Bestech Altura is not a new launch. It is a seven-tower scheme on about 10.1 acres in Sector 79, sold for years as Bestech Park View Altura, registered with the Haryana authority in August 2017 and trading as ready-to-move resale since about 2022. The row this page replaces carried the label New Launch and a price of Rs 1.59 crore onwards. The label was wrong for a building people already live in, and the price was wrong by a crore.
Take the smallest flat in the project, a 3 BHK of 2,015 sq ft. At Rs 1.59 crore it would cost Rs 7,890 per sq ft. Nothing listed in the building on 26 September 2026 asks anywhere near that; the cheapest ask found was Rs 2.5 crore for that same size. The Rs 1.59 crore figure also appears, word for word, on this site's row for an unrelated project in Sector 104, which tells you what it was: a placeholder somebody pasted, not a price anybody read. Bestech Altura resale trades at about Rs 13,000 per sq ft, which puts a 3 BHK at Rs 2.5 crore to Rs 3.1 crore and the 2,675 sq ft 4 BHK at roughly Rs 3.5 crore to Rs 4 crore.

The old floor and the researched figure are the same number, because the formula behind those pages was area times Rs 13,000 and Sector 79 happens to trade at about Rs 13,000. That was luck. The ceiling of each old band was the floor times 1.42, and no listing in the building supports it: the top of that band on the 2,150 sq ft flat, Rs 3.98 crore, is Rs 18,500 per sq ft, higher than anything Sector 79 has printed.

Those six average about Rs 13,200. Call it Rs 13,000, with a working range of Rs 12,000 to Rs 14,500. One listing put a 2,675 sq ft 4 BHK at Rs 2.06 crore, which is Rs 7,700 per sq ft; that is either stale or wrong, and this page does not use it.
Two portals, two bands, one trick
The project-level bands on the portals disagree, and the disagreement is instructive. One prints Rs 2.55 crore to Rs 3.39 crore across 2,015 to 2,675 sq ft. Divide each end by its area and both come to about Rs 12,660 per sq ft. Another prints Rs 3.02 crore to Rs 4.01 crore across the same sizes, and both ends of that one divide to about Rs 14,990. Neither band is a range of listings. Each is a single rate multiplied by the smallest and largest flat, which is the same trick the old row played with Rs 13,000.
So the bands tell you two portals' opinions of the rate, Rs 12,660 and Rs 14,990, and the individual listings sit between them. The document that would settle it is a registered sale deed, and none was available to read. Until one is, Rs 13,000 is the defensible figure and anything above Rs 14,500 needs a reason: a high floor, a park-facing flat, or furniture worth paying for.
The sector agrees. Flats in Sector 79 average about Rs 12,750 to Rs 12,950 per sq ft on the rate tables, so Bestech Altura trades at or a little above its sector. That is what you would expect of a delivered building with large flats in a sector where half the stock is still being built.

After maintenance on a 2,000 sq ft-plus flat and a month empty between tenants, the net figure is nearer 1.3 per cent. Nobody buys a flat here for the income. The case, if there is one, is space per rupee.
Possession, and the registration
The listings disagree on dates, and the registration explains why. The project is registered as 96 of 2017, dated 28 August 2017, and the number in circulation now carries an extension: RC/REP/HARERA/GGM/96 of 2017/7(3)/2022/8. Section 7(3) is the clause under which the authority extends a registration for work not finished on time. One listing says the building has been ready to move since September 2022; another says possession was due in September 2024, with some towers expected by March 2025; a third reported that the occupation certificate had been applied for. Read together, those describe a phased handover in which the first towers were delivered around 2022 and the registration was extended for the rest.
For a resale buyer in 2026 the practical question is simple. Ask for the occupation certificate for the specific tower, and the seller's conveyance deed. If the flat is in a tower that was handed over late, check that the society's maintenance account and the clubhouse are actually running for that tower too.
