Where Sector 108 is

Just off Dwarka Expressway, in the Sector 106-113 cluster, with the corridor running towards IGI airport and the Delhi border close to the north.

No rail serves Sector 108 — this is a car corridor. If your travel points at the airport or Delhi the geography works for you; if it points at Golf Course Road or Cyber City, you are taking on a cross-city drive, and the price reflects that.

Two different transactions, so budget differently. On a RESALE: stamp duty and registration at about 7 percent for a male buyer and 5 percent for a female buyer on the higher of circle rate and consideration, brokerage about 1 percent each side, and TDS at 1 percent under Section 194-IA (194IA) above Rs 50 lakh. On a NEW-PHASE purchase with possession in 2028: a construction-linked or milestone plan from the developer, GST where applicable on an under-construction sale, and the delay risk that a 2028 date carries — which is precisely the risk a resale in a delivered phase does not have.

Specifications

A 39-acre integrated township in Sector 108 just off Dwarka Expressway, including about 8.5 acres of open park, in 2, 3 and 4 BHK apartments with 3 BHK carpet areas from about 1,512 sq ft. Built and sold in phases: delivered phases have been reselling since March 2021, while newer phases carry possession from 2028. Developed by Sobha Limited, which publishes the township on its own site.

This is the third kind of 'one name, several things' problem this batch has run into, and the most easily missed. MGF had three malls with names that read alike. M3M Golf Estate had seven separately branded components, all delivered. Sobha City has one product line split across TIME: delivered phases that have been reselling since March 2021, and newer phases with possession from 2028. So neither 'New Launch' — which this page carried — nor 'Ready to Move' is honest about the township, and any listing that picks one is telling a reader nothing. The prices follow the same split: resale Rs 3.18 to Rs 6.81 crore, new phases from Rs 4.14 crore. That the new stock costs more than the resale entry is not a contradiction but the normal shape of a township selling over years — new phases priced at today's rates, resale including older smaller units and negotiable sellers. The old figure of Rs 2.75 crore was below both, so it was not the low end of anything. What the township has going for it is real: 39 acres with 8.5 acres of open park is scale a tower cannot fake, about 289 resale listings is the deepest market in this batch, and the 3 BHK size is published as CARPET rather than super, which is the honest measure and rarer than it should be. The single instruction that matters here is to establish the phase before anything else, because the registration, the occupation certificate, the possession date, the maintenance and the sinking fund all belong to a phase rather than to Sobha City.

There are two prices because there are two products. Resale flats in the delivered phases run about Rs 3.18 crore to Rs 6.81 crore. Newer phases still being sold by the developer start at about Rs 4.14 crore. This page previously showed Rs 2.75 crore onwards, which is below the resale floor and well below the new-phase entry — so it was not a low end of anything, it was simply out of date.
Why does new stock cost more than the resale entry? +
Because they are priced by different clocks. A new phase is priced at today's rates for today's product. The resale range starts lower because it includes older and smaller units bought years ago, and because a seller who needs to move is negotiable in a way a developer's price list is not. So the Rs 4.14 crore new-phase entry sitting above the Rs 3.18 crore resale floor is not a contradiction — it is the normal shape of a township that has been selling for years.
Is Sobha City ready to move or still under construction? +
Both, and this is the most important thing on the page. Resale flats in the delivered phases have been available since 31 March 2021. Newer phases carry possession from 2028. A 39-acre township is built and sold in stages, so there is no township-level answer to 'is it ready' — only a phase-level one. This page carried the status 'New Launch', and a listing calling the whole township either label is telling you nothing useful.
So what should I actually ask? +
Which phase the flat is in, and then everything else about that phase rather than the township: its RERA registration number, its occupation certificate if it is delivered, its possession date if it is not, its maintenance rate as actually billed, and its sinking-fund position. In a staged township those differ between phases, so 'Sobha City, Sector 108' locates you on a map and tells you nothing about what you are buying.
How big is the township, and what sizes are available? +
Thirty-nine acres, including about 8.5 acres of open park, in 2, 3 and 4 BHK. The 3 BHK carpet area starts at about 1,512 sq ft — and note that is a CARPET figure, which is the honest measure and rarer in Gurgaon listings than it should be. Ask for the super area alongside it and divide the two yourself, because the loading is what turns a rate into a price.
Resale vs new launch here: what are the risks on each? +
On a resale in a delivered phase: the usual resale diligence — chain of title, the phase's occupation certificate, maintenance dues against the unit, the sinking-fund position, the association's no-objection, and stamp duty at about 7 percent for a male buyer or 5 percent for a female buyer plus 1 percent TDS under Section 194-IA (194IA). On a new phase with possession in 2028: construction and delay risk, a milestone payment plan, and GST where applicable on an under-construction sale. Those are genuinely different purchases and should be priced as such.
