Sectors 62 and 65 sit within Rs 150 per sq ft of each other at the top, and Sector 67 is about Rs 4,250 below. All five share the same road, the same junctions and the same absence of rail — the nearest station is Sector 55-56 Rapid Metro, which is a drive from every one of them.

So the premium here is stock, not access. Compare with Sector 65, which carries M3M Golf Estate, and Sector 61, whose apartment rate is the corridor's cheapest.

Who this sector suits

It works for families buying a 3 BHK at Rs 4 to Rs 5 crore who want the corridor's best-specified stock and the shortest run to Golf Course Road from Golf Course Extension.

It works less well for anyone buying on yield. Corridor rents run about Rs 55,000 to Rs 90,000 for a 3 BHK; against a Rs 4.5 crore purchase that is roughly 1.7% to 2.4% gross. The arithmetic is on rental yield in Gurgaon.

And it works badly for anyone who needs rail. If that is the constraint, Sector 56 has its own station at about Rs 12,000 per sq ft, and Sector 43 at about Rs 15,550.

Sector 62 is the top of Golf Course Extension on price, and the sources disagree about it more than any other sector on the corridor: Rs 20,750 per sq ft from one, Rs 27,522 from another. That is a Rs 6,800 spread on the same postcode, which tells you the sector holds genuinely different products rather than that someone is wrong.

In short: The corridor's premium end. Get a quote for the specific tower — the sector-level figures here are further apart than anywhere else on this road.

What a flat in Sector 62 actually costs to buy

Before the arithmetic, the context: at about Rs 20,750 per sq ft, Sector 62 is the 2nd dearest of the 37 Gurgaon sectors on this site, and roughly 60% above their median of Rs 13,000. Every figure below is a bigger number here than it would be on the same flat three sectors down.

The price is not the cost. Worked on this sector's own rate:

  • An entry flat, about 900 sq ft. At roughly Rs 20,800 per sq ft that is about Rs 1.87 crore. Stamp duty comes to Rs 13.1 lakh in a male buyer's name and Rs 9.3 lakh in a female buyer's, a difference of Rs 3.7 lakh on this one home, plus Rs 50,000 registration.
