you need rent inside two years: the earliest handover on this list is Q4 2027. Do not buy if a twelve-month slip would hurt, given what buyers report and what the grace period permits. And do not buy two units in the same Samana tower, or in the same district, while the company is adding thousands of comparable apartments to it — that is a concentrated bet on one rental market absorbing one developer's supply. For a contrast in approach, Ellington sells far fewer, more expensive homes on short plans with a longer completion record behind them.

Confirm it against your specific unit in the sale agreement, and ask who maintains it, because a pool inside your balcony is usually your cost rather than the owners' association's.

How long are Samana's payment plans?

Between 56 and 75 monthly instalments after the deposit, depending on the project, with several projects offering two or three different structures. Some plans finish years after handover, which means you may be letting the apartment while still paying for it, and selling before the final instalment needs the developer's no-objection certificate.
